This apartment complex is by far the worst I’ve lived at. Rats, cockroaches, hearing every movement of your neighbor, uncleaned common areas, dog stations are emptied MONTHLY, etc. you will regret living here.
These apartments are literally falling apart. Three years I’ve lived here but two years now in my recent unit. Recently I was denied transferring apartments even though my apartment has had several issues from things leaking, roaches, and flooding. The property manager talks about me to her staff and she refuses to assist with transferring. I was told that all first floor apartments are going to have leaking issues because people live above those units. Ultimately forcing me to choose a more expensive apartment, the property manager is now trying to silence me. The only way they’ll let me transfer units is if I remove my google reviews. They don’t want people to know how bad it really is to live here. Don’t give these people your money, the customer service and friendliness goes out the window as soon as you do.
This place is a fake lie all around they paint over the mold, they have gemen roaches in all the apartments, the maintenance are lazy don't do any work but run in and out they apartment all drew the day. The people in the office don't treat you right get attitudes with you when you try explain to them what's going on with any issues. It's a shame how the property manager go and hides in the back office and never want to make sure the problem is solve. I'm so disappointed in moving in now Zura Bay it was once called Emerald pointe apartments but they changed the name because they had so many bad reviews but it's true they can't hide for what you do behind close doors...I say take your money and move someone where else better to live this place yes you will have bad problems and bad experience if you move to Zura Bay please don't move here this is your warning not to even come if you do they office will cover everything and show you the fake best and not all the bass..plus the windows are very old and they shake and they all have mold on them and cover up a few with paint. They roaches are terrible...if I could give a Zero star I would...
The apartment was infested with roaches on move in day and the fridge was not usable. I had to stay in a hotel for the first week of the lease because the apartment was not livable. Despite weekly pest control complaints the complex did not do enough to fight the infestation. Pest control constantly said our apartment is clean and this was a building problem but the complex did not want to treat the whole building. Infestation got so bad our computers and kitchen appliances were infested. When we moved in the kitchen window was broken. They refused to fix it until we had an attempted break in through that window. Maintenance takes months to fix things and everything is constantly breaking (very cheap renovations). None of my neighbors renewed their leases so my building is almost empty now. It is clear people do not want to live here anymore.
I lived here for two years. When I first moved in there was a lot of construction in the above apartment and there was always something happening. They would throw trash off the railing from the above floor without concern as to the unit below. The toilet from the floor above also leaked down into my unit whenever it was used. I thought the problems were over when the construction was but after that, there were issues with the AC unit leaking into the closet when the weather outside was bad. It would leak for days and maintenance said they couldn’t do anything to prevent it, only to stop it after the fact. When I was worried about mold due to the leaking in the closet and carpet, management did not seem concerned and told me to borrow a vacuum to dry it for a day and it would be fine. Bottom line is management doesn’t care about the units or the people living in them.
They care more about money than the tenants. Rent hike by 22% and they force you to sign a new lease before your old lease is up to get the cheapest of the 3 rent increases ($300,$400,$500). Maintenance is always short staffed. I’ve been waiting 2 weeks for lights to be fixed. Overall not a good place to live.
I’ve been here for a couple months and all I can say is they’re overcharging for a crappy place to live. Don’t even bother, I have written three work orders and online they keep filling them as resolved when no one has done anything. I even emailed and have been to the leasing office like 3 times. I moved into a “renovated” apartment and everything was falling apart from day 1. This place should be torn down it’s the worst apartment I’ve ever been to.
Living here almost 31 years -- construction must be great, because never hear any noise from neighbors -- Office staff and maintenance folks are consistently friendly and helpful -- Peaceful, quiet, pleasant place to live -- no place is perfect in every respect, but overall it has been truly great to live here --
The maintenance is terrible at getting stuff done. There are bugs everywhere. The washing and dryers are always broke and just overall not a nice place to live.
"Newly Reno'ed" means you get an apartment with a slap of paint, cheap (easily damaged) vinyl floors, and a weird sense that there might still be mold in the apartment. Property is beautiful, pools are dope, but its always dirty. Trash everywhere, especially in the dog walking areas where there is already a lot of poop left over from lazy people not wanting to pick up after their dog. Be cautious if you are looking to rent here, it might be perfect for your price range just be ready for what they don't tell you in the leasing office.
