Property Ratings at The PEAK
This building is such a disappointment since it's so new and yet has two serious problems: it's way too hot, and way too greedy. While the building in theory is new and perfectly fine, there are serious design and financial flaws in the building. It was constructed to be a "Passive House" that needs no central AC, and temperatures are supposed to stay below 25 in the summer, but this is not the case. The system that is supposed to recirculate air has basically be malfunctioning for a whole year and now in the summer it's getting hot again. Residents have been told the system has been looked at but still hasn't been fixed. You won't just be sweating in the summer, essentially from March all the way until October, if you don't have a portable AC, you will suffer. Doors are also paper thin and most scrape against their fittings. They do not dampen any sound. You can also spot painting defects on most walls, although to most people they will not be very visible. In hallways, you will also frequently see exposed panels where maintenance seems to have left jobs half finished. The whole unit is rented, so there is no strata or panel that you can appeal to in order to get issues resolved. This means that things like access to the "party" room is strictly at the whim of the property manager. It costs $80 per hour to rent the small space. There is a small rooftop patio which is free to use however. You also pay for everything when you rent here. You will pay 100% of electricity, 100% of water, 100% of internet. There is no public wifi either. Parking spaces is an additional cost. EV charging is an additional cost. Storage comes in small and large sizes, both come at an additional cost. Nothing is complimentary in this building, aside from the geese that visit. I'm told by residents who have lived here longer than I that rent also increases every year despite no value being added and long standing persistent issues. If you like the area, I would recommend investigating the building across the street. They have central AC, and a massive amenity space that is free to use. Until the property can solve the heat issue with the building and adjust the prices for that amenity room (perhaps free to use once a year, $80 for a full day use subsequently), I cannot recommend this building. The support staff they have on hand is great and the building itself is very clean, it's the owners that need to add value to property otherwise no one will want to live here.
