Property Ratings at Emerson Mill Avenue
I think this apartment complex is beautiful. I certainly enjoyed my 15 months living there. The pros of this place are visible - take a walk around and you can see it for yourself. But here are the things you'll find out once you live there: 1) They will nickle and dime you on every little thing. Parking fees are a ridiculous $75/mo for the privilege of owning one car to park, not even one vehicle is included for each apartment. This for a parking structure that routinely has broken gates that don't open for their "auto sensor." No guest parking whatsoever, naturally, so forget having friends want to swing by - who wants to pay for parking? They also make you pay for the community's electric and gas bill - I guess their regular community fee isn't enough. 2) There is dog poop EVERYWHERE. One of the draws for me was the indoor hallways for this luxury complex. My mistake. The hallways take on a disgusting odor and I found out why - people allow their pets to soil the carpet all over the hallways. I had dog poop left literally in front of my front door once. This isn't the dogs fault of course - this is just the quality of neighbor you can expect here. If you enjoy dodging dog poop on your way to your car to go to work, Emerson is the place for you. 3) Finally, despite the high cost of the apartment through deceptive low rent prices for the area (THEN they tack on exorbitant fees) they also gauge you on the way out the door. Don't expect to see your security deposit of $500 back ever again. I'm one of those people who like to leave things as nice or nicer than when I left. I travel for work, and maybe spent only 3 weeks max per month in my apartment. I lived alone with no pets. And SOMEHOW they managed to find $400+ worth of "damage" - blinds I never touched were apparently "broken." They tell you the stove top is damaged (works perfectly and no damage when I moved out). Clearly their strategy is to get every last dollar on your way out because gosh you are moving so why do they care? I hope this review helps you understand that renter beware. This place LOOKS amazing. It has incredible amenities. But you won't enjoy them because you won't have the money to do anything fun if you rent here - you'll be constantly at work trying to pay the extra fees and just when you escape to a place more reasonably priced without dog poop in your hallway, Emerson takes one last opportunity to take away money from you for no reason whatsoever during a historic pandemic.
Before I moved in to Emerson 9 months ago, I researched over 20 apartments in the Tempe and Scottsdale area and am so glad I chose Emerson on Mill over all other apartments I toured and researched. The apartment is in a great location and close to airport, shopping, movie theaters, restaurants and anything else you could imagine by stepping outside your front door. The apartment is well maintained and love the interior hallways and security access as well as the many amenities such as the pool, outdoor grills and fire pit area, gym, pool table, movie theater, conference room and so much more. This is by far one of the most well kept properties and very attentive to all of the tenants needs in a timely manner when a work order is placed. I give all the credit to the management team as they are by far one of the most friendliest and professional apartment staff I have dealt with and that goes for the manager Danielle all the way down to the cleaning crew, maintenance crew and the security staff who are always doing a great job of making the place a wonderful and safe place to live. The apartment layouts are spacious and well designed and wouldn't want to live anywhere else but Emerson as I haven't found anything that compares to what Emerson can provide and they have proven that over time. What makes this place so great besides the apartment being well kept, the great amenities, and not feeling like there are a bunch of crazy college kids running around everywhere is the personal relationships built with the management team. They truly care about the place and it's tenants and it shows! Five stars and highly recommend Emerson on Mill to those looking for a great place to live and to make some new friends as well. I will be renewing my lease for years to come.

There was a consistent level of uncleanliness during the last few months while I lived in the apartment. The elevator frequently had beer bottles, chip bags, and other waste inside. Garbage and graffiti was left in the stairwells for weeks on end.

The management doesn't know how to use their computer systems. The billing is all over the place. Discrepancies take weeks to resolve, with email turn around time on the order of multiple weekdays.

Moved in the beginning of the year and absolutely love it here. From walking into the lobby area to my unit, brings such a home feeling, and the employees as well as tenets keep this place clean. Great location if you love eating out at, so much life around this area. Couldn't have picked a better place!

