If zero or negative ratings is there, they deserve. This is the first time I'm writing bad about someone. We live in this apartment since long time. Earlier the managements were good. They were cooperative and understanding. This year the management changed. The staffs are really arrogant. I have never ever got such a bad behavior from any management earlier. They don't communicate with you properly, blame you for their communication issues. The property manager never showed up. Pretty bad staff. Really pathetic.
The front office is only helpful if you are interested in signing a lease, after you sign, they refuse to help you. I tried to submit a maintenance request at the office and they said it wasn’t their job to file maintenance requests, they literally said they were only there to act as leasing agents. This experience explains why I had water leaking through my ceiling and maintenance didn’t come out to check the problem for 4 days. The quality is degrading fast here at the complex
Overall the communication at emerald park is horrible. No one answers emails, you call and don’t get a follow up. Just that someone will contact you back. Service requests should be notified for the tenant that you’re going to fix the problem and when you will Be entering the apartment. Location is ideal, for the most part it’s quiet.

The hot tub has been broken for nearly 2 months. I keep complaining to get it fixed but they won’t do anything. Management keeps saying they are waiting on parts, but at this point it has been way too long. Also, one of the managers lied to me when I called to ask if it was fixed, she said it was working and when I went out and checked it was obviously still broken.

Emerald Park Apartments is a great location. It's accessible to both 580 and 680 and close to BART as well as groceries and convenience stores. While the location is fantastic, the service leaves something to be desired. The cleanliness on property has deteriorated since Greystar began their tenure as management. Stairwells within buildings have not been maintained to the point that cobwebs and garbage are prevalent. A substantial portion of the common area lighting is either non-functioning due to either burned out bulbs or damaged fixtures, especially along the sidewalks lining the inner property (many of which are now held together by electrical tape). Greystar is also not very customer focused or centric here. They're not very responsive to concerns and often need multiple forms of communication (like email and then calling the office) before they finally respond. It can be frustrating and maintenance seems to be super disconnected from the office as well. Neither of the teams seem to communicate at all with each other either. When we first moved here, it seemed as though everyone ran a tight ship. Just seems disorganized now. All in all, it could be a beautiful property if they actually cared to walk through and handle what needs to be fixed and were more customer service oriented.

It’s a GREAT PLACE to live IF you don’t have a problem living with many BUGS. Living here is a Bug 101 class. So far, I have learned about ants, spiders, silverfish, and earwigs. The management ONLY could solve the first one!

This apartment is great!! It has ample space and nice amenities. I never write a review but I am writing one for 5050 Hacienda because the management here is extremely helpful and friendly . Their services are prompt. Any problem is addressed quickly. Loved staying here.

Emerald Park hands down did amazing job with my initial leasing process. I moved from a different a city and it was very easy to conduct a walk-through and sign the lease via technology. There was no back and forth, it was a smooth/care-free transition.

To put it simple it is like selling a used car for the price of a new one. The apartment they show you is nothing like the one you will get. The apartments are not well kept. The buildings are dusty and dirty and since I’ve been here (a few months) they have never cleaned any area around me. You can find a better home elsewhere that has updater appliances at that.
Quiet and nice place to rest. Family friendly. Feels like a home.

The community itself is not bad physically. The problem is the maintenance, landscaping and overall upkeep of the community. The Gates are always broken and wide open. At this point you should just invest in more lighting and security cameras.
The work was not done at all. I reported the incident on a Saturday morning, and was not addressed untill the following Tuesday. I had no power throughout my kitchen outlets due to the community power spike Friday night. The same incident that impacted the building 20 boiler. I made two maintenance requests. The first was directly to the maintenance staff addressing the boiler which coincidentally is right next to my bedroom, and the second was through the app. Weekend support is non existent, and leasing office is also closed. On top of that there is no emergency maintenance hotline. If there is one it's definitely not broadcasted to paying tenant/costumers. At the end like everything else I had to do it myself. I had to check the ckt breakers and the GCFI plugs. On top of that I had to incurr the cost of replacing the GCFI plug that was out, resulting from the community power spike. If I would of waited for your team to assist I wouldn't of had power for 4 days. Also since I'm at it. What's the point of requesting maintenance assistance. I've reported several times through email and App to fix one of the sprinkler heads on the corner of building 20. It's been over 6 months and it's still broken. Everytime the water system kicks in the heads shoots about 8 feet high. I also reported that there are no lights in the trash area, and the path light closest was also rapidly blinking. The solution was to remove the light, so now there is no path light. The community trash bins (pet waste, and other bin) are always at the brim of overflow in all areas, and now even the mailboxes are still broken. I'm one of the few tenants that's actually making rent. I've never missed a payment, even in spite of covid. The very least you guys should do is be accountable with the few paying tenants, especially since you guys refuse to even open the pool, gym, or any recreational area that we pay for. Also fix the gates, and our key fobs.
I have nothing positive to share at this point. I am both frustrated and disappointed as a fairly new resident here at the poor level of service and response!

