Community living has its challenges, and not everyone is fully satisfied with these complexes' services. I have enjoyed living here. I love the office staff. They are very friendly, respectful, and great at giving info and feedback and assisting with our requests. Remember, they, too, are human, and they, too, expect respect from their tenants. And my maintenance crew is great. I don't need their services often, but they respond quickly when I make a maintenance request. George is one of the maintenance team . He responded in half an hour, came in, and fixed my A/C issue in record time. The place is clean, valet trash is daily, and the parking garage is clean and spacious. Some negative reviews are personal experiences, so don't let them dictate your choices

They believe people who don't live there are parking in their lots. This is not downtown Austin. No real business that would drive people to park on the apartment premises. Our car has been towed twice at $400 each time because we didn't keep up with the sticker that was supposed to be on the car. This is on top of the fact they don't clean the outside areas. Six months to get our dishwasher fixed.

Unfortunately, as outlined in the TAA lease contract, vehicles must meet state requirements in order to occupy a parking space within our community. Our team is working hard to get the common areas of the community in the best condition it can possibly be in, and we are ensuring our residents that work orders will be done in a timely manner.
Rent keeps going up while the quality stays the same and maintenance will help with what they can do but if they don’t know how to do it, it’s ignored and forgotten.

While I understand transitions can be challenging, I've encountered persistent issues during my time at the apartment complex that have greatly impacted my living experience. Upon move-in, the reserved apartment wasn't available, resulting in a last-minute shift to an uncleaned unit with appliance issues and pests. Additionally, several maintenance requests, including the unusable washer and dryer, haven't been addressed despite repeated notifications to the management. Furthermore, billing inconsistencies and unreflected charges on the portal have made it challenging to manage finances accurately. Despite multiple attempts to rectify this, there hasn't been a resolution yet. The overall cleanliness of the hallways and parking lot has been consistently subpar, creating an unpleasant living environment. Despite these issues, I want to acknowledge the cordial and friendly nature of the office staff, who have been accommodating during my interactions. I empathize with the transition period the management is undergoing; however, it's been a while, and these issues persist. I hope this feedback aids in addressing these concerns promptly for the benefit of current and future residents.

Maintenance is not even worth having all they do is pick up trash...the office staff is even worse they smile to get you in here an after that you are invisible to them...it's been 4wks since I had a light in my kitchen 4 WEEKS...An all they will say is sorry for your inconvenience...I thinking about calling KXAN so they can do an investigation on these apartments....DO NOT MOVE HERE IM TELLING YOU FROM EXPERIENCE IF I COULD GIVE THESE APARTMENTS A -5 I WOULD

There are ALWAYS water problems so water has to be turned off multiple times a week and they won't compensate anyone even though the place is un-liviable. There is trash everywhere and the valet trash never picks up when they say they will. It takes 2-8 weeks for any work orders to be completed, or they might show up, do nothing, and close the ticket. Customer service is terrible, unless you show up in person, and no one has time for that. They also will never update your forwarding address and therefore you don't get your mail and then get calls from collections for your cleaning fees.

This place is the nastiest smelly apartment complex I've ever toured, and I wouldn't recommend anyone to live there, unless they're trying to get sick. The dumpsters are full to the brim, the stair rails and rusted, the stairs and stairways are filty and full of urine trails, and most places are littered in dog poop. The parking conditions look horrible, and it will be so difficult to bring a moving truck there. In addition, the leasing staff will make sure they collect non refundable fees before you even get a chance to tour the apartment. They ought to be ashamed for leasing their units for ridiculous amounts of money, yet they can't keep up with the hygienic conditions of the place.

Horrible! They have rats, roaches, unaddressed leaks, mold and so much more. If you want your property stolen and car broken into then be my guest! But there are far better places to live than here I promise you! Also predatory charges will be posted to account after move out. They are so bad! Will never take accountability for anything, especially when they’re wrong !!! Just horrible. Did I mention the huge ratchet, hundreds of roaches and unaddressed leaks! RUNNN!!!

I lived at this complex previously under a different property management company and it was great! The new management however is terrible - rarely in the office during business hours and have never responded to an email of mine without me needing to follow up and double email them requesting just a reply. It's ridiculous. They also say there is a w/d in the unit - that doesn't mean it will function or that they will replace it within 2 months! They're happy to let your amenities degrade and ignore all service requests and emails to get them fixed. They've even gone as far as to close multiple of my service requests without notice or a solution. Please use extreme caution when considering this property or any other Lynd Living managed properties.