This is literally the worst place to rent from. Do. Not. Do. It. We've had countless problems and the staff do NOT seem to care. Not only are there roaches, which I've NEVER had in the 5 years I've lived in Florida, but it takes the apartment complex days to "do" anything about it. We had 0 roaches in the apartment when we moved in, everything was great for 2 months without a problem and we are extremely clean people and then on my way into work I noticed that the apartment two doors down had called pest control and that night when I came home from work we had 10 roaches from 7pm-10pm. At 2am I was woken up by one that had CRAWLED ACROSS MY FACE. I was so upset, and I called first thing the next day and the gal at the desk said "oh no that's terrible," like are you kidding me? And that she would send someone over in a few days. Like what?!?! Not only was I traumatized but I couldn't sleep for DAYS. Not only thag but the plumbing is a JOKE, our sink does not drain (which we've complained about and nothing changed). Our toilet gets clogged out of nowhere, the water pressure in the shower is little to none (unless its angled right, which is what the apartment complex told us to do). Anytime we call I seem to never get an answer.
I have been here fornfour years now. While it had started off with issues, I am happy that new office staff are making improvements and trying hard to help there tenanta out. Today they replaced the carpet in ny apt. Which was to say the least gross, but Jessica and Corey madenit happen after talking to them last week, they were quick to have it replaced and pleasant about it.. I am pleased with the outcome and the help. Thanks Corey and Jessica.
We've been residents for almost 5 years. In that time the place has gone down hill...now we're on our I think 4th owners. We pay our rent on time, we're quiet, we keep our place up nice and now our lease is up and instead of letting us renew they are making us leave so they can renovate the apartments. They will give us a different apartment but will charge us a $300 security deposit for a move we don't want. Then in another year they are going to redo the second floor we would move to and they'll make us move all over again. This place is the pits, it's rundown, the other tenants are awful, there is dog poop everywhere, garbage on the grounds, dumpsters overflowing. Save yourself the trouble and look elsewhere! Chances are whatever apartment you get here, they'll make you leave when your lease is up so they can redo it.
I just rented at Emerald, yes, I did read the reviews. Like most reviews everywhere, they are written by angry people who felt they were wronged in someway. You have to read the reviews with a grain of salt. I just relocated here from Clearwater area needed a decent place with affordable price that was close to downtown without actually being downtown. I walked in the office and was immediately helped by nice office people. I was told that the property was just sold to a new owner and that the place is going to be turned around 100% and a large property facelift is getting ready to happen soon. All I can say is AWESOME, I got in at the right time, great price and great size. Thanks office staff for your help and kindness in helping me, I'm excited!
I cannot stress the title enough. I had a one bedroom and after the first two nights I was completely over it. They promised me a balcony, updated kitchen and so much more which I never received. Worst off all? Every night when I went to bed I was welcomed by at least 4 roaches. The roaches would crawl in my shoes as I got ready for work. The roaches would hang out above my son's bed. I got my apartment sprayed about 5 times but they would NOT stop. I was a desperate single mom looking for a way out. DO NOT RENT.

They do not have 24-hour maintenance you have to fix your own stuff including your air conditioning and anything else the pool area is always filthy covered in dirty diapers and beer bottles they discriminate because I can't have one parking spot for my trailer yet people can park their boats here for months at a time you can't park outside of your own building you have to park three apartment buildings over because they do not have assigned parking the washing machines in the laundry rooms are always broken and they flood maintenance doesn't do anything around here and they have an F rating with the Better Business Bureau and have over 2,000 complaints when you complain about something they will ignore you not just for the problem but in general you pay for pest control but Ithey have not been out here in over a month they have a lot of hidden fees that they don't tell you about till you sign a lease such as pool and fitness room access

If you are thinking about living here and you think you are getting a clean community and caring staff, forget it run if you have any since. So my first review was to long if that tells you how unhappy I am with this place so lets see if I can rewrite this review and make the point that this is not a place that you want to live. Don't let the fact that they are decent size fool you because this is all they have going for them. Every time I have had a maintenance issue I have had to call numerous times and there are still things that I have just decided to live with because I don't have time to keep the office informed on repairs that need to be done to my apartment (calls, emails, going to the office many times... what more do I need to do). As far as this place being clean its a joke. My apartment was egged and when I reported it to the office they asked it I made a police report because if I didn't they could not do anything to clean it up because it was not vandalism if there was no police report....so I made a police report....the maintenance man came to the door and asked what I needed and I pointed to the front of the apartment.....his response was "I don't know what you want me to do about it....I DON'T CLEAN....." to that I said NO KIDDING... you are a maintenance man maintain the grounds. I cleaned the glass on the window but no one has ever cleaned up the rest of the mess up. Everything works just not properly. That's the short of it I wish I had more room to inform you of how bad this place and staff is. ALL I HAVE TO SAY IS 18 DAYS AND COUNTING UNTIL I'M AM DONE WITH THIS PLACE.

