Situated just outside the historic district boundary, 40 Clinton Street finds itself on the cusp of a neighborhood distinguished by its landmarked brownstones and brick-clad row houses. Peppered with apartment towers not unlike this co-op, the idyllic location is near the boutique stores along Montague Street and the gourmand eateries and cocktail bars on Henry Street. Completed in 1964, the eleven-story building features an unassuming facade clad in red bricks with white-framed aluminum casement windows. Featuring space-optimized midcentury layouts, the cooperative offers basic units with reasonable maintenance fees starting below $450,000. “It couldn’t be located in a more ideal location for someone looking for good value in the neighborhood,” says Michael Sussilleaux, a broker at Compass. Plus, he says being near Downtown Brooklyn “affords all the convenience one could ever need.” One-hundred-fifty-three apartments across eleven stories range from studios to one-bedrooms. There are, however, a dozen or so combination units with two and three bedrooms. Sussilleaux says the apartments have “plenty of closet space,” “spacious living rooms” and “formal foyers.” Even studios like #3A have four closets, a large living area and an alcove area for sleeping; it sold for $430,000 in the second quarter of 2024. One-bedrooms have two floorplans: a split layout with a foyer that leads past a galley-style kitchen to a spacious living area; and an alternate arrangement with a dining-room-foyer-hybrid and a larger kitchen. The most recent one-bedroom transaction netted $590,000 in the second quarter of 2024. Perhaps the grandest listing, #PHB/C, is a top-floor two-bedroom conversion unit with a walk-in pantry, a 22’ by 20’ living and dining area and a large private terrace; it sold for $1.6 million in the third quarter of 2023. The elevator building has a part-time doorman, maintenance staff and a live-in superintendent. The co-op offers essential services and amenities within well-kept, slightly outdated common spaces. By far, the favorite amenity is the newly remodeled roof deck, with its landscaping, lounge furniture and panoramic views of the Manhattan skyline, the Statue of Liberty, Ellis Island and Brooklyn Bridge. On the lower level, residents can find laundry facilities, personal storage for a small fee (currently waitlisted) and a bike room. In recent years, the co-op board improved the building, including installing a new HVAC system and windows, and renovating the hallways. Additionally, there is a third-party-run parking garage just next door, which offers competitive monthly rates. The co-op building is located on a side street that primarily functions as a throughway for traffic going to Tillary Street across Korean War Veterans Plaza. The neighborhood is adjacent to many Brooklyn government buildings along Brooklyn Bridge Boulevard, including Brooklyn Burrough Hall, Kings County Supreme Court, the Department of Education and the U.S. Attorney's Office. To the west, residents can access all the green space at Brooklyn Bridge Park and prime views of the lower Manhattan skyline. Local restaurants and bars — like Henry’s End, L'Appartement 4F and Poppy’s — are frequented along Henry Street. Being adjacent to downtown Brooklyn, there are many cultural institutions and shopping destinations, including BAM Harvey Theater, Atlantic Terminal Mall and Barclays Center. Residents can shop at local grocery markets, including Key Food, Trader Joe's and Whole Foods. This co-op is conveniently located by multiple subway stations. “Considering the proximity to public transit, it’s better than most Manhattan neighborhoods,” says Sussilleaux. With more than eight nearby subway stations, residents can access nearly all the trains: the 2 and 3, 4 and 5, A and C, Q and R, and F lines. Additionally, nearby thoroughfares — the BQE, Brooklyn Bridge and Manhattan Bridge — make getting around Brooklyn and to Manhattan easy. For local trips, there is a Citi Bike station on the corner at Montague and Clinton Streets.