We have lived here for over a year and honestly we are very disappointed. While we LOVE having covered parking, hallways and our apartment is quite large and spacious, the rest of this property is a HUGE let down. The property is dirty, the court yards are not maintained, the trash is always overflowing, parking is terrible, the layout of the complex is just the worst as well as "amenities". We have never been able to use the movie theatre, the "basketball court" has been destroyed almost practically since we moved in and has had a sign on it for over a yr saying that they are going to make it into a nice fitness room but this has not happened nor any sign that this will happen. The pool is always dirty and closed alot and the access gate to the pool breaks alot as well. Not all of the fitness equipment works in the fitness room. The property access gates break all the time and are stuck open, I've almost been hit head-on on way too many occasions when trying to leave through the EXIT gate by people who decide to ENTER through this gate at high speeds. There are broken down cars taking up valuable parking spaces in the garage that have sat there for months if not for over a yr while other people park over the line and make parking next to impossible. We have had some maintenance issues on more than one occasion as well, the most of which got resolved pretty quickly. You can smell people using drugs all the time, especially in the parking lot, alcohol bottles and cans are all over the place. People drive through the parking garage really quickly and have come close to hitting my family and I multiple times as we are trying to walk from our car to our apartment not to mention there have been car accidents in the garage more than once because of this. There have been car break-ins and someone's car was spray painted with hate speech all over it. I hear people yelling and fighting, people walk there pets and let them use the restroom all over the property and don't always clean it up; I have seen it in the hallways when we are walking to and from our car. It is not easy to move or move out; if you live anywhere on property that is not on the outer edge facing the main road way, it is a nightmare moving anything in or out. Pros: Spacious, covered parking and halls and the office staff are pleasant to work with.

I have moved here and have been here for almost 2 years, and I love this place. I am a single woman who feels secure living here. Great access to the highways, close to medical offices, or stores in the area. I always recommend people who are looking for a place to move here. I don't want to leave here so I am very satisfied. The Landlords are friendly and helpful. I like that they have events for the neighbors to meet and greet. Just an awesome place to live. my apartment is big I love the waterfalls and quiet places to sit. Janice Clark

I moved here in August from a bad living situation and the staff at Enclave were so understanding and helped me to find a place as soon as was available. They’re strict with background checks and finances which I really appreciated. Communication has always been top notch, and I have felt welcomed into the community ever since I moved into my once bedroom apartment. Everyone in the office seems to actually care about the residents as well as the people who work on the grounds. The apartment I have is spacious, and I think you get more for your dollar. The walls are thin but that’s apartment living, and if you have too noisy of neighbors there is a live on site courtesy officer you can call. The hallways do echo and that’s just the unique way these buildings were designed, but I haven’t had too many problems with it. The pool is really nice, and the hot tub is spacious. My favorite part is the courtyard and how each one is different. I love the La Frontera area and I really love the location. It’s really easy to get on and off of Mopac, and it’s on the border of Williamson and Travis County so you’re in the middle of both places and it’s not too far of a drive to get to anywhere. I’m really happy about my new home here, and I would say it’s one of the most affordable places you will find in this area.

I’ve spent some time putting this review together. I had hoped that things would get better by the time I had posted it, but as of this morning, my patience has expired. This place might as well be the worst apartment I’ve ever lived in. The halls are dirty; filled with dust, cobwebs and an unreasonable amount of bid droppings. The residents of this place litter in the parking garage and the stairwells and don’t pick up after their pets (although there are rarely bags around for residents to use). The trash chutes are frequently overflowing with trash, and some folks don’t even try to put their garbage into the trash chutes. I have had mice in my apartment for well over a month and requests to get the problem fixed have gone unresolved. The problems here go beyond the owners and staff. The resident of The Enclave do nothing to keep the place we all live in reasonable shape. From the garbage in the hallways and parking garages, to late night drug deals in the parking lot, Enclave is only for for the rodents that inhabit the complex.
I have been living here since february and I love it! Its quiet and clean and they are quick to fix things that go wrong! my favorite part is the pool because no one is ever there!
I am beyond frustrated with the service that the Enclave has provided. I put in a maintenance request just about a month ago and it has yet to be completed. I have been continuously lied to about when it would be done! The apartment offers a service to install ceiling fans which I opted to get and paid for right on the spot. With that being said, I have visited the office multiple times over the course of July and still nothing has been taken cared of. But the office took no time to take my money for a service that they have yet to complete. When I called up there, their service department answered and the young lady was very rude and refused to give me a manager or corporates number. I guess this is how they conduct business which is VERY unexceptable. If I would have known that this was the type of service I would have been getting I would have never moved in. I would not recommend anyone living here. I strongly feel that if you offer a service and it has been paid for on the spot, then the work should be completed in a timely fashion. All in all, I am extremely disappointed in the customer service I have received. Hopefully something will change for the better in the near future.
Living here for a while now this places facilities are pretty nice (indoor basketball court,gym,pool,a little theatre) the only huge problem with this apartment complex is the parking garage! Very tiny spaces and unnecessary beams next to nearly all of the spots, oh and there are spots that are able to be reserved but good luck getting one in a convenient spot near your apartment! Also the staff in the renters office has a tendency to be rude so be wary of needing anything ever. Overall two stars
My now husband and I have been living here for a year now and LOVE IT!! The Leasing staff is always there for you when you have a problem or need help. The Maintenance guys are friendly and knowledgeable and service your request in a heart beat. The location of the complex is superb! We are in a great area with Shopping, major freeways at our finger tips! The apartments themselves are wonderful and spacious. (The bathrooms are a girls dream, with a Garden Tub) And have I mentioned the walk in closets? Truly a clothes diva dream! The grounds are well kept and the pool area always well maintained. We recommend that you check out this community for yourself.
The enclaves here in Atx proves to be somewhat awesome and creepy at the same time. Long hallways at night time are sketchy. Parking Garages are useful to a certain degree. Breakins occurs often. one bedroom for 950 a month.
After 7 years here at The Enclave, I can say I still love my apartment! The tall ceilings and efficient layout make it feel much larger than the square footage. Management and staff do a fairly good job of keeping the place maintained and respond to tickets in a timely manner. The office staff and maintenance are friendly and helpful. Every so often, we are surprised to find a breakfast stand has been set up at the garage exit for a free warm breakfast on the way to work, or they host a party at the pool or clubhouse for residents. Neighbors, for the most part, have been respectful of others and friendly. The parking garage is a huge bonus, as living on the 3rd floor there are no stairs to climb with groceries! It's value is best realized when a good thunderstorm passes through, and outdoor parking quickly empties out to the safety of the garage. The weight room has a variety of workout equipment in adequate quantity so there is rarely any wait. There is also also an indoor basketball/volleyball court for group sports. If you just like to walk, another good option is the parking garage, which is shady in the Texas summers,and dry in the rain, so no excuses for missing your daily walk! Rent here seems to be in line with area apartment housing and, while it does increase upon renewal, it's never been a huge blow. They don't nit-pick with additional fees, but they will fine violators who are inconsiderate and trashy. One incident a few years ago with the water line breaking over a holiday was not handled very well and brought a lot of negative publicity, but since then, any issues appear to be handled promptly to satisfaction. Holiday firework watching couldn't be better on the parking garage roof, where displays can be viewed superbly from various neighboring municipalities. No waiting in line to get home, just walk down to the apartment! All in all it's a nice place to live, well within walking distance of a good many restaurants and shopping.

