Property Ratings at Essex
This place shouldn't be allowed to be called "luxury." Everything breaks in the apartment and maintenance guys either don't know how to fix it or take weeks and months to fix it. Shotty painting work, cheap materials, bugs everywhere. Weirdos in the neighborhood, office management couldn't care less. Do not do it. You will be frustrated beyond belief.
Charged for a "Pool View" and the Pool has not been open once since we moved in August 2021. Memorial Day weekend is 2 days away and the pool is a concrete pit . They are trying to charge $500 more for renters this year than last year. A 25% increase in some cases! Almost begging us to leave so they can collect another deposit
Long review - but it will save you money! This place is advertised as 'Luxury'. There is nothing luxury, it's lucky to be moderate. The property's landscaping is really pretty but the buildings are dirty and dingy. Often garbage outside and in the hallways. There's no central package location so there are just random boxes and packages everywhere. The 'newly remodeled' with the lowest grade materials that exist, they make IKEA look high-end. It's too bad, with a bit of paint and some work this could actually be a luxury property, it just seems like the company gave up. The advertised amenities do not exist - the pool was supposed to be opened daily until 10p when we signed our lease, the pool never opened, we were told by Alex (former property manager) it was because it needed repairs and since it never opened it seems the repairs were never done. With the pool area is an advertised BBQ and picnic area - that doesn't exist. There is a clubhouse, it's open Tuesday - Saturday 9a - 6p, since we work there isn't a time for us to use it - so it's a nice on paper type of thing. The 'state of the art' gym is a dingy room with no air conditioning, two ceiling fans but only 1 works, with a few dated pieces of equipment, it will do the job but certainly not 'state of the art'. 'Complimentary package acceptance' is not a thing, there is no central drop-off for packages so good luck tracking the building where your package is. The door system is an antique call box system that you can't hear, we just click DOOR whenever someone rings because there's no way to have a conversation. Bottom line - a complex tends to have higher rent because it offers amenities, when there aren't actually any amenities, you're just paying high rent. If you are looking for amenities for the price you're paying, this is not the place. If you need a location close to 128 and the mall, this would be it. There are other properties very close that are within the same price with a load of amenities that ARE available.
It didn’t have to be like this. They didn’t have to charge me 300 dollars in my security deposit for dirt behind the stove and touch up paint. They didn’t have to consistently not answer the phone or be rude whenever you talked to them. They didn’t have to install terrible appliances and not fix them when you ask. They especially didn’t have to let the trash go uncontrolled to the point where it is covering the area around the dumpster with old food and broken glass. But they did all those things and for that reason I can’t in good conscience allow anyone else rent from here without getting this off my chest. Please consider another location, it is not worth the money or the annoyances you will go through.
*LONG BUT WORTH THE READ* Moved in the beginning of may and at first I let a lot of little things go like; * dishwasher not installed completely * cabinet and drawer knobs falling off * cabinet doors not tightened * air conditioning is more like a fan Then I put in a maintenance request for the ac thinking maybe something was wrong, guy came in looked at the filter shrugged his shoulders and said everything looks fine. Maintenance request for my bathroom lights not working even after changing the bulbs and flipping the fuse. Guy shows up when no one is home and proceeded to check the wrong bathroom and leave a note saying everything looks fine. Now realizing a lot of the outlets throughout the apartment do not work. I've tried emailing and contacting the manager and he either doesn't answer or says he'll call me and then does not. Oh and the amenities everyone pays so much for: * Pool was drained (great! Finally!) it needed a good scrubbing anyways, days later the pool is filling back up without being cleaned... at all! * Gym only open during office hours (9-5) you know when most people are working!! Overall I'm severely disappointed in mostly the lack of communication or even acknowledgment.
JKR properties stinks. To get more money they put hardwood floors on the 2nd & 3rd floors. The place doesn’t have enough soundproofing between floors and it’s like living under a basketball court. You can’t even hear your own tv and management could care less. Rich in maintenance is the only good thing about the place.
The company kept the security deposit ($600 to paint and $150 to clean the carpet). According to the manager, you have to clean the carpet professionally. Be careful, because it doesn't matter if you leave the apartment clean. They don't give the security deposit of $750 back.
This apartment complex is to be avoided at all costs. We lived there for only 6 months, and in that time we had the following problems: - the fire alarms would go off whenever we used the stove and oven (even when we were just pre-heating the oven!!) - the door alarm did not work - the battery died, and was never rep[laced - a piece of siding fell off the outside of the building above the driveway - the back door never worked, and was never fixed. the door would not stay shut - when it got cold, the front door frame warp[ed and would not close. during a storm the front door blew open, and the wind then pushed open the back door (see above) causing damage to our property - pictures and mirror knocked off the walls, etc. - vent fans in the bathrooms fell out of the ceiling - the A/C unit was blocked, and water ran down through the downstairs ceiling - knobs kept falling off the cabinets. The reason? According to the maintenance team, the management ordered screws that were 1/4 inch too short, so the knobs could not be attached securely (seriously. I couldn't make this up.) Now, on to the financially shady operations at work here: - when we signed a lease, we gave them our rent and deposit. after a few days, they came back to us and demanded an EXTRA amount for the deposit, claiming they didn't collect enough when we signed the lease - every few months, they would demand additional money that was not specified in the lease, and if we didn't pay they threatened us with eviction. And finally: - when we moved out, we scheduled a "walk through" of the apartment with the management staff so that we could review the condition of the apartment. We painted and cleaned the apartment so that there was not even a mark on the walls. We scheduled this walk through with the head of the office, and he assured us that his staff would be there at 1:30 that Saturday afternoon to conduct the walkthrough. Well, when we showed up for the walkthrough, after driving for 4 HOURS to get there from our new place, the office staff said "sorry, I'm busy and can't do that today." - we contacted the manager, to no avail. - after emails and phone calls, the manager finally said he would walk through the apartment the following week and get back to us. - 2 weeks later, they have not yet gotten back to us about our deposit STAY AWAY FROM THIS PLACE.

