There’s been a constant of issues while staying at Escena from incorrect rent amount (resulting in delayed payment), untimely maintenance requests, issues with people dogs, and broken mailboxes to name a few. The resolution time is horrible and has made living at Escena unbearable and wouldn’t recommend anyone to rent here. Once my lease is up I do plan on locating to another property.

The location is amazing but I wouldn’t move here knowing what I know now. Maintenance takes forever to get anything done. I placed a request multiple times for multiple issues that have come up since moving in. I’ve literally waited over a month to get them to finally come out. It looks nice, but even the more updated appliances crap out and you can forget getting it fixed in a timely manner.

Very unaccommodating. Takes forever to get a work order done. They do not take any work order requests seriously and are always making excuses to not complete a request in a timely manner. I have had multiple issues since I moved in 3 months ago that were overlooked and not taken seriously unless I really pressed the issue!!!

the worst place I've ever lived in my whole life, every time something stops working and the management of this place is rubbish, rude manager, apartment completely old in its electrical work, all the time your appliances burn out and they take months to fix , the pool most of the time is closed for maintenance that never ends, the worst experience of my life

Maybe if I give them a score that will affect their ratings, then they’ll actually take the time to address the fact the my AC unit has been having issues since JUNE. Yes, since June in the VEGAS heat, we’ve been having issues with our AC unit not circulating cool air. All maintenance requests have been closed out as “resolved”, but I am still having to go downstairs to tap the contactor on the unit to get the fan going. Which I feel like actually might be kind of dangerous for me to do myself, but I have a baby and need cool air to be flowing in my apartment since we live in Vegas. The downstairs neighbors AC unit (might I add, is currently unoccupied) was looked at by the vendor and fixed before fixing ours. Save yourself the time, do not move in here. If I could give this apartment complex a negative rating, I would.

You could rent this same size apt for a lot cheaper in Vegas, but they charge more here bc they consider it to be in a Summerlin, which it's not. And they don't include water btw, that was an extra fee added to your rent. I do love that a lot of shopping is nearby, but that's about it. All the neighbors are loud, upstairs ppl smoked weed all the time and you could smell it from the vents. And they were awake from like 9pm-9am, pounding and pacing all across their apt, which has "hardwood" flooring. So yea it's loud. I found their playground to be so dirty, several times there was broken glass all over. I call a maintenance guy that was nearby and he just ignores me. There's dog poop all over the place, ppl could care less. Maintenance always wants to come and fix any issues in your apt when you're not there and I don't trust them. The 4 poeple in the office are pretty useless. So many working there and all clueless. They charge you a $75 late fee if you pay past the 3rd, and we were told past the 5th when we first got there. And when we left Feb 28, 2018, I get a call a week later from a rude woman asking when I'm paying my rent...wow.

I agree with someone else who stated, this place is a joke. Management is so horrible that nothing will ever get done for you. I had the lead manager Mayra, or something like that, come to my apartment and put in her phone two things that were to get done and assured me that they would be done the next day. There was no follow up, no maintenance done and like always never did get done. I have like three outstanding work orders that never were dealt with. I am not living there any longer! ConAm is the worst to deal with as well. The actual management company will not even respond to you. They just take your money and thats all they want. Be aware that they trick you at the end of your lease and charge you not only all of your deposit but then they want more. When you sign out and end your lease they'll say, " no you don't owe anything...." then smack, the collections company is after you. Eric is horrible as a manager. He and the other girls need to get new jobs. I really don't know how they even got hired. Don't bother with this place.....take your money somewhere else where they won't steal it from you.

