I’ve live here in since February of 2024. I made multiple attempts of getting things fixed in my apartment. My door is broken of the hinges I put a work order in it’s been 4 weeks. Constantly seeing roaches in the bathrooms and kitchen. The washer/ dry is the worst invention takes 3 hours to do one load of laundry. I will be moving out

A termite infested tree fell on my guests car on the 4th of July and they didn't respond to my email about it, but sent an email about a pool party with GiFt CaRdS, oh boy! My dishwasher has been broken for several months and they are raising my rent. I truly hate this company and can't WAIT to be GONE from this hell hole.
Drove all the way after calling, no answer, only to be told the listing was inaccurate (had been updated 2 hours prior per app) and that I should have called before driving. extremely unprofessional and rude lady at the front desk. don't recommend this property to anyone if they can't even manage a listing correctly

I have been here for several months. At least once in every single month that I've lived here, the complex has either had no hot water or no water at all, sometimes for several days. They do not offer any reimbursement for this, and they don't provide updates. Additionally, maintenance is slow, and of poor quality. Finally, renovations were incomplete and rushed, leading to issues during move-in.

Half the time, we didn't have any hot water, sometimes no water. There is trash everywhere. Bug and rat problem. It is not worth the money!

Lived here for three or so years and have had to deal with all sorts of disgusting stuff. Cockroach infestation, poor maintenence staff, and the office never responds to emails. Don't move here.

It is upsetting to hear that we have fallen short of your standards. We will continue to work on these issues to make The Enclave at Breckenridge by ARIUM a better home for you and future residents.
Long story short, we have been here a year and a half. Last year we had flooding that resulted in mold. It took maintenance an entire month to fix the problem and then tried to shut us up by throwing us some money and making us sign a non-disclosure agreement. Totally shady management and overpriced for just cosmetic updates to extremely old buildings.
This is an average apartment complex but the price for the size and the amenitie(s), which is only a small gym with a few treadmills, is extremely too high. The pool hasn’t been managed for 2 years or drained, there is only one dumpster for over 500 residents and the laundry machines leave your clothes wet when you use them. Not to mention the management is terrible and doesn’t do anything on the property and expects their residents to pay their overpriced rent on time every month when they don’t even meet they’re own renter qualifications. All in all terrible experience and do not recommend. Stay away, you can find somewhere better for the same price.
The good size for relatively low cost and great location lured me in but now i cant wait to leave. I wasnt aware the place came with a bunch of freeloading roommates crawling out of every crack and crevice...roaches of some variety. Unless you want to designate one of your flip-flops as a roach whacker and be on a first name basis with the pest control guy, I'd stay away or at least pick a unit on the second floor. Good things: maintenance requests are answered quickly and i have a greater appreciation for the places ive lived previously...
The office staff and maintenance are great to deal with. Had them come in a few times usually had to have the lines for the A/C drained. There was 1 fire while I lived there, and once the maintenance people knew they dealt with it. Had a wonderful neighbor across the hall who knew approx who lived where and could tell if the people were home or not by the cars outside. Just a few things. The gate that was put in... worked for a little while, and now it's just left open. The front doors that they locked for awhile and then the mail people disagreed and so they aren't locked. Oh and there's no patio or balcony.
If you want a cheaply renovated apartment complex that has a staff with massive attitude problems then look no further. However, there's one garbage can for the ENTIRE complex that is always full and smells. They literally bandage over holes in the wall with paint and plaster. The front gate didn't work for the entire year we lived here. Way too expensive for the terrible quality of living. Oh and good luck getting your deposit back considering they nickel and dime you every tiny thing including lying about returning things. We're much happier down the road!
If I could give 0 stars I would. If you're thinking of moving to Enclave, be prepared to be frustrated and disappointed every step of the way. If your unit is NOT next to the office you will wait up to 30 minutes for hot water. No exaggeration. The hot water heaters (plural) are on one end of the complex like the SINGLE trash compactor that is out of the way and always overflowing into the parking lot. The fancy remodel is nothing but a 10th (more?) coat of paint, poorly installed tile, counters, flooring, and appliances that frequently break. The staff will not notify you of any issues (went without hot water for 6 days because their equipment failed... 6 DAYS no notification!). The gates at this "gated community" have not worked in 2 years. You constantly have people cutting through the complex at high speeds. Ask any current resident you see outside about their satisfaction, they'll tell you to run while you can. Oh, and don't expect a refund on your deposit or allow them to lie about the non-deposit / deposit.
I’ve been living here since June the office will not work with you on bills they have no type of grace period and file for eviction notice just 9 days after it’s late. They are by far the worst people to deal with an take no exceptions. They recently informed me 6 days after rent was already due I owe an additional $300 and won’t accept my original $800 and will charge me late fees and $250 eviction notice fee just 9 days late. This place is ridiculous DONT NOT MOVE HERE