Dealing with the office staff and property manager on site, has been one of the most difficult experiences I have ever encountered. I have lived in apartment complexes all over the country and have never dealt with people so manipulative & dishonest. Since the buildings transition from Hanover to Emerson, the office seems to be disorganized & chaotic and the staff are incapable of acknowledging the mistakes they continue to make on a daily basis. Instead, the property manager chooses to pin everything on tenants, charging for whatever she can and refusing to take any responsibility for their mistakes. We moved into the building almost a year ago and have been ideal tenants, always paying our rent on time and never having any issues with the staff or our neighbors. Even when my roommates bike was stolen out of a locked bike room and the office didn’t do anything to help, we didn’t make a fuss. That said, upon move in, we were told that we needed to provide a 60 day notice prior to move out,which is standard, I’m aware. We were also told that we would be given a heads up prior to the 60 day mark. That never happened. Prior to our 60 day mark, we went down to the office on 3 separate occasions, in which we informed them that we did not intend to stay. In those three occasions, no one ever informed us that we needed to fill out a paper to make it official. Instead, after our 60 day mark came and went, they notified us of the “intent to vacate” form that needed to be submitted via a late email. So not only do we have to pay for the extra 8 days, we also need to pay a $500 fee. When we asked why this wasn’t brought to our attention any of the 3 times we were in the office prior, the office staff and the property manager just gave us the run around, stating that it was in our lease and they did nothing wrong. Never once did they acknowledge the actual questions of why we were never informed those 3 separate occasions that we had gone down to the office and why they waited until after the 60 day mark to send this email. The property manager and one of the office girls pretty much called us liars and pretended like we had never been down to the office to discuss any of this. Not once have they acknowledged any fault or even attempted to meet us in the middle with a resolution. It’s honestly been the most ridiculous experience I’ve ever encountered and I can’t even believe that it has turned into such a nightmare. I wouldn’t recommend this building to anyone.

It's a new, nice building. The staff are very friendly but the building can be tough to use. For instance, you can only pick up packages between 9-6, there's no lighting above any of the grills, the outdoor TVs don't really work on weekends, and I don't think anyone understands how the beautiful theater room works. Gym is great, everything is clean, they got better at cleaning the stairs after being asked. This is a top-of-the-market building in a great location. The building just feels like it's meant to be used by retirees who are active during the day when everyone else is at work. Occasionally I worked from home and the building was fantastic, but once the staff leaves it feels like no one is supposed to use any amenities. Again, extremely friendly and helpful staff. I saw them interact with residents complaining about their neighbors and they did a great job. I never had problems with neighbors besides occasional marijuana smoke, which is probably normal in Tempe. If you work unusual hours or work from home, this is an amazing building.

Have lived at Hanover for the past year and a half. Was looking for an apartment in Downtown Tempe that was close to the light rail, the ASU campus, and Mill Avenue. It is truly an urban oasis! Although you are living in the heart of Mill Avenue, it is pretty quiet and the neighbors are too. The staff makes sure the complex is well taken care of and they respond to the needs of the residents in a timely manner. You can find many residents studying on Sundays in the office spaces. I have lived in a one bedroom and then moved into a two bedroom for the remainder of my lease. The apartments are brand new, with great appliances and granite counter tops. The best thing about Hanover is the staff. Kenzie, a leasing agent, was absolutely wonderful in guiding us through the process of filling out paperwork and making sure all of our needs met. The manager Natalia is STELLAR! Natalia has a warm personality and great sense of humor. Chris in maintenance is THE BEST; she always smiles in the morning and says hello. She also is a hard worker and makes sure to respond to maintenance requests in a timely manner. The only reason why I am leaving Hanover is because I bought a new home. I would recommend this apartment complex to anyone!