I have lived at Emerald Pointe for over two years now and have watched them start the process of overhauling and cleaning up the property. They made some progress but still have a long way to go. I am disappointed in the many fees that are on top of the rent that has risen every year I have been here. I probably would not mind the increases if the place was much nicer and cleaner, but it is not. It is disappointing to find a place to park at all on a weekend night. I have come home to having to park at Winn Dixie numerous times after a long week of travel for work. For the most part the staff is very friendly and accommodating. Office hours are not conducive to anyone who actually works. As far as repairs, they are hit or miss. I am still waiting for my refrigerator to get fixed after six requests in the last year. It has been freezing everything in it. More recently I regretfully purchased some chicken, ground beef and milk only to have them spoiled two days later do to lack of cooling. I have been so frustrated that I keep all of my fruits and vegetables at the refrigerator at work to make sure they don't freeze. I had an issue with my A/C working properly all last year and averaged $310-$330 a month in electricity. I called them out numerous times and they kept saying it was normal for my two bedroom one bathroom apartment to be 86-88 degrees because I was on the third floor. In the entire time I lived in my 2100 SQFT house my electric bill never went over $285 a month in 10 years prior to moving to Emerald Point. In May my A/C went out and the maintenance guy that had worked there since the beginning of time happened to be on call and was able to fix it. He said it was way overcharged. My electric bill has not gone over $115 yet since his repair. The folks that live around me now are very much improved from when I first moved in. The only issue now is the attitude that security has if you ask them for help. I will take that all day over the people running around with guns threatening us all when I first moved in. This year there have only been three shootings. One of them a teenager from a drug deal gone bad. In summary, they are definitely TRYING to improve things but do your research and make sure it is the place for your before moving here. You may ask "Why are you still there?". Because I do see the improvement and it is really a hassle to move when I am trying to pay off my bills so I can buy another house.

The service is awful, the apartments are disgusting and broken. To get anything fixed or to get help with anything from the leasing office take a life time and the staff is a total nightmare. Our move in date was changed 3 separate times due to staff error, we had to wait almost a month before we could actually move into our apartment. Its noisy, the neighbor all over play loud music at all hours day and night, the complex is always dirty and their are homeless people constantly digging through the bins right down stairs. There was 2 drive by shooting since I've been there this year. The leasing office put notices on everyone's door to help us "stay safe". The parking is awful at night. I have to walk quite a ways from my car to the building in the shady area in the dark. I would not suggest anyone live here unless you have no other choice. I cant wait till my current lease is up. This is all under the NEW management too, Harbor Group Management. They are TERRIBLE!!

I needed to do a quick move and chose Emerald Point for it's location in NE St. Pete and the price. Pro: The only good thing about these apartments is the location. Next door to Winn Dixie and across the street from the Gateway Mall. They get 1 star for that. Con: Grounds are dirty. There is broken glass, cigarette butts, and trash littered all over the complex. Emergency lights are broken and the railing on the stairs in my building was fixed with duct tape. Appliances are old, poorly maintained, and break down constantly. At least once a week I'm having to call maintenance for something. Refrigerator leaks, A/C leaks, Tub spout leaks, kitchen light doesn't work,etc. The refrigerator and dishwasher should have been replaced in my apartment prior to my move-in. Cigarette smoke, if you're a non-smoker and you don't like the smell of cigarettes then you definitely don't want to live here. I would say over half the people in this complex are smokers and there's almost nowhere you can go outside without inhaling second hand smoke. If you park close to the building smokers on the 2nd and 3rd floor will flick cigarette butts on your car! Drugs-Neighbors will sit outside smoking weed and I even saw one of my neighbors snorting lines right out in the open. Look people, if you're gonna snort junk at least do it in the privacy of your apartment. The laundry rooms flood constantly due to poorly maintained machines. At least half the machines are out of order and some haven't worked for months. My apartment was not professionally cleaned prior to move in. There were spider webs in the bathroom, ketchup stains on wall in kitchen, and the apartment stunk like cigarette smoke. After being here for only 5 months I am now contemplating terminating my lease and moving out.
Definitely a excellent location. The scenery is superb and it is dead I the center off multiple establishments to utilizing shopping and dining. Their apartments are definitely well kept and i would recommend anyone to get a tour.
