Property Ratings at Enclave at Albany Park
Smells like mold damage every building I saw. Stairs are soft like they must’ve had water damage. How can each building smell like this? It looks like these apartments rent for the price of decent apartments with a good walk score. Whoever manages those ought to be embarrassed. It smelled appalling and was so dirty.

I have lived here since 2021 and after I renewed my lease in March of 2023 this place started going downhill. Currently my AC has been out for a month, complete lack of follow through or empathy from the new management company. There has been no real communication about when it can be fixed other than “it is being repaired”. There are multiple other tenets going on several months as well with no AC. Dog poop is all throughout the property, the insides of the building are not being kept clean despite each unit paying $50 a month for it to be kept clean. Will be making a case to Code Enforcement as this place is becoming unlivable in the summer months. Will post emails if this management company replies with a generic message to this review. Complete trash, stay away from this place!!!!

Hello - we really appreciate you sharing your thoughts and feelings with us. Our team has been completing work orders as they come in, but we would like to speak with you in regards to yours to ensure are meeting your expectations. please give out an office call as soon as possible. We look forward to speaking with you.
I have never lived in such a disgusting community. People will throw their trash outside of the dumpsters, leave it on the elevator, around the building, and the buildings smell horrible. People let their dogs poop anywhere including inside the building/on the sidewalk right in front of the doors without cleaning up after them. If you are a clean person, be prepared to get roaches from your not so clean neighbors, which management doesn’t do much about. They’ll have someone come “spray” a few areas and put traps down, but that does nothing. My husband and I also had to deal with noisy neighbors since the day we moved in and we were lied to by Angel about when they were moving out. Parking is horrible and you’ll never know if you’ll get a decent spot. This was an apartment from hell & it is not worth it! You have to pay community fees when management doesn’t do their part to keep the community up. They also don’t do a walk through when you’re moving out and will send part of your deposit back without giving you an itemized statement. Great area, horrible community.

I have discussed these issues with the property manager SEVERAL times. There constantly dogs (who are at one glance ABSOLUTELY outside of the breed restrictions) that ate not on leashes. I have been chased by several dogs as well as my SIX year old son. It is terrifying and unacceptable and the property manager responded with “I’m not sure what you want me to do if ai cant find the specific resident”. Considering someone was shot and DIED on the property I would imagine going out of your way to ensure the safety and comfort of your residents would be a start. Also there is dog poop EVERYWHERE. No one cleans up after their pets and management will come by and clean up 2 piles until you complain again instead of actually maintaining the grounds. I cannot wait until my lease is up. The apartment is not worth the money and they cant even ensure your safety at the very least in the most basic ways.

We our disheartened to hear that you have not received the customer service that you deserve. Our team will diligent address the on-going concerns with the grounds and will reiterate the community pet policies. We value our residents and want to ensure each resident enjoys there home in the manner in which they deserve. Thank you for your feedback.
I moved here from the west coast and I couldn’t have been more satisfied with my unit! Everything has been upgraded. Great bathroom, light and sink amenities, the washer and dryer clean the clothes so well. The kitchen appliances are stainless steel. Now the kitchen is SMALL but the master bed and walk-in shower are worth it. The carpet was new and fresh upon move in. There is an elevator for folks that live on the second and third floor. Only thing I hate is the package delivery policy, they take ALL your packages to the office, unless it fits in the mailbox. If you live on second floor or third, expect a higher electric bill. Parking is great. Close to freeways. Rent is pricey but the area is safe and well kept. The maintenance guy is awesome and respectful. Property manager and Tarina have been more than accommodating with my transition to Ohio. I wish they had three bed units though. Also wish the pool would’ve opened for the summer. Darn covid-19! Also, you can only have spectrum internet/cable here and they aren’t the best but the rate is worth it. If you decide to move here you won’t be disappointed.

Thank you for the positive feedback! We really appreciate it!
This management does the bare minimum. I had an issue that was taken to the regional manager, which was NEVER followed up on. Weeks of waiting, and...nothing.

