Don’t get fooled by the appearance of this building and amenities, you would be sorry There is absolutely no safety or security , every day I hear atleast 1-2 incidents about theft, missing packages, suspicious people entering building etc. management has been doing nothing to improve, it’s getting worse day by day. Pros: Apartment size and location Maintenance for appliances Cons: Security Move out costs High rents I would not recommend this, until the management does something to improve the security. I just moved out and was charged 1000$ for carpet, cleaning and paint on top of advance we paid and 1 month additional rent we paid for breaking the lease, even though I’m a resident of Essex for almost 4 years.
It is unsafe place to stay. We lost of Amazon fedexe packages and there have been reported car thefts from the parking garage. My car has been ransacked and I lost few important stuff along with my office ID. There is no physical leasing office and they rarely answer your call. The security here deteriorated badly and living here each single day makes you sitting duck
By far the epic and I believe the Essex management company are the worst in the rental industry. Package theft is high, communications with management is nonexistent. In 2022 I tried the leasing office, no one would answer the door (10 AM weekday). I finally found someone in maintenance who said the leasing agents do not work here, just sales staff. The only time leasing is ever available is for the most ridiculous things, for example ringing the doorbell to tell tenants to remove their door mats because it’s a violation. The tenants cannot find management when we need them but they will find the tenants to tell them they are in violation of something as small as a mat. The company does not repair common areas and if the elevators fail on a weekend the company will not request service until Monday. I found this out the hard way twice once after back surgery and then a broken hip. Living on the fourth floor and not a priority to these people but my mat is.
Management is rude and unresponsive. Unsafe, high crime rate.
On the good side: High quality apartments in relatively new buildings. Apartment issue maintenance is excellent (very fast and good resolution of issues). On the bad side: Terrible resident services and maintrnance of amenities. Not responsive, closes or does not reqsonably maintain amenities, even after residents repeated complaints, as well as significant amout of theft/break ins. Would strongly recommend considering other communities.
The leasing process is not seamless and the office never takes responsibility for anything. The roofs/floors are very thin, so the footsteps are very audible below. The fire-alarms go off easily once every couple of months and it’s unbearable to stay in the room/house. The only good thing I found was that the maintenance is very quick and I personally felt that the windows are very good. Avoid this property.
Overall, I think the amenities here are nice and the living arrangements are fine. However, there are consistent break-ins in the garages, and the apartment staff are unable or unwilling to install cameras or take any other steps to fix the problem.
This is the worst living experience ever. They are just looking to extract as much money as possible when you move out. They even promised an additional free parking spot which they never gave after moving in and put us in the waitlist forever. I have lived here for 15 months. First of all, the interiors are very poor quality. There are scratches on all kitchen appliances and shelves. They ask us to note down any damages during move-in so that we will not be charged later when we move out, which is a big lie. The carpet was old, damaged and had stains but still they are charging for replacing the carpet. Also, there were stains in the cabinets and shelves which just need replacing liners. But they are saying it needs paint and unnecessarily charging us almost 400$ for paint without breaking down the charges. They are taking advantage of COVID situation to not entertain you if you have move out concerns. Even if the managers are inside, they will not come out and talk to you. This is the worst experience ever. Leasing staff is unresponsive for any concerns you have. I would give negative stars if there was an option.
Please read my review and think twice before living in this community: We live in one of the apartments in building 3 of Epic community and the apartment is pretty nice and spacious and hence I continue to stay here. But time and again, we have had many issues and faced a lot of discomfort, specially because we have a small baby and any delay in services impacted our day to day life greatly: 1. During December month, my washing machine didn't work properly and I raised a complaint immediately. After some visits by maintenance guy and many follow up emails and phone calls, the issue still wasn't resolved. With the small baby at home, number of wash cycles needed during a week are more and we kept on doing manual washing and spent a lot of effort/energy in the same. It took them more than a month to finally replace the washing machine. 2. We were provided a parking space where there is no easy access to lift and there is lot of walking or stairs involved to reach the parking space. In the last 3 months, I have raised my concern with the management so many times that I am facing a lot of difficulty in carrying my baby to the car with and without pram and same issue while coming back to home from car. But they kept on postponing the resolution and didn't reply to my email concerns even when I told that this issue affects my decision of renewing the lease. Finally when I involved the community manager in the email chain, I have been told that my name is put in a waiting list for parking re-allotment. Now so many tenants have left the community during covid timeframe and many parking slots near to the elevator are empty. But seems like management is ready to postpone our issues and let us be uncomfortable rather than taking immediate measures to help us out. I still haven't been assigned a parking slot with easy lift access. 3. The swimming pool in the building 3 is supposed to be a heated pool, similar to building 1. But for this whole summer, it was never heated and we (us and our neighbours) raised many concerns about it. But seems like there too this attitude of not taking things seriously is reflected and the heater of the pool was never fixed in many months. Now, I have been really understanding and waited for months for resolution to my problems before posting this review but I don't think problems of tenants are taken seriously here and that's a big problem. Hope this review helps in taking your decision for staying in this community.
