Navy Yard extends along the Anacostia River, from roughly Capitol Street to Pennsylvania Avenue. It includes Nationals Park, home to the MLB's Washington Nationals, and the US Navy Museum. The neighborhood contains the Washington Navy Yard, a National Historic Landmark. Established in 1799, it is one of the country's oldest operating naval facilities. Navy Yard is a popular, exciting neighborhood with fantastic brownstones and incredible river views.
Due to its industrial past, Navy Yard contains a variety of renovated factories converted into lofts and office space. The neighborhood also offers a terrific blend of shops, restaurants, and entertainment. After choosing an apartment in Navy Yard, you'll want to visit Canal Park, a terrific park with artwork, a restaurant, gardens, interactive fountains, and a wading pool. Property Ratings at Estate
I have never lived in a worse apartment complex in all my years of renting. From the moment I moved in, it’s been one disaster after another. If you’re considering living here, do yourself a favor and RUN. Let me start with the theft and security issues: packages were constantly stolen, and at one point, the apartment was broken into. The community TV and furniture were damaged, and despite these serious incidents, management did nothing to address the situation. The so-called “security” is an absolute joke—negligent and unresponsive. The front desk staff is equally useless, showing no interest in helping tenants with these major safety concerns. To top it off, I had to pay over $300 out of pocket for a package the front desk stole from me, as the property doesn’t have working cameras in the public spaces and refuses to hold their front desk staff accountable. On top of that, the building is constantly falling apart. The elevators are broken more often than they work, and the spa is perpetually out of order. I had to pay an additional amenity fee to have access to the spa, and every time I reserved it, it was out of order. If you like living in a place where the elevators never function and amenities are never maintained, this is the place for you. Let’s not forget the neighbors. I’ve had to deal with loud, verbally abusive, and violent people who scream profanity at all hours. The building reeks of marijuana 24/7, with no escape from the smell. Management does absolutely nothing to enforce basic rules or maintain a safe, livable environment for tenants, even though the lease explicitly prohibits smoking. I complained numerous times, and after 12 months, nothing was resolved. The management here is beyond unprofessional—they ignore complaints, are rude when approached, and seem completely uninterested in making the property livable. On top of that, they ignore most of my emails. It’s clear that tenant concerns fall on deaf ears here. The lack of care and negligence from the staff is infuriating. Overall, this complex is a nightmare. If you want to pay for a living experience filled with theft, broken-down amenities, horrible neighbors, and management that does absolutely nothing to help, then this is the place for you. Otherwise, STAY FAR AWAY.
The Estate is a luxury community apartment that allows you to relax and vibe in the sun. A place where you are welcome to be you. A place of peace love and happiness around you.
The building and its amenities are always well maintained and very clean. The staff is always attentive and friendly.

The Estate is a gorgeous building with a state of the art gym and spa amenities. The concierge staff is so helpful and always has a great attitude. It?s in a prime location close to so many restaurants and things to do in Navy Yard but still far enough away from the Nats stadium that it?s peaceful. The metro station is a 5 min walk which makes it easy to commute anywhere. The units are beautiful and updated and maintenance is quick with fixing any issues that may arise.

I thoroughly enjoy my apartment home and the team here at The Yards! This is my first time living on the east coast and it’s been quite a change for me so I appreciate how close I am to entertainment and the train! Management has been awesome Mario in the office is always a joy and eager to assist and even helped me with suggestions on places to go in the area for brunch and night life !
Everyone is the yards is so friendly and personable. I have been living on the property for about 3 years now . Everyone from the concierge to the maintenance staff has been really nice. The amenities are great too. Mario is a great addition to the team and I appreciate the changes he and the the team have been made to improve the customer service!

We love it here. It is upscale yet low frills, and the larger units are great for families. Staff are friendly and personable, and management works actively to improve resident life and help residents make the home they want. This place feels like a proper estate.

This is a great property in an ideal location . Concierge desk service and maintenance folks are awesome. The management company and development team have been less so. If you hope to get any mail or packages at this address, better to get a PO Box somewhere. Everyone points fingers and nothing has been resolved.
The good: - The floorplans offered at Estate are unparalleled in all other buildings in the neighborhood. They offer spacious, modern, open floor plans with functional layouts and large kitchens for those of us who actually like to cook. These were the only apartments in all of Navy Yard with a vented range hood. - Every floor plan we viewed also had ample storage. The Elfa closet systems allow you to arrange the closets to best suit your needs and even add more shelves or a range of organizers. - The location absolutely cannot be beat. Far enough from the ballpark that you could actually get some sleep on a game night, but close enough to enjoy the amenities that the stadium brings to the neighborhood. - Maintenance: the request system is easy to use and they usually show up same day to fix things. The not-so-good: - Elevators: There are only 3 elevators and one of them has been out of service a majority of the time. Since one of them can be reserved for moving, many days we only have one working elevator for hours at a time. - Construction. None of the sidewalks around the building are done yet and we are listening to near constant construction starting at 7am every single day. This doesn't seem to be something that will abate any time soon, as they're building Chemonics across the square and a new apartment building will be going in half a block away in the next year. - Mail. Two and a half months after moving in, I still have trouble getting mail. The city, property management, and post office cannot agree on what our address is. It's listed everywhere as 220 Water Street (Google Maps, the building's website, the front of the building), but the post office does not recognize that as valid. They want us to use 3 Tingey Square, which is a street that doesn't actually exist yet. -Lack of outdoor space: the 2nd floor courtyard finally opened in mid-June but the space is 90% taken up with gigantic planters. It's basically a glorified walkway to nowhere. The rooftop is still not open as of 6/15. We also do not have access to grills, as I assume they'll be on the roof. - Communication: The communication from building management is dismal at best. They have a new building manager as of this month who is doing her best to right the ship, but official communications are few and far between and 9 times out of 10 only address a fraction of the problem. After this experience, I'll probably never rent from Brookfield Multifamily Properties ever again.