We had some terrible issues with some awful neighbors but throughout the entire experience the office staff made it a priority to make sure the situation was handled correctly and efficiently. I've never felt so respected by a leasing office as I do when I go into the office at Emerald Pointe. No matter what I always leave smiling. They're fast, efficient and the apartments are cozy. Matenance needs some work, but they're already on top of it. Fair pricing and as long as the communication is there, they're always willing to work with you. AMAZING STAFF!!!!
We've been living here for about 5 years now in a 2-bedroom unit. It's a decent place to hang your hat, as long as you realize it's low-income place and have reasonable expectations. Location: convenient. A couple miles to the Tampa bridges, and 10 minutes down 4th street to get downtown. Winn Dixie is right next door and 4 bus goes right past. Rental office: they'll work with people who are low income or have bad credit. We have barely gotten any rent increases-- in fact, one year we resigned the lease and got a rent decrease. It seems to me if you show common courtesy and submit your rent/renewal lease and such on time, they don't give you any problems. Unit: size/storage is average. I love the kitchen; it has a window and small pantry. There's space for a table, or extra storage/counter surfaces. I love our big screened-in porch. Amenities: The two pools and fitness center are reasonably functional and cleaned regularly. There's a small dog park, but a lot of tenants do not pick up after pets. Laundry facilities are terrible. I prefer to just drive to a laundromat. Pests: We can go months without finding any (dead or alive), but during the rainy season we might see 4 to 6 in a week. Some complain they see more than that every day. Maybe they're not very clean or maybe the problem is worse in different buildings but I haven't had that bad a problem. The exterminator comes sporadically and leaves bait, but they'll spray if you request it. If you call the office, they will send him that week. Maintenance: the crew is nice, but service is hit or miss. Flooding or toilet problems are prioritized, but otherwise it seems to be the luck of the draw. It's an old complex, and they seem to only replace things when absolutely necessary, so things do break down. Parking: Can get crowded sometimes but never been that bad of a problem. I usually get a spot behind our unit. The lot floods pretty bad from heavy rain, some spots are ankle-deep. Security: maybe I'm just desensitized because I grew up in apartments in New York City but I feel safe enough and never had a problem. Neighbors: never had a problem. Once in a while there is noise (argument/music/dog bark), but that's city living. It doesn't get bad. Overall: We made our apartment cozy and comfortable. It's not 'The Ritz' but we made the best of it, and we haven't had any problems.
Management let's anyone move in. There are people that have no electricity and use the outlets on the building . raise rent every year. I've had property stolen of my porch and property damaged and vandalized . there is security (when they want to come). The original maintenance crew were awesome the new guys get paid to ride their golf carts to get coffee. One plus they have no weight restrictions on pets. They say no pitbulls but everyone sneaks them in.
The initial year lease my roommate and I signed was not bad, fair or average. The buildings are older, I believe early 70s, so lead based paint, asbestos, etc. Says it all in the lease. Honestly for a first apartment straight off of USFSP campus, it was not bad. Water is included, which is nice and has no cap. Gym is meh, 2 treadmills and a few weights. It's close to downtown and the Howard Franklin Bridge, easy access to Tampa. I never had a problem with the leasing office directly. My neighbors were a little older but besides the rare night they drank, they kept to themselves. My issue with EP and why as of last week no longer a resident is how degraded the apartment complex has become the last year. I slowly noticed less maintenance being done, my work orders went unanswered. Our lights went out on the stairs and it was dangerous at night to go down because it was difficult to see them. Also they came into my apartment a few times without 12 hours notice, or any to be honest. It was quite shocking to see someone walking around your place when you step out of the shower. Another issue is lower income residence have begun to flock to EP. A place below me had at least six or seven people who moved into what I believe was a two bedroom apartment. They would fight constantly and on one occasion I was forced to call the police when a fight between the occupants broke out in the parking lot. They would slam doors and you could feel it on the third floor. Additionally the end units have a screen area. The residents on the first floor in my unit "graffitied" our walls with chalk, it was trashy and maintenance never removed it and I guarantee it is still there. Their screens were torn and they had cats that roamed wild, occasionally turning up with dead animals around the apartment. All in all the place is not bad, the residents are. If the office could crack down and professionally handle some of the residents out of line, the place would be more appealing. In my honest opinion you could spend a few more hundred dollars a month for some of the more satisfying apartments in the area. Pros: Very affordable, ~$850 for 2/2 Close to Downtown or Howard Franklin Located on 4th Street, many grocery stores and restaurants. Water is included at no extra cost. FiOS Internet available Cons: Maintenance is on their own time frame. Residents can be difficult.
Oh my! Lol! I pay good money to live here....it's lacking! I'm happy and grateful to have a home for my kiddos though! Can't really complain about that! However they could improve there communication!
