Property Ratings at Encore on the Bay
No matter how good the view is, how quiet the area is, the events they put on, or the parade of office personnel/management they have (good or bad) the parking situation is horrible due to the towing. Plenty of parking but tow companies still circle the complex, like vultures waiting to feed on a dead carcass. I have been a resident here for years and still get towed. That demoralizes you and gives the apartment complex a bad reputation.
I've been a guest to this complex where they mistreat their tenants and have them living in MOLD with no attempts to reconcile or help the tenant
This property starts out amazing. The new management is so sweet the apartment is spacious and the view is amazing. However, they don’t take care of maintenance issues in a timely manner once you’ve been here for about 2 months. I am very OCD and yet there are roaches. I requested the pest the day i moved in but… been here 3 months and still haven’t come. I have 4 work orders submitted at the moment and none have been filled (1st one being 19 days old) There is a leak in the apartment above me and they still haven’t fixed it and it’s causing damage to my ceiling now. The toilet over flows with soap when someone washes their clothes every now and then. Bathroom sink pressure is horrible. They don’t repair leaks. They just tell you not to use the sink. It’s one thing after another here. The prices are nice and the view is amazing but overall is not worth it.
We have not had trash service in weeks & there is garbage EVERYWHERE.
Where to Begin? We had a Terrifying/Traumatic incident that occurred and ended with Shooting right next to us in the Apartment over. As a Tenant that still lives here the moment we moved into this apartment the Bedroom window was already broken from the previous Owner I’m ASSUMING. The Plumbing work that is done here is Mediocre, as well as unacceptable. We have had Mold/Mildew grow from under our Kitchen Sink, and Water leaking Out of the Sink Head. Our Air vent in our Dinning room has Leaked a numerous amount of times from issues with the AC and has also Leaked from our Dinning room LIGHT. There is no type of communication between Management and The Tenets therefore no communication with Maintenance. They never answer their Office Phone or ever respond or get back to Residents. There is always domestic violence happening here along with Cop Cars and Ambulances. This is a POORLY managed apartment complex with so much potential.
Dog droppings, mold and unreasonable management spoil what could be a great place to live. The cons outweigh the pros. Look elsewhere, or be prepared to embrace disappointment.

I am loving my new Home! The management is amazing. Josh is very professional and Friendly and is always looking after us in the best way. Celeste is very sweet and on top of things! They are both wonderful to have around and very dependable. They even know us by name including my dog Earl. They always take the time to say Hello and check in with me. If I need anything apartment wise and or/ other. The view is Amazing here! I feel safe and the neighbors are wonderful. If you are looking for a new beginning like I was this is perfect!!

The current manager has to be the worst I have ever experienced. The office is unresponsive to calls or messages. As well as the staff constantly turning over. The parking lot routinely floods with sewer water. The visitor parking is nonexistent because they barely have any and current residents are allowed to use it eventhough there is ample open spaces not designated "visitor". On top of all that and much more the apartment has a ton of residents who are downright inconsiderate and play loud music in cars and apartments. This apartment complex as currently managed is a NIGHTMARE! The sad part is there is no one to go and file a complaint with because of the systemic inadequacy from the manager down. My opinion would be to run the opposite direction and don't waste your time at this place.

Wrote a review about this place a couple of weeks ago. My big concern was that I was told my friend would get a $400 referral bonus if I rented here. FINALLY 8 months and tons of back and forth later they gave him a bonus but only $250.!!! In response to my initial review, I was asked to call the office to speak about my complaint. WHY on earth would I do that when it is the office personnel who gave my friend such a difficult time? If Westdale really cared about these complaints, why would they refer you back to the very people you are complaining about?

Got this place after my house flooded in Harvey. The rent is pretty good but the hidden fees are ridiculous. The apartment itself was clean and updated. The guest parking is nonexistent - the have minimal specifically designated spots; a guest will be towed if they park in a non guest spot but I’ve seen tenants park there without any repercussions. The office help changes every time you turn around and although they are pleasant they are also clueless. I put the name of the guy who referred me down on my application and was told that he would get $400 off his rent and they still, EIGHT MONTHS later, have not given him the referral bonus!!! They keep giving him the runaround. The pool on the lake is great but the pool furniture fell apart and they haven’t replaced it-the girl in the office SAID they were going to but I won’t hold my breath.

Let me start by being positive. The property is amazing, its right on Clear Lake I love sitting by the pool watching the boats go by. Fishing off the new pier is always fun. Great location, Kemah is close by, plenty of restaurants close by. But the unprofessionalism of this management just ruins all the good this property has to offer. I referred a tenant back in Sept 2017 when I ask about my referral bonus the manger told me she was just busy to process the paper work. After a couple month I ask again a gentleman told me he sent the paper work to the cooperate office. I ask again and they told me that the old management offered that bonus, and they don't have to honor it. Every time you go into the office they act like you are bothering them. There has been three different management company in the past 4 years. They are desperate for tenants right now so they are renting to anyone. There are parties all night, doors slamming, dog mess all over the place. There are other properties on Clear Lake much better then Encore do your self a favor and check them out.

It’s a awesome complex. Very big units, almost too big for me, and the staff is great, especially Hannah. Even when she is off work she almost always will email me right back! My only problem is the fact that they send you Gas, Water, drainage fees months after the billing period. In addition there are high hidden fees that make them much more pricey than they seem. $25 trash fee, $5 pest control fee. Another problem I’ve had is maintenance wrongly entering my apartment, even while I’m home. I love the gated community on the water, right across from the store! I truly feel safe here.

This complex is well kept up with! Clean grounds! Very responsive maintenance staff! Hannah from the front office is so great! The location living here is perfect... down the road from Kemah. Across the street from several restaurants and a grocery store.. also only like 5 minutes from 45!