Do not ever consider renting here,,, It's nothing close to luxury,,, Staff is rude, they never answer your emails or listen to your concerns, all I ever got as a response was the office is closed, I am away on vacation,blah blah blah 1-We were forced to sign a 14-month lease instead of 1 year. 2-They charge you $100 more if you pay online, so I had to send the lease check every month at the office, and they open at 9,while i had to be at work by 8:30. Aweful experience 3-Super overpriced for what the amenities offered. The pool is never open, they closed it different days with no notice . 4-Snow removal is NOT included,even though they say it is,the road was never ever cleaned and during a weekend snow storm last year they said we open monday, that 's the day we'll remove the snow. And by monday we received an email they were out of salt to poor on the sidewalks and driveways. Ridiculous and dangerous 5-They never ever give the deposit back.When we moved everything was left nice clean and functional and the girls said you'll receive the chech within 14 days. When we reached out after the dead line they said we used the money to paint?!!! makes absolutely no sense . Overall it's horrible they just want to suck as more money as they can out of you. My family had the worst experience living here. Hope i can help and give a hint to anyone considering living here. Don't...You'll regret it!!
Worse place to leave in Peabody ( comparing what I pay and what they offer). I called them to clean the driveway and shovel the snow. Main office told me that they don’t have salt. Except that customer service, and the manager of the office don’t know how to talk with their customers. Every time that I have had a problem I have left a voice message but customer care and manager never called me back. The prices go higher, the service gets worst... Can’t wait to be out of here.
They charge you for luxury but never answer phone calls, e-mails, and you never feel safe because they don't have cameras. The only luxury thing to these apartments is the swimming pool, but most of the time the water is not clean. The company doesn't clean the driveway. I have called a couple of times the office to shovel the snow but they didn't come because was waiting for salt. Melissa, the manager of the office is rude, and unresponsible. I gave her a list of items that company has to fix in my apartment but she lost it. She never know what happened in her office. I left the apartment cleaned and not damaged. The office staff is friendly, helpful, and always has a smiling face on no matter what day it is. The maintenance staff is very knowledgeable and quick on filling requests from the residents. The property is in a great location on the north shore and the new renovations look great!!! I am more than happy to call Essex Apartments my home!

We moved into this apartment in July of last year. In the last year of our lease, we have had nothing but complications since it was taken over by new management and renamed from Avalon to Essex Apartments. First to start, they were redoing the hallways and decided to rip up the carpet on Memorial Day when we had company over and made us practically play leap frog on carpet squares to get to our second floor apartment. Next, the amenities which they always advertise but are NEVER OPEN. The gym was closed for at least 3 months of our lease for "renovations" and all that was changed was new carpet and wallpaper. The pool has not even opened this summer yet and its halfway through JULY! They told us it would be open today and guess what?! They are still waiting for repair work to be done so it will still be closed for god knows how long! AWFUL AWFUL AWFUL. Not to mention the staff is VERY RUDE and even corporate is just as nasty! They don't care about their tenants and making them happy they just want to suck as much money from you as they can and then keep your security deposit to top it all off! Would never recommend this place to anyone I know!

Originally from this area. Across the street from the North shore mall, within a mile of Liberty Tree mall. 1 minute from highway yet it's quiet and peaceful, Rent is a bit high, but worth paying for the convenience of location.
