I lived there 4 years. Roaches in the water system. Impossible to get rid off. Had multiple leaks throughout the years. Had to cover all my furniture for weeks for them to fix it and every time it rained you could see it seeping into the walls. Maintenance is nice but very cheap fixes. I put in to fix my microwave two times for it to break days later and just give up. Also tried to get window treatments fixed multiple times for it to be disregarded. Payed over $900 in pet fees over the 4 years only to be charged over $1,300 on my move out. Was told not to worry about paint or floors, refused to give me paint numbers so they could charge me $500 on the way out for painters. Typical landlord apathy.

Very cozy and tucked away while being in a great location, not too close or too far from the city. I absolutely love the vaulted ceilings in my 3rd floor apartment and the layouts for each apartment are designed very well.

Warning!! if u want to live at an apt that doesbt take care of their tenants here is the place. Full of roaches spiders and snakes if youre on the first floor. And if your property is damaged they will NOT cover the costs, you will have to sue them. And wait theres more.. if you sent service requests you have to keep your own records because Guess what, they coincidently will not have the requests when you need to prove your point! so make sure you keep a record of all of those requests if you live here already! Otherwise go rent somewhere else where they do have your back and where property management isn’t RUDE! Nancy is rude to tenants and so is her staff! They do not care about you as a tenant! If your property is damaged you can forget it! Worst place ever!!

Dear Safina- Your sister and her husband have lived here for years and take very good care of them and the apartment. IF there is a need for pest control or other maintenance, we are on top it it. I have documented proof that there is not a pest control problem in their apartment and know if there was, your sister would contact us. It is unfortunate about your vehicle, but we are not able to be responsible for the weather. Luckily, you have car insurance for those things. I was never rude to you or anyone from the staff. It was very uncalled for to speak to the maintenance person the way you did. That was why your brother-in-law felt necessary to apologize on your behalf. If you ever want to have anyone friends or family over to enjoy the pool, this is not the place to live. Enjoying the pool and had less than 10 people over,no one else was around,their was no loud music,no loud people, and no drinking. Security came and told everyone they had to leave cause residents can only have 2 people visiting. Had to pack up in the middle of eating and leave without letting us finish. Very disrespectful and very unprofessional staffing

We are so sorry you had a bad experience at the pool area. We employ a guard service to help monitor the pool area and to be sure the people at the pool are residents. As with most apartment pools, there is an occupancy limit of 2 guests per apartment. If everyone brought 6-8 'close friends' to the pool, then there wouldn't be room for residents. We are so sorry to hear about what happened at the pool yesterday. It is so difficult to juggle between the pool rules that are there so everyone who is a resident can enjoy the pool and other amenities, and enforcing them. Its been especially difficult because we have such a nice place, that every year there are people who come here who don't live here. The guard is here to help watch & enforce this policy along with watching cars come in the front gate, walk property etc. I will make sure to do some coaching with the guard to be sure the approach is not harsh and respectful from here on. This will be a rather long review, but worth the read if you are considering this complex. I currently live at Estancia San Miguel at this location, and my husband and I cannot wait to move in May. We have lived here since December of 2017. The Staff are friendly: they address CERTAIN issues quickly; the pool is nice, with plenty of places to sit and grills to gill next to the pool; the complex has a gym, and the maintenance issues are usually addressed quickly. That's about as far as the Good goes. Anyone that says this complex is 'pet friendly' either has a cat, or is part of the problem: there is dog poop everywhere. While there are stations with FREE poop bag and a bins to put the poop in, people still leave PILES of poop not two feet from the station. The dog park is nice, when it is clean of poop, which is rare unless someone like myself has just had their dog in there and picked up the poop other people were too lazy to pick up themselves. Dog poop is often diarrhea in nature, therefore not exactly safe for other dogs to be around... Residents will also often have their dog off leash, and have been known to not even be in the same area as their unleashed, unattended, dog. If by 'pet friendly "you mean that pets are allowed and the people at the front office like them, then yes, by all means this is a 'pet friendly' place. On top of the dog poop, people leave trash all over the place (including food that pets shouldn't have...) and there are cigarette butts everywhere. Several of the passageways smell of Marijuana. And to all of this the front office says they either can't do anything about it, or are doing they best they can. Nothing changes from reporting issues, even after contacting the property management's home office and complaining and reporting issues. As for a Gated community: the drive in gates are broken as often as they work, people ride you through them constantly, or go through the 'exit only' gates, and the walk in gates are always left open. Most of the residents here care only about themselves, blaring car radios at all hours of the day, and letting car alarms go off for large spans of time, often with no one home to turn them off. Granted, our neighbors for the most part have been great, this is not the norm.

Mrs. Turner- I have read your comments and of course you & I have had many conversations about the dog pooh issue. I appreciate you noting our efforts about the pooh stations with free bags and the dog park is nice when clean. I agree with you that we would love for everyone to be as considerate of a neighbor as you are, but since we aren't able to control people, we get to deal with the actions. You know our maintenance team goes through the entire property every day and cleans up the dog pooh. Then after that they have to address other maintenance items. I really wish we had a dedicated person to just address the poop all day long but it just isn't feasible. As far as the review on the gates, I really don't agree with saying our gates are broken. I have been living here sinve 2014 and i love everyone and everything about living here. The staff is AMAZING and very helpful. I have always lived in a house so when i first walked in to see the apt it felt so roomie. I love it here.

I have stayed at Estancia San Miguel apartments for about a year now and I have yet to have any problems with the staff or neighbors. Everyone here is very nice and doesn't start any kind of drama. I love staying here I just wish the price was a little cheaper. 1000 for a one bed 1200 for a two bed and 1500 for a three bed. As a server it is hard to come by that money. That would be my only request.

I moved from Stafford,TX to Estancia San Miguel on Sep. 1st and we feel very happy and comfortable with this apt. It is very spacious and very well maintained. We love this place!!!

As soon as I walked up to the complex I felt as though I was in the Mediterranean. The landscaping was gorgeous. When I walked in to the office I met with the lady name Juanita she was very helpful in showing me the entire complex and the apartment which was beautiful. I was there for about 2 hours and it was quiet thru out the complex. I was so comfortable there, I did not feel like leaving. The pool area was gorgeous and the entire landscaping in the complex was well maintained. I very much look forward to making this complex my home.
