Ask them about the price of water and sewer. It's crazy high. You share with other tenants. Again... its very high. They won't talk to you about it, you'll get your first payment and boom, an extra $170.
I moved here 4 months ago from Atlanta and read these reviews. But....I have had nothing but an excellent experience. Kiki and Joseph up front are amazing, attentive and friendly. It has everything I wanted and is just a better value than anything else I looked at. Never had parking issues. That was probably somebody that did something stupid instead of following the rules. Again, not my experience at all. It's definitely a good place to live. If you hoop, look for a dude with a shaved head and a beard, let's get a game in or you'll see me at the pool, potentially hogging the hammock with a Stephen King book.If you beat me to it, I'll be in a lounge chair then. .lol.

This place is by far the worst place I ever lived. Less than 6 months and more than 30 work orders some of which should have been addressed before move in. This is supposed to be and advertised as a smoke free community but people smoke cigarettes and pot and leave garbage outside. Management does not address your concerns and even yells at tenants.

If you have time to deal with problems everyday, then please go ahead and rent here. This is the worst community I have ever lived in. Leaking from upper units, broken appliances that require 2-3 times to dry cloths. Water pressure is terrible, can barely shower. The garbage piles up every single weekend regardless of time of the year. They never clean the community, and although it is advertised as smoke free community, there are many smoker and pot smoker. Run away. Over 15 maintenance requests in less than 6 months living. Can't wait to get out of this place.

Water bills are ridiculously high, flooring is cheap and gets damaged easily, neighbors are rude, NO PARKING - YOU WILL GET TOWED EVEN AS A RESIDENT. Guests get towed even when properly parked. Horrible area

If you’re thinking of living at estates at countryside don’t- no parking spots after coming home last night and so I had to park on the grass and they towed. When asking where to park when there are no spots she shrugged her shoulders and stated “we are working on a solution”. I guess that involved making residents pay the $200 tow fee.

I’ve heard from other residents that they have mold in their units and the complex told them that if they want to have it treated they have to pay out of pocket. No parking for residents or guests. And the new water billing system is so screwed up that we are paying over a hundred dollars even though we’re hardly ever home

This complex will always find a way to charge you something in your rent bill no matter what. They will always change something so you rent will always be different every month. Very inconsistent. You'll also be paying amenities but 90% of the time you do not have access to it. Leasing ladies also likes to leave early than the posted office times. AVOID THIS PLACE!!!!!

The Estates at Countryside decided to hire a new service provider for their utilities to create a “fairer” system for its residents. I was ensured by the staff that this new service provider conservice would equal out about the same as I signed on my lease, which was originally $110.00 dollars a month. I got my first conservice bill in for the monthly charges adding up to $216.00 a month, they proclaim this is a fair rate for a 1300 sqft apartment with just three of us living in it (I would hate to see the rates for a larger family). I just feel that I should share this for all you potential new residents as it was not disclosed to us current residents to expect a significant increase in utilities, I would assume it to be the same for you as a new resident. Just wanted to give you a heads up before the big “surprise” here is your couple hundred dollar water bill a month. Also, don’t have any guest over they will get towed and there is only 18 visitor spots in the entire community. The water is not metered by individual unit usage.

I've lived here for 9 years. The maintenance staff is top-of-the-line. They often arrived to fix a problem only 15 to 30 minutes after I create a ticket, and they always solve it fast and efficiently. Another major factor is the location. This complex is conveniently located near businesses such as Publix, a hair cutting place, gas stations and so on. This means whatever I need is within walking or short-driving distance. Their pest control is great - a necessity in Florida. If I see bugs, all I have to do is report it and within a few days their pest control company does it's thing and no more bugs. The neighbors are great and, best of all, I feel totally safe walking around the place at all hours of the day. I don't use the amenities much, but there are two pools, barbecues, a gym, and even a basketball court. The office staff is friendly and efficient. All things considered, this is a great place to live.

How this place has a 4.0 rating is beyond me and quite frankly, a complete lie. The new management is a joke tacking on extra and ridiculous fees that were not agreed upon when we resigned our lease. Parking is absolutely ridiculous if you arrive any time after 6 and you’ll have to walk a mile from where you park ( if you find parking. The gym and pool are always closed whenever management can’t control rowdy residents, the dumpster is constantly overflowing. Walls are paper thin and just yesterday we realized our smoke alarm is dying.. why you ask? Because it’s from 2009 and well past that 10 year mark when they should be replaced. Don’t let the pretty pictures fool you because those rose colored glasses will come off real quick. Management doesn’t care about your complaints of your satisfaction your home, they just want to bleed as much money out of you as possible.

Do not live here. New management company thinks they can raise rent to cover common area maintenance charges by sending out a notice. Also Pool is only open during office hours, which does not include Sunday. You pay for all these amenities that if you work m-f you cannot use as they are not open unless the office is open. Lived here 6 years and this is the worse management company they have had.

In my opinion, this is a terrible place to live. Over the past year, our back bedroom has become uninhabitable due to the stench of cigarette smoke. Our neighbors are heavy smokers, and it's now coming through the walls and/or ventilation system. It's to the point that no one can sleep in there without becoming ill and reeking of smoke for the next day. Management has proven to be utterly useless. We've complained several times, all to no avail. They said they would send a letter to our neighbor, and if they have- it hasn't helped. They also claim they are transitioning into a smoke-free community (and they advertise it as such). However, waiting an unknown number of months until our neighbor's lease is up is not an acceptable solution. This problem is affecting us now, and we've been dealing with it for an unacceptable amount of time. It might not be against our neighbor's lease to smoke indoors, but, in my opinion, management has broken our lease through its negligence and endangerment of my family's health by failing to properly address and resolve this issue. Given the extent to which the smoke has infiltrated our apartment, I don't think any amount of deep cleaning is going to remove the cigarette smoke from the walls, carpets, etc. in these apartments for years to come. If you have allergies, asthma, or just care about your overall health in general, stay far far away.