Our team did send out notifications in September and November of 2017, along with a community newsletter, informing our residents of the updated policies regarding rental payments. All resident leases have also been updated with the new policy, which took effect as of 01/01/18. We do allow a 3-day grace period, with a late fee to be applied on the 3rd day of the month. Full details of the policies and procedures can be found in your lease, and any resident who has questions or concerns regarding the new rental payment policies is more than welcome to contact us at the office, as we are happy to assist with answering any questions. One of the buildings in our community did experience an issue with the loss of hot water for a brief period of time, and we are happy to report repairs have since been completed. We want to assure you we do take any reported concerns with pest control inside our resident’s apartment homes very seriously. While we do not have any on-going concerns with pest control at our community, we do offer free pest control services for any resident who may need them. At The Enclave at Breckenridge, we do accept many forms of rent payments, including personal check, cashier’s check, money order, and the ability to pay your rent online. We have not had any residents report concerns with a rent payment being lost. If you have experienced such concerns, we do ask that you contact us at the office so we may speak with you personally to address the matter. Our goal is to provide best in class customer service and an exceptional rental experience, and we are very sorry to hear we were not able to ensure your satisfaction while you were a resident with us. Apartments are "renovated" and have granite countertops but old painted cabinets, cheap pergo floors and paint slapped over existing flaws. Sliding doors don't stay on, but maintenance overall is responsive, still have constant issues with hot water...too much or none. Nice pool area, playground, and workout room. Newly installed fence and gates are a nice touch. Management team appears to have problems with record keeping. Constant notices stuck on doors with threats and false/misrepresentation of truth. Examples, notice stating they were notified by insurance company of lapsed coverage, "in violation for insurance, will be charged $25/month" when in fact they just want a new year's copy of agreement from agent--(third occurance). "Late payments", in violation of lease terms...call to discuss and always respond that they see no problems and paid in full (several times per yr). Violation notices posted on entrance door for non-existing hallway decorations and furniture, mail pickup regulations/violations, pet violation issues. (We have no pets, and know how to open a mailbox to retrieve mail). Mgmt still acts like they are dealing with previous residents before renovations / evictions....at least the crime and drugs are gone, so dealing with unorganized record keeping is tolerable.
Enclave is a great place to live. The gates are really nice. When I first moved in the neighbors smoked weed and were a little rude, but as soon as I called the courtesy officer, they quit smoking. People will be rude anywhere you go. Over all, the apartment was great. I recommend getting a second floor because you can hear your neighbors above you. The grounds could be picked up a little better; but that is also due to messy people who need to show care about others. Loved all the extra closet space; I had a one bedroom. The new gym is amazing! Its nice to be so close to the East end and the malls.
Remodeling is more than a good paint job. Gut it out and fix some stuff. Decent environment.
My Complex on the outside seems to be ok, but the inside needs a uplife, they are suppose to interview each applicant but here lately, they don't care who they are moving in, i don't even go outside after dark with some of the tenants they are moving in with pit bulls running loose.
I've been living at the Enclave for 2 months, and I've been pleased so far. The reviews I read prior to moving in made me skeptical about making the Enclave my new home. The reviews said that hot water was scarce and the appliances weren't top of the line. Luckily, I've had plenty of hot water and the appliances do everything I need them to do. My air condition works great and I can minimize its use while still being comfortable. The only downfall is there is no access to the outside world other than leaving the building. It would be nice to have a balcony or patio. Other than this draw back, the Enclave is a nice place to live. It's quiet inside of my apartment building. I've only seen 2 of my neighbors, so it's peaceful in the fact that you aren't bothered. Additionally, it's in a convenient location to everything you need on a daily basis.