I hate to be giving Hanover only 1 star, because my husband and I did, for the most part, enjoy our stay there, but I am disappointed by how certain things were handled when we moved out. I have worked in apartment management and leasing at luxury apartments for several years so when we toured Hanover I felt like we had found a great place that we would like. The quality of the apartments is great and you could tell they really maintain the building well and they continued to during our time there. We lived on the west side away from Mill and while it was still fairly noisy at night it wasn't horrible. One of the office staff lived right across the hall from us and her dogs barked constantly, but once we were in our apartment you could barely hear them. However, we did have the following issues during our stay: 1) I had a camera in our apartment and noticed Hanover staff entering once without giving prior notice and we did not have any maintenance requests in at the time. I didn't bring it up with the office because we already knew were were moving, but I spoke with other residents and it sounds like this is common and has happened to several other people. 2)My husband believed that his car may have been broken into once while in the parking garage and so I asked the office if they could look at video footage because there were multiple cameras on the level the car was parked on. They said they would try but disagreed with the fact that there were cameras when the cameras were very obvious. They never called me back to follow up. 3) The parking garage gates are beyond slow and sometimes require that you move your car back and forth to get them to work. Pretty frustrating to deal with on a daily basis for nearly a year. 4) The electrical track lighting in our apartment would blow out on a regular basis. I tried telling maintenance that there was an issue with it, but they said that they couldn't find anything. It got to the point where I didn't even ask them to come and fix it because it happened so often. My advice if you are planning to lease at Hanover is to consider a shorter term lease so that you can make sure you like it before committing to a year or longer.

I moved into my unit to find splattered paint left all over my already scratched "hardwood" floors. This is a brand new building and the construction workers and building staff didn't see a problem with moving a resident into a unit like that. Also, the elevator is already broken and the parking gate has gone down for repairs multiple times in the past few months. Seems like this building owner went with cheaper options in every phase of construction.

I was the first person to sign and lease at this trash can. When i moved in i experienced wake up calls every day at 530 - 6am cause the building would not be ready for months even though they said it was ready. The power was shut off daily for no reason. People would enter the apartment for no reason. I was getting billed different amounts every month for no reason. fees all over the place. Management would never reply to my emails and told me its in the lease. I had 2 flat tires from debris in the garage cause they let construction workers park in the reserved spaces. the place was very dirty from construction workers and debris all day every day in every hallway and elevator. it was disgusting. keep in mind i was paying $1600 in rent for a studio. i expected much more. I was given the opportunity to move out and I accepted it. i have the letter. they attacked my credit with a collection agency trying to get future funds from me. all the above is honest and true. I was just a normal tenant and all this happened. do not get fooled by the outside of the building. this place is really bad. the staff was a group of kids who didn't give a darn about my concerns. save yourself a lot of headache and go somewhere else. my review is very accurate and honest. My wife and I decided that after many years of owning a home in suburbia it was time for us to try urban living. We checked out a lot of places but were very impressed with Hanover -- the amenities are top-notch and our apartment is outfitted with wood floors, marble backslashes and huge views. Management has been very responsive and friendly.
Husband and I moved here two weeks ago after many years of home ownership and several years of empty nesting. We fell in love with Hanover during our first tour--the facilities are beautiful, the apartments are appointed nicely, and our views are just outstanding. Management is friendly and extremely responsive to requests. We love our new city living!

I went in to learn more about leasing and felt this place is beautiful! I found it affordable, convenient and in the perfect location. I really love the layout of each unit and the amenities, which include a massive movie theater room, two business offices as well as a wonderful pool area with a beautiful outdoor entertainment center. I am not moving until December from house, however, this is so far is my number one choice! - Patricia Robbins.
This is the perfect place to live rather your a young working professional or even a empty nester! It is conveniently located in the heart of Downtown Tempe where I could step straight into a stream of local cuisine, trendy clothing options as well go and see popular productions like Wicked at ASU Gammage. Plus its hard not to love the common areas at Hanover Mill Avenue. You can find yourself immersed in the theater room blasting your favorite movie and feel like you just snuck into a movie theater without paying. Lastly the staff really does care about you and your needs and I always feel welcomed!
