Property Ratings at Emerald Twenty Four
It looks like a nice place at first glance. I was the second person to ever live in the townhouse I rented and it was already falling apart (leaks, cracks, etc). The seal on the doors were insufficient, you could see the sunlight coming through with the door closed. The ladies that work in the office are very sweet but management is sketchy. They pick and choose which rules they want to enforce. They pay no mind to the noise or drug complaints. The “free trash” is usually an ordeal. The pool isn’t well kept, usually very dirty by the end of the summer.
If you live on the first floor, be prepared to hear your neighbor(s) that live above you. From the door slamming, to walking across the apartment living room or even the carpeted bedrooms - you hear it all. Maintenance is friendly, but needs are not met in a timely manner. Many people do not pick up after their dogs - even if you complain about it to staff, nothing changes. It's unfair to the dog owners that actually pick up after their dogs. It's a big apartment complex, so more doggy stations need to be added.
I moved in November 2018. It seemed really nice, at first. They tell you trash is included but what they mean is that they have a trash compactor near the front of the complex which they don’t empty often enough. They expect you to drive 5 or 6 blocks with your garbage in your car to the compactor everyday or leave it in your house to smell I guess because a trash can on the porch is ugly. they will pick up your garbage once a week for $40 extra a month, which is pretty expensive in my opinion. They have a long list of rules that are never enforced unless it bothers the staff. Most of the neighbors are loud, college types. I was told upon first moving in that they were building a playground for kids but instead they built a dog park in the the only grassy area big enough for a kid to play in. They brag about having a big pool and bbq area but when I mentioned having 5 people over to have a small birthday party for my son, they freaked out. What’s the point of having any of that if we can’t use it with our guests? Who bbqs alone?! I was also assured that no riff raft would be tolerated but as soon as the sun goes down, it’s all weed and loud parties. Overall, this place is not family friendly at all. The staff also lie regarding the fair credit reporting act telling you that something is on your credit but won’t let you see it to verify. They tell you it’s against the law. I work in a law firm so I know this to be untrue.
2 stars only because the apartments are actually nice and the location, BUT I promise you are bound to be next to extremely loud neighbors who don't care about the comfort of other residents living here. Running up and down the stairs outside, making it sound like the whole apartment building is going to collapse. Play their music WAY too loud. So loud that you can't even watch tv because all you hear is the bass of their music and every word to the songs. It's absolutely ridiculous. If you want to live next to a bunch of pot smoking kids who sit out in their cars (day and night) hot-boxing it up, then this is the place for you! Enjoy yourself!
I was fooled by outward appearances just like one of the reviews on here mentioned. I moved in and within 6 weeks I have realized it is nothing like what you think you are signing on for. They make you sign 10 pages of rules in the lease and then you find out that they don't enforce any of them except the ones that inconvenience the staff, such as they don't empty the trash compactor frequently enough for how many tenants they have, and when it starts overflowing onto the sidewalk they send out an email telling tenants to not leave their trash on the sidewalk, because they have to clean it up by hand. They prefer you keep your trash inside your home instead of spending the money to have the compactor emptied more often. Instead of putting in more poo receptacles for dog waste, they merely relocate existing ones to more distant points throughout the complex as they expand with construction. Which doesn't matter anyway because hardly anyone picks up their dogs waste. And the construction noises are obnoxious, yes. Then on my only day off I have per week so far I have had a neighbor painting in the garage below me then close the door and leave their residence only to have the fumes wafting up into my apartment and no action taken by the staff when contacted. I am writing this after having left my apartment for 3 hours with the windows open in 30 degree temperatures and it still is making my wife and I lightheaded. And my only day off last week there was a world star incident with two girls fighting and screaming for half an hour before the police arrived. No joke, there is a video on youtube if you search emerald twenty four lexington kentucky. Then just a couple days later I walk by that apartment where two guys are sitting in a car smoking marijuana and how brazen they were because a cop lives in the next apartment building. This place is not quite what you expect when you look at the amount for rent. I am going to stay in a hotel tonight because the staff basically said they cannot enter their apartment to air out their garage because of security reasons and they will let them know to not do this again. Also, if we just air out our apartment it should be fine, it is 30 fricking degrees, sure we will just sleep with the windows open and have the heat on full blast. They going to pay my electric? It clearly states to not use those products in closed air environments and my wife and I both have had respiratory issues.
This place is nice on the outside but once you move in you have to deal with so much ridiculous stuff. The trash compactor over fills and trash is everywhere no one picks up pet waste and some tenants act like they are trying out to be in a workdays hiphop fight video. Best advice: Don't sign up for a long term lease like I did.
I moved in late December, I have no complaints as of yet. The location is great, the Pond make you feel like your living at a Resort. The staff is professional, friendly and dedicated. Emerald has a monthly community website to keep you in the loop of what is happening.
I moved into Emerald 24 in December 2017. The unit I moved into was brand new. Everything has been great since moving it. The staff is super friendly and willing to go the extra mile. I haven’t had any problems since moving in.
Nice community, great clubhouse, awesome mail & package service. Still brand new and growing but they resolve issues in a very timely manner.
I can't brag enough on this place, This is one of the best experiences I've ever had living in an apartment. Not only is the rent reasonable the units themselves are absolutely beautiful! We have had the best experience living here so far, the amenities are amazing, The gym has everything you could ever need and I cannot wait to swim in the pool this summer. Most importantly I feel very safe living here, Most apartments you will find at this price point in Lexington will leave you in a very questionable area, that is definitely not the case here. The leasing and maintenance staff have been friendly and helpful from day one. I would recommend this place to anyone moving to the Lexington area!

Great place to live, very spacious apartments and townhomes, nice finishings, huge gym, and locker system for packages, never have to wait for the office to be open to collect packages.
I have lived here in a two bedroom apartment since October, and I love it! The staff and maintenance are very friendly and prompt if I have any issues or concerns. The gym has everything you would need and is open 24 hours! Not to mention, they have resident socials periodically to encourage neighbors to hang out. The pool looks amazing...I can’t wait to use it! :)
I have lived here since July 2017. Love it. Management is easy to talk to and very helpful with solving problems. The few repairs that I have had done have been quick and timely and they always clean up after themselves.