I thought these people were pretty cool at first. I even defended them when others talked badly about them. I did my best to work with them when we had problems, but the simple fact is they don't care. Bizarrely, everyone I speak to in the office I swear, is told to figure me for a liar. I feel like they never believe what I'm telling them, like I'm going to make up problems... It's just ridiculous really and I'll be moving out shortly since their answer to the problem several times now is always to just to tell me move out, well thanks, I guess I'll move out. Unbelievable.
As you see here they have too many vacancies almost triple to what any other apartment complex in the area has and the reason people move out just after they finish their first lease or other many who break the lease because they are sick of tired with the management staff. Rather than saying things that cannot be proved online and sound like an opinion I want you to take a look at the outside A/C units that they have in the complex, The brand name is YORK and they are around 25 years old outside condenser units as old as the complex, they were never replaced since the inception, They only changed the ones close to the leasing office and the model homes to deceive prospective tenants during walk around, This apartment complex is infested with units with inefficient A/C systems than cannot keep up with las vegas extreme and prolonged heat, If you come in any day between 1pm to 5pm you will see the maintenance crew running to show up for work orders not they are not skilled or knowledgeable to fix or diagnose anything, maintenance and management will blame you why the A/C is not working by claiming that you don't know how to set the temperature on the control unit which is ridiculous. after persistent requests because obviously maintenance cannot fix the problem the office will hire a fraudulent vendor (Abbey Cooling) who will find the problem but then submit a report to the management that everything is fine so they won't spend 5000 or more on replacing faulty units and components, what happens is that you will end up with a utility bill that is equal to half the price of the rent during all summer months and that is what happened to me and to most tenants who flock to the office everyday requesting a solution which the management will always refuse to do anything that will fix, they will send their crew every time but if it costs more than 30 dollars to fix forget it. Mayra the manager is a hostile and belligerent person who will blame the customer for any problem hem she or they having, Do not expect Conam the parent company to help you with anything since Norma is friends to the management at Avery villas. If you looking to experience this kind of continuous pattern of frustration and difficulty move in they will treat like a king when you sign the lease but after days you will know who they are, Mayra and conam and their maintenance should be ashamed of themselves.

We hate for any of our residents to be without A/C, especially at this time of year, and we apologize. A/C units are our first priority right now when it comes to work orders. Throughout the day we communicate to our maintenance team immediately when an A/C call comes in so they can respond within an hour during business hours and within two hours after hours. We want to assure you that the maintenance and the office teams have a clear understanding that these issues are priority and get bumped to the top of list for completion. I have to say, I'm quite happy with the apartment itself - but the management makes this place miserable to live. Maintenance does shoddy half-jobs and you have to fight for simple little things like water cleanup after a small flood. Moreover, their office hours are entirely contained within my working hours, so unless I take time off work I can't even speak to someone about my issues until the weekend. USPS also has a fun habit of dropping packages at the office, which Avery/Conam calls a "service" but it's somewhat less of a service when you can't get to said packages 5 days per week. When I asked about the possibility of expanding office hours, like very other service business has had to, I was simply told that it's been that way for years and that was all the justification they need not to change them. I guess progress and change are things that never happen in Avery/Conam's world - unfortunately for them that world doesn't coincide at all with reality.
I have live at Silver Shadow for almost a year now. My kids and I enjoy living here. my lease will be expiring and I will be renewing my lease. Since the beginning the leasing office has been very helpful. There is new management but they great. My apartment is upgraded and the price I pay for it is very reasonable compared to other apartments around the area. The most important thing for me is my kids and they love it here. they have a playground and a mini soccer field. My kids are out there almost every day. Obviously there is times where my work orders don't get done the same day I report it but maintenance does not take more than three days to complete my work orders,, if its an emergency they get it done immediately. I've seen they are doing a lot of upgrades and that's another reason I have decided to stay. Overall I would recommend this place to anyone.
This place is a joke...It's not worth the rent. Although there is new management this place is terrible . Maintenance is a joke. You might be lucky to get your maintenance request done within the same week. Don't hold your breath. The apartments are out dated....there is no linen closets...the kitchens are not spacious at all. I could go on and on for at least an hour...point being don't waste your money on paying rent here. Don't believe the hype that Silver Shadows try to do to lure u here. Our lease is up at the end of August and it can't get here quick enough .
I have never had a problem here, ever since management has changed everything is taken care of quickly. The front desk people are kind and very helpful. My apartment is nice as well. I'm happy.
I just moved in 2 months ago and so far it is a comfortable environment. If you have children there is a nice little park, indoor and outdoor pool and a small soccer field for them to play in. One fall back is there is no bus service for the children to get to school so if that is important to you, keep that in mind. However the school district is rated pretty high.
I've lived here for two years now and have seen it go through a couple management companies. The current one is genuinely trying to change the appearance that the other companies let go. They have updated the apartments, they updated the pool and clubhouse area, as well as set up a new dog park, children's park and a soccer field.