Both of my air conditioning units have been broken for over a month now and despite several (we're talking 10+) phone calls back and forth to maintenance and leasing, nothing has been done to fix them. Not only that, but every time I call to follow up on this issue no one seems to even understand or remember what my problem is. I understand we are in a pandemic, but experiencing a completely broken AC system in a home when it's 100+ degrees outside is in breach of the warranty of habitability clause. I have offered to get the air conditioner fixed myself, but have been told I cannot. This is getting absolutely ridiculous. I pay an insane amount of money to live in a place that doesn't have working appliances. Additionally, there are constant package issues with this apartment. They get lost nonstop, are left in front of the leasing office for no apparent reason, and are locked in random post boxes with a seemingly missing key to retrieve them. The walls and floors are paper thin (I can literally hear my upstairs neighbors walking lightly from room to room). And the fire alarms have gone off at least 6 times in the last month for no reason. My cat is now terrified of the TV making noises because she thinks it's an alarm. The one thing I will say is that Rosey in the leasing office is incredibly kind and helpful. I unfortunately haven't been able to work with her through this insane air conditioning issue, but I did really appreciate her help and guidance during the move in process. She's the one saving grace to this place. All in all, I highly recommend you continue your apartment search and skip this place. Unless you want to be sweating nonstop, constantly kicked out of your apt due to alarms, and spend a good chunk of the day listening to your neighbors conversations against your will.
I was shown the Epic and initially thought it was worth the premium when i saw the show unit. Move in day comes... the keys don't work and need to be reset (okay no big deal weird warning sign). We get in and the place has scratches/scrapes ALL over the floors, if I had other options (already had movers coming and gave notice to other place) I would have refused; I told them this is embarrassing that they would give a place in such a state; the lady doing pre-inspection writes it all down. Started moving on this hot July day; find out the Air conditioner is not working at all. Make a ticket and call them about it. We move in sweaty from the day and cook our first meal and the oven starts smoking like CRAZY; the whole place is full of smoke; we do all the measures to stop the smoke alarm from going off. We end up cleaning the oven ourselves. The air conditioner ends up being 3 weeks before repairing (yes in July) this was after phone calls, emails and in person complaints and asks for updates (they never were forward and updated on their own). Of the 13 month lease the chargers in our building have worked 7 of the months (sorry EV owners). Other issues: - Rent raises every year to maximum legally allowed - Air conditioning down 2 times a year (its actually broken as I write this June 2019 Ticket (made 12 days ago)) - Dog park tons of flees and ticks. - Community not friendly no one talks to each other anymore as everyone is miserable about current state of place - Common areas not properly cleaned/maintained (example elevators broken/dirty) unless you make a ticket and baby sit the ticket - their teams as they cant do it themselves - Weird gross orange spill in corner of garage that goes unnoticed for 6 months (Hello no cleaners? Anyone checking the property?) - Garbage disposal not working on entry (hello, does no one have pride of their work or inspect anything?) - Carpet not installed correctly on entry and required a battle to get it fixed (and the fix required no material just a proper pull by a professional) - Neighbors blaring loud music all hours of night - Packages missing, lots of theft because packages left at door step (rumor across the residents was one of the employees of Essex was stealing and got caught) I feel we got bait and switched. The walk-through of the show unit was perfect; the place ended up being a nightmare. This place is not cheap; you can get properly maintained properties for cheaper all across San Jose/ Santa Clara.
The apartments are new and nice. The Leasing staff though. Very rude and disrespectful. Also watch out for the unexpected costs that they might add to you move out costs. Make sure you check with them what their cleaning and paint standards are. They'll charge you unproportional amounts for the work that's needed to be done. As another reviewer mentions below, their "initial inspection" is useless and they wont let you know anything in it. They'll hit you with a big bill once you move out.
If safety is important, don't consider this place! I got a lot of stuff stolen from the store room in the garage storage rooms, I heard of multiple other complaints from the residents as well where the storage latches were broken, bikes were stolen from the patios on 3rd floor and what not. On top of it, there is no night time patrol or enough security cameras. Every other resident I talk to has a new story to share.
So...I have never been the victim of a burglary, but epic apartment made sure that it changed. My storage space in the basement of the building got burglarized. Officials in the leasing office say that they take all the precautions, but that's far from true. I have never seen a security guard on patrol during the night, and this particular burglary in question was a nighttime job. And this is not a sole incident. There have been incidents which I have come to know about personally, where bikes have been stolen from storage space and balconies of the apartments. And to add insult to the injury, their hospitality is pretty cavalier. The officials didn't seem to be concerned about the fact that a burglary had happened on their premises, and nonchalantly told us to file a police report. So much for customer service. So, if security is something you care about, and most probably you do, this is not the right place for you.
Epic Apartments is a pretty good value in Silicon Valley considering the choice. It is located near the end of a quiet little area called River Oaks and is walking distance from a park and backs up to the Coyote Creek Trail, which is a 5 mile loop trail nice for running and walking. The apartment itself is large and open (we have a 2 bedroom) which large closet space. It is quiet, and the amenities for very good with a nice gym, a great large, "Hawaii, Hotel-style pool (almost). Compared to apartments in the area, it is a great value.
Pros: New construction Good build quality - doors, cabinets, hardwood flooring, fit and feel is top notch. Excellent Amenities Close to major highways and express ways Good/open floor plan with actually usable square footage. Unlike many other places which may have more square footage on paper but usable square footage was much less (either due to fireplace, big patio but small rooms, sectional walls, etc.). Seems like this was one of few apartments where architecture actually designed it for families to live-in. Friendly neighbors Bunch of resident events every week Cons: Pricey Apartment Interior paint is of extremely poor quality. Just rub your hand on the wall and it will come off - seriously! Doesn't go with rest of the material quality used. Visitor parking is a pain Overall accessibility is cumbersome due to their electronic lock system So far experience with folks in management office has been a hit or miss
