Welcome to this well maintained classic Midtown duplex with tons of space and recent upgrades. This home is in a very walk-able neighborhood; Crosstown Concourse is a 5 minute walk away with various shops, bars, and restaurants. Overton Park, with green space, nighttime concerts at the Shell, and the Memphis Zoo, are less than 1 mile away. Downtown is just a short 7 min drive away. If you work out in the burbs - the interstate or Sam Cooper Blvd are very easy to access so you can easily go anywhere in Memphis. You can't beat this location. The neighborhood is great and very safe. The neighbors are great too! My wife and I (the owners) lived in this duplex before renting it and we still manage the property ourselves, which means you deal directly with the owner rather than a PM company or a corporation. We love the house and take very good care of it. We don't take forever to take care of maintenance problems.
This home is located in Midtown just minutes from the Crosstown Concourse. It has tons of space and many recent upgrades. - 2 beds + 2 baths + a 3rd room (no closet, so technically not a bedroom) that makes a great office, + a dining room and living area. - 1800ish square feet - Brand new roof & new plumbing (you never have to worry about a leak!) - Bathrooms have recently been renovated and upgraded - Stainless Steel appliances in the kitchen - AC is only a few years old and works great - Washer and Dryer hookups (and a washer and dryer will be left behind by the previous tenants) - Covered porch - Parking for 2 cars in the back, plus an additional parking spot in front of the house - Mudroom - Storage space is available in a secure shed in the backyard - Lawn and yard maintenance is taken care of by the owner - Neighbors are very nice and quiet - All of this plus you would never have to deal with a property management company. Owner takes care of all maintenance and rent collection through an easy to use online portal. The rent is $1600 a month with a 12 month lease minimum. (the unit will be rented unfurnished) Rental Requirements - Credit score will be evaluated - No prior evictions or bankruptcies within 5 years - Criminal background screening - Proof of good rental history. - Must have a net income that is 2.5x the rent.