Great Community to live. I am living in this community since 2018 Jan. Community is very good and i love to be here. I had extended my lease for this year too. Shopping is near by like whole food / starbucks/ urbanplates/ chipotle/indian grocery/ bestbuy and so many shops. Security wise excellent. Maintenance service is excellent. I had called so many time to office related to maintenance issue out of office hours and maintenance issue resolved in no time. I would recommend more than 100% to consider this community as your future home.
This apartment community was great prior to the Covid-19 pandemic. Since than, it has definitely taken a decline. Some issues are uncontrollable and understandable. However, continued positive customer service should still be entacted no matter what; this has definitely taken a decline.
The management is not at all helpful in our case. We raised an issue for controlling noise from our top floor tenants. We got an advice from management to change our apartment. I don’t see any instructions sent to our top floor tenants. In fact may be they got support from management because they are making more noises now. I agree these noises are quite common but bummer that management didn’t understand the trouble causing by our top floor tenants and didn’t make any attempt of sending some instructions to them rather than asking us to make a move. Horrible to live in here. Hate this management. They say that they will come and sit in our apartment and hear those noises and decide whether it is normal or extraordinary. And they said they will come only once to check. If nothing comes then you are at fault. What they mean by normal. Noises on top of your head all 24/7 is normal? I never suggest anyone to rent here. I am saying this out of pain. Understand people. I don’t say everyone will face this scenario but if you do then you are gone.
Exceptionally quiet! Grounds are well-maintained. Apartments are well-appointed, spacious. Private balconies are the best of any property that we have rented in 4 states in the past 20 years. Neighbors are courteous, respectful.
I've had a great experience living here. All the staff have been very nice and responsive.
They suck blood and charge excess without a reason. Worst ever apartment. If you want to live peacefully, stay away from this apartment.
There was a time over 15 yrs ago I cherished my residency at Emerald Park. However, since Greystar took over, my viewpoint has changed. I find it hard to recommend Emerald Park Apartments to my friends, colleagues, or family.
Emerald Park is a wonderful community and the staff was the main reason we were attracted here. They were so friendly and inviting. They gave us confidence that Emerald Park offered more than just an apartment; They offered a true living experience!
Apartment isn’t bad. Dealing with horrible neighbors and poor management is. After numerous encounters with police, the office has shown ill-equipped to deal with the issues surrounding a trouble some, neglecting neighbor. I would never live In one of their properties again, and look forward to my lease being up

Emerald Park is a great place to live! We love the location and its proximity to BART, the movies, and shops! The pool and spa are amazing. We have access to a great gym and plenty of walking trails for our doggy. The front office staff have been professional and very kind. This is a great place to call home.
When I first moved in, the office staff made it feel like a community and a home. To explain it further, it seemed like the office staff had ownership, treated it as there own and where good stewards of the property. After the transition to greystar, I am still trying to get a feel for what it will be but the staff seems friendly, professional, and eagle to solve problems and answer questions. I am sure they will fill the secret sauce at some point and settle in to what the community feel will be.
Overall, Emerald Park is deteriorating in all aspects.
We stayed there for 2 years but when we moved out they charged us for every small thing and didn't return any of the maintenance deposits. I have lived in multiple apartment communities in the US and have always left it in a clean state and got all my maintenance deposit back - this was my only exception.
Been here for almost 3 years, the staff are friendly, accommodating and very helpful. The maintenance crew are quick in responding to maintenance need.
Me and my wife have been living here for 3 years. It is a peaceful place with groceries and other shops very close by. Staff are polite and friendly. I like their gym. Rents are good.

The office and maintenance staff here are absolutely wonderful. Our apartment is BEAUTIFUL, and incredibly spacious. There's even a kitchen island! And a pot rack! It's gorgeous, and we love living here. Very close to BART and the freeway entrances, tons of good food, and of course the movie theater is within walking distance.
Awsome place to live in! I have been living in here for over a year and I love it here. Fast and great service. includes facilities like pool, barbecue area, relaxing hot tub, 24 hour gym, media room and a game room! Close to lots of restaurants. And an added bonus is the garden area, where residents may sign up for a garden plot.

Its been almost 14 months and i enjoy living here. The amenities provided here are great however i am looking forward to this complex becoming dog friendly. Very good and clean community. EMERALD Park is not only a great community to live at but also the ownership is ALWAYS looking to help out there residents.....they helped me and my Roomate make sure we are taken care when we released last year.....they give us yearly free carpet cleaning when you release and are always keeping all the apartments up to date with check ups and walk tbroughs
I am living here from last 2.5 yrs and I am really enjoying living at this place very much. Close to all places (like theaters, grocery stores, parks, high rated schools, bart, bus stations) Particularly for the school just behind the complex, With Closed garage, spacious bedrooms, amenities provided, friendly management (Connie and other managers), quick addressing the complaints or requests for service worth to live here.
