We have lived here for almost 3 years & it has only gotten worse. Constant issues with roaches & battling an air conditioning unit that stops cooling every few months. Staff is unkind & unhelpful in navigating these issues. We will not be renewing our lease.

Current Resident. Walls and flooring are too thin. Even if someone walks on floor(2nd floor apartment), hanging kitchen lights of the 1st floor apartment starts shaking. Not good for family with kids. Will end up paying fines for the noise generated because of low quality construction, and may end up in eviction as well if there are multiple complaints. Paid fine already. And now moved out my family out of this apartment. Wont be coming to it again. Office staff is very helpful during lease signing and move in only. Dont fall for it.

Walls and floor is thin. Even if you walk, its too noisy for the people living in the apartment below. Paid fine 100$. I am on 2nd floor. 1st floor person complained about noise due to kids walking/running. Got notice from leasing office for eviction for subsequent occurence. Wont recommend to anyone.

The model they showed me didn't include any granite countertops or stainless steel fixtures. I wish I had taken pictures of it because I was confused about why I would have been interested in something that was dated and cheaply made. When I went home afterwards and looked at the pictures, it is definitely not what I saw in person. I sent them an email asking about it, but they never responded back (after several emails back and forth previously).

Lots of families and its quite at night nobody outside. Management and maintenance handle any issue very quickly. The 121 access is perfect for my wifes commute!
Estancia's online system allows you to set up recurring payments, I use this feature with all my bills, cars, phone, everything. Anyway apparently their system requires an end date for this recurring payment feature so apparently I put the max which was a year. The thing they do not tell you is that the system does not ever notify you of the payment being withdrawn or when the 1 year is up. So a year later I thought nothing of it until I received an eviction notice. After 4 years of being a good tenant and never being late. So I paid even the late fees and requested a little courtesy since this was a simple misunderstanding. Well no luck. It appears a one time mistake cannot be forgiven and there will be no refund of the late fees. Even my bank years ago waived the one and only time I had overdraft fees. Not to mention every system I use for autopay has all kinds of notifications, notification before they take the money notification after they take the money, thank you for your payment, it is almost annoying but it really comes in handy. I am just sorry I cannot put less than 1 star. How ridiculous that there is no courtesy for a good tenant or customer all I am told is there is a policy. Well all companies have a policy but they usually treat long standing customers well.
I lived there for 1 year with my family & moved out after lease ends I didn't know that this place has serious noise issues. The landlord knows that I've a family with small kid. They gave me a 2nd floor unit and when my little one jumps a little bit the noises go all the way down. These apartments have serious noise issues if you're living on 1st or 2nd floor. I kept hearing noises from tenant living on top of me all day/middle of night even if you walk slowly or fast with heavy steps. Those noises can make you a patient & mentally disturb if you stuck in apartment. Me and my family lived by harassed neighbors all the time that comes and complain all the time that my kid making noises. I complaint few times to management about this but they won't listen or taken any action. The construction is poorly made and make you sick living there
Don't lease an apartment from Estencia at Ridgeview Ranch because they are a scam and greedy company want to rip you off when they can. I paid my rents on time each months and I follow their advice for early move out. I don’t think I did something wrong and they are trying screw me over. Stay a way from them!