Thank you for the feedback! We sincerely apologize if there may have been any disconnect with communication regarding the status of your rental-application screening. Even with the re-submission of the dispute-information that you provided, the application still did not meet the approval-criteria regarding financial & criminal history. We wish you the best with your search going forward!
Horrible management , the property manager treats the tenants as grumpy old landlord . Avoid living there they will overcharge you and won't solve any problem you have
The management are terrible and they are very disrespectful, they don’t care about their residents and when it comes to making people happy they only want your money !! Don’t do it

Only receiving a star because there was no way to rate them otherwise. DO NOT EVER LIVE IN THIS COMPLEX. I have lived in a few complexes in the Columbus area and this is by far the worst experience I have had. In my year here I have: 1) Received an eviction notice after the front office failed to accurately address payment issues caused by their front office related to pro-rated rent at move in 2) Dealt with dogs defecating in the hallways of the complex with no consequence for repeat offenses 3) Failed to be notified of arrival of packages that were signed for by the front office workers. Followed by the new property manager blaming my "illogical thought process and lack of awareness" for not initiating contact with them over a package I had no knowledge I was receiving 4) Experienced wall leakages due to rain waters 4 times causing the growth of mold in my walls, only to have it blamed on the inadequacies of the property engineers and the previous ownership. 5) Failure to allow delivery of my washer and dryer to my apartment, resulting in cancellation of my rental and lack of laundry services in my apartment (which are not available anywhere else in this complex) The price to quality of apartment is already questionable, so when you throw on the horrible property management, the attitude and demeanor of the staff, and the lack of discipline for tenants and their poor behavior, you would be better of living out of your car than staying in this apartment complex. I cannot warm anyone more against living in this location. DO NOT let the "under new management" excuse fool you. This property manager is arguably worse due to their lack of cooperation, lack of willingness to truly help their tenants, and their elitist and better than you attitude. STAY FAR AWAY.

The apartment is nice, the pool is nice, the gym is small but nice, but kids run around the hall way screaming though. If you live in the front you constantly hear the construction and 161 all day and night. The old managers were extremely nice. They knew everyone by name and their apartment number, always offered to help with things anyway they could and we loved them. The new management as of a couple months ago though. They have never even introduced themselves to me, they are not very friendly, every time I ask a question they never make sense and just say "let me ask upper management" their emails to answer questions never make any sense and just make you ask more questions, not to mention they are kicking everyone out of their apartments to renovate rather than waiting for people to move out and they have no regard with anyone's lives when it comes to moving. Overall, the place itself is nice with nice amenities, but the management is so poor I don't think it's worth the hassle unless you need a place that allows pets.

I have lived here at The Enclave at Albany Park for almost 2 years, and love it! It is close to everything, and the staff is great! My kids love it because they are able to go to New Albany schools. I like it because it's close to the highway, so I can get to work quickly.
Living at the Enclave of Albany Park has been a joy so far. This is the first apartment that I have lived in by myself and they have been helpful with everything so far. The staff are really friendly and are willing to help with anything! The location is ideal as well, makes my commute to work super easy in the mornings and the apartment complex is surrounded by very commercial stores and restaurants. If you are looking for somewhere to stay temporarily or for a few years, the enclave is very ideal!
I absolutely love this community. It is very quite, everyone is extremely friendly, and everyone cleans up after their pets. This property is always updating, from: landscaping, to painting outdoor shutter/ fences/ garages. The property is very clean and pretty to come home to with all the flowers. The pool has nice comfortable furniture and and relaxing. Also, the maintenance is handled within a 24 hour time satisfaction guaranteed!!! I live on the third floor and its very helpful that their is an elevator in each building. Lastly, this community is very close to the highway, and many shopping location to where you will not have to leave the area. Most importantly the school district Is New Albany local schools which has great academics!!!!! I am very satisfied.
In love it here, this is my first apartment i have ever lived in and it has exceeded my expectations. I love my property manager tara she is like family. whenever i need something fixed or looked as she makes sure it is done in a timely manner and gets done the first time. I feel very safe here, it is a great area close to easton like 5 minutes away.
I lived in this apartment since 2013, and I really love it and feel at home. It is a safe apartment for me and my kids, I like the neighborhood too.
