You must have sufficient income. The total of your monthly income before taxes must be at least 3 times the rent. All of your debts, such as car payments, credit card bills, consumer loans, etc., cannot exceed 35 % of your monthly income before taxes. We must be able to verify your income from pay stubs, employer contact, current tax records, or bank statement. Exceptions may be made for applicants with qualified co-signers or with increased deposits. 7. You must have at least 6 months on your present job or in the same type of work or, if you are not employed, be able to show dependable income from another source. 8. We receive a reference from a present or previous landlord which reports that you: ! Were disturbing neighbors ! Were gambling, engaging in prostitution, drug dealing, or manufacturing drugs ! Did damage to the property in excess of normal wear and tear ! Were violent or made threats to the landlord or to neighbors ! Moved without proper notice g. Any member of your household was convicted of a serious felony. h.
