No parking & they will tow your car even though half of the residents are on the street. Roaches EVERYWHERE. AC out in the summer & heat doesn’t work in the winter, so I hope you like cold showers. Honestly the pipes froze for a bit so there was no water at all for a few days. The office staff scam you into thinking you’re getting a discount & then tack on an extra $200-$300 in random fees after your first month or two. ROACHES EVERYWHERE. Please save yourself the trouble and keep looking

I have lived at Emerson for 3 months now. Despite 2 pest exterminations the place is crawling with cockroaches and large rats INSIDE the unit, as well as the passageway. Made repeated complaints to management, they don't clean, and their 'extermination' seems to have no effect. Do not rent here.

This complex has so much potential, however the management seems to be less than caring or fair. My son and his family lived there a year exactly, desperately waiting for their lease to end. In that time frame they experienced a door that took over 3 months to add the security lock, months without working air condition in the summer, and several months with their washing machine NOT working! The management never offered any compensation or rent adjustment for these extreme inconveniences. When my son found a new place to live 11 months into the lease, the complex would not work with him for needing to leave 1 month early. In fact, threatened to charge more and report him to the credit bureau...even though they still had not replaced his washing machine for several months! Having a newborn and working full time, they were doing their best to survive without AC, however this kind of management is unacceptable.
Different people were always coming in my apartment and doing renovations. They painted while we were living there! I had to keep moving all of my stuff and cleaning up after them. They treat their tenants awful with no regard for their lives!!!!
I don’t usually post reviews (both bad or good) but I had to say something. Beware, they have hidden fees (utility bills that will be added on 2-3 months after you move in & its usually higher than they say & you also have to pay KUB too). Also it took 3 months to get rid of cockroaches & little to no discount, & other insect infestations. The staff seemed nice at first but when these issues come up, they are so used to these types of problems they take their time in solving them or they blame you for the problem or you end up having to pay for it. I do not recommend renting from them.
Walked in the hallway of one of the buildings, stench is horrible, carpet filthy, pulling up and horrible with roach bugs on the wall.
The bad reviews are truthful. I have been renting for a few months and it is awful. It took four tries to get our air conditioner fixed. At first it wouldn't even blow cold air and it would make the loudest rattling sound. They would say it was fixed but it actually wasn't. Even after having pest control spray several times there are always roaches (I have roach traps out and they get full within a week or two). There is not a lot of cabinet space or storage room for the price. There are also a lot of hidden fees that have been getting added to our billing even though it says it is included. I would overall not recommend this apartment.
If I could give this place negative stars I would. As another reviewer mentioned, there are constantly bugs everywhere, a service request can take months to even be handled, the smell is horrendous, cigarette buds are lined all over stairs and in surrounding areas, air and heat constantly break, plumbing is always an issue, and drug use is rampant. I literally would never recommend someone live here. I have never been more miserable in a housing contract in this one and would never recommend to anyone. The maintenance worker Nathan is amazing, and does the best he can. But this property is clearly poorly run and not kept up with well. They are obviously understaffed and can only seem to provide temporary fixes to the never ending problems list that comes along with living here.

The apartments have completely transformed here. I've lived in this area and it is remarkable what they've done. The exterior looks much better with new paint, windows & gutters. The interiors have new kitchens, granite, fixtures & more. They kept the original hardwood and refinished it also, so it really pops. Definitely a breath of fresh air along Sutherland Avenue. Kudos to the lady in the office (Sumer I think?), she was very easy and nice to work with.
When I cane in to tour the office staff was absolutely amazing! The manager was so friendly and she did a great job explaining all the ways we could use the specials. The apartments were amazing and they have over head lighting in all rooms! That’s rare here in Knoxville. I would definitely recommend!

If you are considering living here – PLEASE take the negative reviews seriously. Before I moved in, I read a TON of bad reviews online yet I ignored them only to find that they were all true once I moved in. ROACHES – Yes, all the reviews stating that there are roaches are TRUE. The first night I moved in, before I ever had any food or trash in the apartment, I saw roaches in the kitchen. I see roaches in the apartment constantly. I have complained a number of times and the front office seems to take the complaints seriously, sending people over to spray and lay out bait traps – HOWEVER – none of it seems to work, it has been MONTHS and I am still seeing roaches. With the number of complaints about roaches I have seen online, it’s obvious to me that this is a complex wide problem, treating one unit isn’t going to get rid of them. I also have a problem with ants in my unit in both the kitchen and bathroom. DRUGS – Since moving in I have seen a number of syringes laying around the complex. There are certain people living in the apartment complex who are known amongst the neighbors to deal drugs, I have even seen people dealing drugs out in the open. On top of all that, one of the maintenance people in the complex that I know told me there are meth addicts breaking into empty units and into the laundry rooms. This is not a complex I would consider safe for children. The bathroom seems to grow mold rapidly. I went out of town after having lived here for just 5 days and when I returned 1 week later the toilet bowl was filled with black mold. The base of the bathtub where it meets the floor also seems prone to grow mold, as well as the area surrounding all the bathtub fixtures. It is a constant battle spraying everything down with mold killer. Once, while I was in the living room I heard a strange gurgling coming from the bathroom, I went in there to find that brown water (probably used toilet water?) was coming up out of the bathtub drain and filling the tub. I told the main office and they sent over someone to fix it, I haven’t had the problem since, but it certainly doesn’t make me enjoy living here. I would never recommend this place to anyone EVER. I sincerely hope that my review can save someone from having the same HORRIBLE experience that I have had since moving here.

My experience at Huntington Place Apts was wonderful! If I didn't have to move out of state, I would've easily stayed there again. I've stayed in three other apts before I moved to this one, and I can honestly say that this place offered me the most bang for my buck. Pros -Value: I got so much for what I paid for. Since water and water heating were already included in the rent, I saved a pretty penny when it came to my utilities. Also, this apt is in a good location. I was within walking distance of yummy Mexican food, Krogers, and the Greenway :) -The Admins and Maintenance: The Secretary (Misty) and the maintenance guys were friendly and quick to respond when I needed help. For example, my A/C unit died in the middle of August. Within a day of calling Misty, I had maintenance guys checking out my A/C and getting it back online. Cons -Not modernized: It didn't seem like the interior had changed much from the first time it opened. I wish the apt had a dishwasher and some carpeting, but I can live without all those extras if it means my rent is cheaper. Overall, I would definitely recommend this apt to any one who wants more money in their pocket. The cost, service, and location made this place hard to pass up.
