I have lived in Estancia Villas for several years across two buildings in the property. While I once enjoyed living here, the decline in resident experience since UDR (and Property Manager Jennifer) took over has become impossible to ignore. UDR's focus on maximizing profit is evident in their actions. Rent prices have increased significantly, yet these increases are not reflected in any meaningful improvements for residents. Instead, funds are invested in superficial cosmetic changes and "smart" upgrades that are often unnecessary, malfunctioning, and inconvenient. Amenities once exclusive to residents are now open to the public for a fee, further diminishing the value proposition for those living here. Perhaps most concerning is the pattern of poor communication and last-minute demands from management. On three separate occasions in the past year alone, residents have received less than 24-hour notice for disruptive actions like clearing patios, vacating units for extended periods, and allowing entry into apartments. These actions demonstrate a profound lack of consideration for residents' schedules and well-being. Furthermore, attempts to address these issues with UDR's "We Care" team and customer service have been met with silence, highlighting a disregard for resident feedback. Estancia Villas under UDR management is a stark example of how prioritizing profit over resident experience can lead to a significant decline in living standards. Prospective residents should be aware of these issues before making a decision to live here.

All of the ratings for this place are from the old management. They were great, with the normal hiccups down the road. The new management blames you for you asking for an appt to come fix things when you have a newborn, the send contractors into your home without notifying you, and said contractors steal not only your tv, but almost $1400 in wine and a $500 KitchenAid mixer you’ve had for 10 years! Do not rent here! Stay away!

Grounds are well kept. Office personnel has been helpful as well as maintenance team.
I've live in this community since the construction began and I must say that I love where I live.
This is a great apartment and it is in a decent location.
I've only been here a couple of weeks, but the people are nice, and it's a good neighborhood so far.
The staff is so friendly and attentive anytime issues arise. The maintenance team is wonderful and efficient, and the quality of the apartment itself is great!
Beautiful community and extremely nice staff!
If you like hearing gunshots in the middle of the night and having your car broken into repeatedly, this is the place for you. I strongly advise you to live anywhere else. This is not a safe community

Regrettably we, like all communities in Austin, do occasionally have opportunistic break in's to vehicles. We do all we can to ensure we discourage this type of concern with our gated community as well as our courtesy patrol. It is regrettable that your move out experience was not one you were satisfied with, but the condition of your apartment at move out did require that we charge you for the replacement of your carpet. We are happy to provide you pictures of the damages / stains and invoices to address any concerns you may have about the charges. The location feels safe, the amenities are top-tier, and the apartments are spacious and equipped with everything you will need. The complex felt like I was visiting a resort.

Cleanliness of grounds, a lot of trash at times and people' patios full of junk just looks trashy.
I think it was really nice how you handled the freezing temperatures we had a couple months ago. And how you were taken care of families etc.
The management and maintenance team are very efficient, they are on top of any requests. They answer and take care of any issues very quickly and are so nice to deal with.

The location is a little south for some Austinites but for me personally the location is perfect and quiet. The only complaint I have, and I have an issue with any place that does this, is that the office (that I have seen) is no longer enforcing the dogs must remain on the leash rule like they used to. A new person just moved into my building and their dog has been off the leash a few times when I have been outside with mine. The dog is friendly but a loose dog is a liability and potential danger to drivers, children's, and other dogs.

Wonderful apartment, just wish it was closer to downtown. Also a bummer that not more utilities are included/ there is no community washer/dryer, forcing you rent one which an extra $45/month. Trash being $25/month is a lot too. The apartment was in budget, but all utilities on top put it over the edge.
I would be cause it's a great location and has good floor plans. But I would not because of certain events throughout my 2 years living here. 1. Mold in the Brand new units when I moved in 2018, making me move out so they could fix it. 2. My dog getting quilled by a porcupine at the back dog park at dusk, and then management REFUSING to put up more lighting to keep wildlife away at night.

Well parking extremely hard in afternoons and moving here I wanted to so much and definately wasn't the easiest Move in and had few hiccups , which had put in some effort to resolve
Just a great place and loved how peaceful it always felt.
It's a new complex, it has a good feel and it seems safe, it's really a nice place but it's a limitless over my budget

I moved in 8/19, have enjoyed my time here. Will be interested in moving from a 1 bed to a 2 bedroom apt and bringing a room mate with me when my lease is up. Very nice grounds, I enjoy the trees and ample space for walking and running.
I would if you wanted a decent apartment for not a crazy amount of money in Austin bit I wouldn't if traffic is an issue or if you have small kids as the walls don't clean well. When you just use water and paper towels the texture from the wall comes off which makes me wonder if they painted the walls after it was textured. Besides that the apartment is pretty good for an apartment. There are other small things that bother me but nothing huge. Carpet in bedroom has always had a smell to it, cabinet doors don't shut properly or are even.
The community is amazing, and management is by far the best here. They are always concerned and responsive. They keep residents happy, I do wish I would take advantage of the amenities more, but I tend to not at any place I have lived at. My goal is to take advantage of that this year.
The improvement of the maintenance department has beyond improved since I moved here 1 1/2 years ago. Makes me feel better that I decided to stay. Previously had bad experiences with maintenance, so I'm beyond happy about the amazing service now!!

The dog parks would be awesome with self closing/latching gates, and filling in some of the holes in the fences that pups can get out of. A pet wash/dog bath sink/shower would be awesome!

Car was broken into. Yard is an unusable, flooded, muddy mess 80% of the time.

The parking is horrible. There is not enough parking for the entire complex. There's one red car right in front of building 5 that hasn't moved in months.

There are bugs everywhere. I have crickets and other bugs enter my apartment daily, especially in the summer. I have also found a black widow spider on my patio. My upstairs neighbors are AWFUL. It literally sounds like they move heavy furniture and run back and forth heavily during ALL hours of the day and night! I often find trash, toys or even underwear inside or along the outside of my patio.

When I originally went over my lease with y'all there were more things available. Such as group fitness classes, monthly movie nights, etc. These things no longer exist, and it's disappointing.

Thank you for your email. Regrettably there have been some changes to the resident event structure with the change of management and we do no longer offer the group fitness classes in part because of attendance numbers. We do however have an exciting 2020 lines up with resident events and started our movies in the movie theater in December. We hope to see many resident events in 2020 and appreciate your comments.
I would recommend the complex, but I would have given the score a 10 under the previous management company. The changes have been disappointing.

Right now I would recommend the community. My rent went up when my lease was up the first time. I am hoping that does not happen when my lease expires next time. I really like living here.

Very quiet complex. The cost to live here well below Apts closer into town yet I can get to work in less than 20 minutes. Lots of shopping close by.

I wanted to love this apartment because they really are beautiful but they're not worth the price for the condition I'm in. I am having issues with my apartment constantly smelling like marijuana due to my downstairs neighbor. I have to open windows and light up candles everyday just to shower in my restroom without getting a headache from the smell. I've called the front office to report the issue and they said all they could do is give him a verbal warning considering it's my first complaint. I have written them emails for two separate occasions involving this issue and they have not responded to my concern. I am currently pregnant and preparing to give birth, there is a clear drug policy on their lease yet they refuse to handle the issue.
I have lived here for a few months now and in all honesty it has been a great experience. The apartments are beautiful, appliances are excellent brands, and it is such a peaceful area. The maintenance supervisor and assistant manager have to be the kindest, caring, and most considerate staff members I have ever had the pleasure of dealing with in my many years of apartment living. They always have a friendly smile and make me feel so welcome to be living here. The one maintenance issue I did have was taken care of immediately. I really think if you are in need of an apartment this is one to put at the top of your list!
