Horrible management, issues with almost everything imaginable: theft, water damage, and even customer service. Steer clear of this place.
I lived here Dec 2022-Dec 2023. Overall, not bad - the suites are basic in terms of layout - absolutely nothing special. The appliances are stainless and the finishes are - well they are cheap but look good. If apartments could be knock-offs (aka cheap but made to look expensive), that’s what G17 is. Nothing wrong with that except they increase the rent by $100 per month every year when your lease expires, so you end up paying for the Louis Vuitton anyway but only ever get the fake bag. lol More importantly, the set up is kind of annoying - all of the buildings face the basketball court and that’s great except when you’re trying to sleep at 11 pm on a weeknight because you wake up at 4 am. The floors and walls are paper thin. You can hear EVERYTHING above you, below you, beside you and you can hear every conversation from the hallway through the doors to the suites when you’re walking by. The office staff turned over three times in the 12 months I lived there. The clubhouse is essentially a glorified kids area with a gym (the gym wasn’t bad actually for an apartment gym). The elevators are always full of garbage; only one goes to the parkade; and I can’t tell you how many times I found random stuff in the stairwell (liquor, fast food, cigarette butts…) The cleaner was great but he’s only one person for four buildings. The drain in my shower was clogged when I first moved in; the air conditioning only works if you’re in front of it - aka it does nothing for your bedroom - and these places get really hot (especially if you face west); the ac dripped all over one day and ruined a tv; I found a random street person in the garbage room one day; the parking situation is ridiculous - also your visitors have to pay to park. At 17st. And Whitemud…… not joking. Short version: give it a whirl for a year, but don’t unpack all of your things because 12 months and walk way is the only way to “beat the house” at this establishment. Oh and they seem to charge $200 cleaning fees in deduction from your damage deposit no matter who you are or how well you cleaned your suite. I could be wrong about that last point, but I stand by the rest of this review a hundred thousand percent. Good luck if you’re considering G17; but for value - location and quality/experience - you can get so much better for the same or just a tiny bit more elsewhere in this city. Just my opinion.
I absolutely love it here. I am starting life over and it has been amazing. Not only is my suite perfect. If I need help with anything or something needs to get fixed, it’s addressed right away I am heard. And I have to say the women you have in the front office are God sends. They love the kids here. They protect the kids here and that is such a nice feeling knowing there’s extra eyes looking out for my wild children who have found amazing friends of all ages in this community. Brandy has been an absolute pleasure to interact with. She really cares about the people here she makes you feel like you’re part of the family and feel so welcome and when you’re starting life over, it can be pretty overwhelming. It’s nice to see a friendly face that actually lives in the community that’s with your company, you know somebody’s really looking out for you and I just think it’s pretty amazing that you do you have somebody living on site that’s made themselves available even after hours if you really needed assistance. Don’t let those girls from the office go. They are a great team and really make this place what it is on top of the other staff who are just as friendly. These guys learn your name and make it a way more human experience in this crappy world we live in. This is a great set up. I’m so glad I found it.