This place is an absolute joke. The gates almost never work, they’re open the majority of the time. The parking is a literal disaster, because there is none. People end up parking on curbs and in front of garages that they charge $100 a month for, but they do nothing about your garage being blocked by someone. The dumpster is overflowing into the parking lot/road weekly. If you want any kind of peace and quiet you won’t find that here. It is without a doubt the loudest place I’ve ever lived with the most inconsiderate neighbors, but your complaints will go unanswered and nothing will be done about it. The mangement and girls in the office are unprofessional and unhelpful and more often than not, pretty rude. I seriously cannot think of one redeeming quality about this complex other than the location itself.

The worst mistake I made was renewing my lease for another year. I’ve made several maintenance request; to have the central air fixed. Each time a request was made; someone came, fixed it temporarily and then, it malfunction again. On Saturday, the central air malfunctioned for the fifth time. It took the maintenance team, 3 days to fix. I work from home and I had to endure the unbearable heat, in the apartment (over 88 degrees). To make matters worst, my 6 year old daughter had to suffer in the heat too. I’m renting a three bedroom apartment and the complex provided me with 1 portable AC. This was placed in one bedroom. What a complete joke! I contacted the manager for the complex, explained the situation and asked to be compensated for the inconvenience. She showed no remorse or concern for what happened and refused to compensate me. I found her response very interesting, as I’ve never missed or made a late payment. I work to hard to deal with this nonsense. I have since spoken to my attorney to find out how I can break my lease with out being penalized. Will update this post accordingly. In the mean time; don’t waste your hard earned money here. There are much better managed apartments around the area.
We've lived here for almost 3 years now and we used to really enjoy it. However, since the new management company took over (3rd in the same 3 years), it has been completely awful. We've had awful, disrespectful neighbors in our most recent apartment. One neighbor smoked pot and it caused my toddler son's room to constantly smell of pot-not healthy (I have one other neighbor facing the same issue with his asthmatic son and they can do nothing about it). The other neighbor yells, screams, blasts music and we were told they would work with us to get them out. However, now we're being told that we're loud (refuse to tell us HOW we're loud so we can't fix it). We were told that management needed to listen for the issue but when you call the office either no one is available or they will not come to the apartment, point blank. Now we're also having billing issues. If they screw something up like the water bill, they will tell everyone they have until the 10th to pay it but will put 3 day pay or quit notices on the door. However, if there is an issue with the billing system, they will refuse to acknowledge the issue. They will ask you to come to the office so you can call IT to discuss the issue but then refuse to call IT even though they will acknowledge that there are glitches. Don't even get me started on the hot mess that is the renovation situation. I used to recommend this complex to everyone-now I recommend it to no one.
A short while ago there was domestic violence that spilled over to an attempted break in in another unit. Cops called. The parties in question are still allowed to live here
There have been no tables at the pool for 7 months now. Restrooms are locked at the back pool. Always given another excuse why. They took away picnic table near grill; so nowhere to cook and eat. Dog crap everywhere because the doggie bags are always empty. Neighbors leave garbage in stairwells no matter how often we complain. There are rats and cockroaches. Lighting in stairwell is horrible; have tripped over packages and run into opossum and rats. It’s a shame because we really liked it here 2 years ago. Time to look to move.

I have lived here for a few years now. The Estates are currently under new management and things are 100% better! The new manager is very experienced in property management and has already made some positive changes to the complex. We are in close proximity to schools, hospitals, grocery stores, malls, pretty much anything you would need. Great location, great community, great place to live!

The Estates at Countryside in Clearwater is amazing!! BRAND NEW PROPERTY MANAGER that honestly cares about her residents and living conditions. The NEW MANAGER has already changed the environment and vibe of this apt complex for the better!!! Already very mature landscape that the NEW MANAGER is redesigning to be visually appealing!!! And the floor plans are spectacular!! Ceiling fans with lights, stainless steel appliances, kitchen pantry, full size washer and dryer, LARGE porches with separate storage area outside, sizeable garages, hardwood floors mixed with stylish shag carpet, walk in closets (must for my shoes!!!!), and 100% dog friendly (word of mouth- the dog park is getting revamped as well!!!) And I heard the NEW MANAGER is arranging activities for the children (old mgr just yelled at them) ie free swimming lessons! All-in-all this property has had a complete 180 turn around in customer service and layout!! Get NEW MANAGER is only on her 2nd week at this property!!! She even had a party to meet her residents and get to know them and for us to meet her. IMPECCABLE CUSTOMER SERVICE FROM THE FULL OFFICE STAFF!!! IT STARTS FROM THE TOP- HONEST, CARING NEW PROPERTY MANAGER!! Disregard previous reviews bc the change for the better started a week ago!!!! GREAT JOB NEW PROPERTY MANAGER AND TEAM!!!!!!!

GET RID OF THE RATS NOW ! Would not rent there under any circumstances after viewing rats in the grill and pool areas.
