Nothing but problems with office staff. Have not received back deposit after moving out in November. Parking is a joke, water bills was a joke and over priced

Stay away from Epernay apartments. They do not have good management. I lived there for close to 4 years and hand nothing but problems most of the time I lived there. They are cheap apartments that are over priced. We had issues with mice and bugs while living there. The police were getting called to our complex on a regular basis because to the quality of people they allow to move in. Our power went out on several occasions and never once were we compensated. The apartments are on a boiler system that does not regulate the water temp. It was almost a daily issue while showering that I would get scolded by extremely hot water. When I brought it to the offices attention I was told they would fix it. They did nothing. It was affecting our entire complex. We were coming up on renewal this last year and went to pay rent only for the management to tell us that we should have moved out already and gave us until the end of that day to move out because they stated they gave us our notice of non renewal a month prior. We had received nothing. Due to the stress it caused my brother who was living with me to have a seizure... Come to find out they had done the same to not only my family but about 6 others as well. All folks that had lived there for many years and all so they can increase the rent to new renters. We moved out in haste and were never informed when the final walk through would be. I was contacted by a debt collection agency in an attempt to collect charges that I was never informed of. When contacting the apartment they had stated they did not have my information. The debt collection agency confined the information was given to them by the apartment management. All in all these apartments are not worth the money they demand or the stress. If it were not for the fact you have to rate them with at least one star I would not be giving them any.
My wife two kids and I lived at Epernay for 12 month. In the beginning we loved Epernay but as we lived there it became a nightmare all the way until after we moved out. First of all if you have friends come visit or family even if it is one night make sure you have a visitor pass for their car. If you don’t get a visitor pass or if they do not park in the visitor area ( all the way by the office) they will be towed to the south side of the springs and be charged about 300 dollars. Even with the strict towing it didn’t stop random people who were friends of residents from living in their van in the parking lot. Secondly is the mice and ant problem. There are lots of mice and ants multiple apartments. We talked to a few neighbors and they had the same problem and it is a ongoing problem. Third is the resident above our unit smoked inside their apartment. We know this and it was a problem because our laundry closet would smell like cigerettes and sometimes our clothes in the dryer would come out smelling like smoke. Lastly you need to give a 60 day notice when you leave. My wife and I were blessed to get approved for a home loan and we gave our notice as soon as we got a accepted offer. Well we gave a 40 day notice and were charged a prorated 20 days when we moved out. The only good office lady isn’t there anymore who knows why she is gone but the staff is rude and never helps. I would go else where if you are looking for a clean apartment with nice staff.

Let me tell you about this horrible place to live. This is BY FAR ONE OF THEE WORST apartments in northern Colorado Springs. The staff is a complete joke. COMPLETE joke. They are severely unfriendly, they are uncaring about problems that you may have to deal with, while living there. I had to go speak to someone in the office, because I had friends come over to play tennis one night. My friends parked in the GUEST PARKING lot. Which was COMPLETLY empty at 12 o clock at night when they arrived. Tennis lasted till 2:30 in the morning. We all went to sleep with our cars still the only ones in the GUEST PARKING lot. Woke up the next day to find both of our cars gone, towed away. As I went into the office and explained what happened, they said you were supposed to have a guest PARKING pass in order to park there. We had no idea, no one ever told me or anybody that we needed a Guest Parking pass. I asked if there was anything that could be done and the manager immediately said "nope, sorry", there are signs at every entrance and exit stating unauthorized vehicles will be towed" yet there were no signs stating you needed A GUEST PARKING PASS. I tried to explain, but she was the rudest female I have ever spoken to. Please, please, please do not rent from this place. If you do your guests may be screwed! They have a standing contract with Klaus Towing to come around late at night to look and tow any cars around their lots including guest parking spaces. Irregardless of 20 or more open spaces near their main office. What a joke!
I've been here for almost 4 years! The ladies in the office and the maintenance guys are wonderful and respond to your requests w/in 24 hours. The community is next to Cottonwood Trail and it's a nice courtyard feel.
Living at Epernay Apartments is pretty good. The apartments were built in the 80's so they often get very cold in the winter. The hot tub is always broken and closed most of the time the pool is open. The staff are very busy but they can be friendly and helpful if you catch them at a good time. My husband and I moved in right after our wedding and it was our first place together. The reason we left was to move to Denver.
I like living here, but you do have to improvise. cons; In the summer time, you only have a box A/C, which doesn't provide enough cold air. In the winter we have radiation heat, which doesn't warm the apartment enough. So, we've purchase a floor heater. If you live down stairs you will have to live with an ant and mice issue. The smoke from other apartments, comes trough the vent in the dryer and from the heat in the winter time, when they turn on the heaters. Pros; we leave right next to a beautiful trail, in a great location in a nice neighborhood. We are close to I-25 getting places around town doesn't take very long. The prices are reasonable. The staff is friendly and usually respond to questions or request in a reasonable time. I also enjoy the mature trees, the grass needs work but the beautiful trees around the property make up for it.