The office staff seem very nice & helpful. Everything looked great except for the fitness room which didn't look very clean & the treadmill flooring had come apart. The office staff said a maintenance repair order had been put in. Hopefully, it's fixed by now.
I'm not one to write reviews...for ANYTHING, but I don't want anyone to have to experience what me and my previous roommate have had to experience with this place, so here it goes! I've lived in several apartment complexes since 2008, the majority of them being at least one year contracted leases. This was the first place I've ever lived in that I decided to re-lease when the time came and I've deeply regretted that decision. To be fair, I actually had a fairly good experience my first year here, but the issues started arising come the second term. First, my roommate at the time was moving out when our lease ended, so I found another roommate to take over. We gave notice that we would be releasing and we also all three went in to make sure everything was taken care of and that the transition was complete. We all signed a bunch of papers, negotiated the new 13 month lease, everything was good. I then call on the first of the following month (when me and my new roommates lease started) and got the total amount we owed with all of the concessions. Easy enough, we paid it life was still good. Then, come the very next month we received a notice on our door that the previous month was actually at a "month to month" rate and that no lease was ever signed (so we were charged and extra $100 and some odd dollars). Umm...what? Then what in the world did you have us sign when we came in? Why didn't anybody inform me when I called on the 1st of the previous month? Anyhow, we ended up paying it because to this day, Kevin, the manager has not gotten back to me and I'll be damned if any of my records or credit is screwed up because of this place. Throughout the entire lease we had several issues with our dishwasher ( 6 different times we had to make a work order on that alone I believe) and they still refused to replace it. We also had problems with our A/C, you don't even want me to get started on the plumbing with the sinks in the bathroom and they would always randomly shut off the water....in the entire complex. It was absolutely ridiculous. But, what tops of everything is that they have now charged us over $1,000 in damages and fees. Almost $700.00 of that ALONE was to replace carpet in the entire apartment. Please note that we never had any pets, we rarely had guests over and it was only two women living in that one bedroom/one study apartment, ever, throughout those 2 yrs and 2 months. It's also the lowest grade carpet you can get, so how they (or anyone for that matter) can charge anyone even close to that much simply boggles my mind. They say that the apartment is 971 sq. feet, but subtract the foyer, the kitchen, the bathroom, and the room where the washer and dryer are....and you're telling me what's left after that is worth almost $700.00 to replace?...really? We are still trying to fight it, but I highly doubt they'll budge on anything because that's just how I've found them to run their business, in a very unethical manner. I sincerely hope this helps if your considering moving into this complex. The bottom line is, JUST DON'T DO IT.
First of the pool and furniture are broken, each chair straps are ripped and half the time u have to sit on the edge of the seat cause thats the only strap left on the chair. Maintenance man is there any, i would say that of all the apt. i have lived at this is the laziest, dirtiest, dont show maintenance ever. The parking garage is dark, they recently painted the garage black and red, who does that? Dont believe the pics you see on the web site because there are no amenities, no computers, movie theater is alway broken, the basketball court wood floor is buckling, must i go on..
