The management team is inconsistent and there were always bugs in my apartment. The internet is trash and they make you pay for hidden fees. I gave a 60 notice to move out and because management changed they still charged me to leave. Absolute horrible place to live. My first 3 weeks moving in my ac was out and I was forced to use a wall into in my window. The water is always cut off for no reason and you will get a back charge for that too.

My best friend and I recently toured at Estates at East Riverside and we love the Shared Space option! The leasing team was able to explain the leasing process for us with ease. We did not feel rushed like we did at other locations. We love the access to downtown and the airport! We can also catch a ride to the campus on the bus! We are so excited to make our home here!!
Being new to Texas, the resident events have really created a new circle of friends and a true sense of community here at Estates at East Riverside! I literally moved here and did not know anyone. The events have created the ability for me to mix and mingle with ease! I am so thankful for the amazing team and staff that have made it feel like home here! 10 out of 10 recommend Riverside!
Looked for apartments in the area and came across Estates at East Riverside. I was interested because of the extra spaces throughout the property. I work from home twice a week and needed a decent location to be able to work a few hours. When looking for an apartment this go around I was looking for open work spaces and a nice fitness center. I personally have experienced friendly office team members and enjoy the common areas.
I just moved in last week and there could not have been better service. I am new to the Austin, Texas area. I moved from Georgia nervous and anxious at the same time. Phil there leasing agent made everything from being interested to making me fill right at home. Phil was the nicest leasing agent I spoke with while on my search for my new home, and I spoke with many properties in the area. Moving out of state was so draining until I fell upon this property!!! From my new apartment being clean and the manager was so kind and warm welcoming I have already referred to coworkers that have to transition for work just like me. Even the amenities and maintenance staff have been wonderful. I LITERALLY COULD HAVE NOT ASKED FOR A BETTER EXPERIENCE.

I am an avid golfer and the close proximity of Elmont Country Club is perfect! Our two bedroom is spacious and let’s in a lot of natural light! I love how well they care for the community and I am proud to call Estates home!

I have struggled in the Austin area to find a place that works for my roommate Paige and I however recently we stumbled across Estates during our last tour of the day. I was honestly so impressed with all of the amenity spaces provided and how well kept everything seemed. I sometimes work from home and needs an extra space to step away, they have these work spaces available next to the gym and I can’t wait to be able to separate myself from just my apartment. The overall feeling just felt right. The staff was so friendly and I was honestly surprised that Angela their manager was even in the office. Now days it seems like you don’t see managers present, but it came to our surprise that she was actually the one who took us on tour. The rent was probably the cheapest I could find while still having the apartment find roommates for me. I liked my room. That is where the good things stop. The maintenance was abysmal, and you will be charged for everything they can find when you move out, regardless if it had anything to do with you. For example, maintenance failed to come repair a leak and when it got moldy, my roommate was charged for it. I was charged twice for the same thing, and getting that fixed was really difficult. They are impossible to reach by phone and I had to travel all the way back to Austin after leaving the city just to talk to someone to get this fixed. The area around the apartment is pretty sketch as well. All the food places and HEB are below average for what you can expect normally from those places. Believe it or not, you can make it work here, but don't expect it to be up to standard. Prepare for the worst and you will be ok.

I put in several service requests when my AC and dryer would break in the extreme cold or extreme heat and they would say that had fixed the issue when no one had even shown up to check it out. I went months without a working dryer, months of no heat in the winter and my apartment being 80+ in the summer, not to mention when I left they tried to charge me for repairs they said they wouldn’t charge for and tried to charge me thousands of dollars for not putting in my notice when I did put it in several times. They also never close the gate and have no cameras around the lot so they couldn’t help when my car was robbed. It was fine being there but I would never ever go back, it was way too many problems and I could never be comfortable there.

My partner and I went as walkins from the sister apartment down the street, and Lexi waved us over immediately as we walked in. She was able to take us on a very thorough tour, was professional, and answered all our questions. We are looking forward to our possible move to Austin this summer!

Moved in a few weeks ago, immediately had a bug problem (roaches from air vents, spiders near patio door and in kitchen). I was extremely disappointed with the unit I received knowing I was paying extra for the “diamond” 2x2 plan. It was tiny, and didn’t have a pantry, which office said some apartments just don’t even have?? The baseboards were scratched, the trim boards on the doors were splintered, they painted over EVERYTHING to try and make it look nice but it just looks cheap, and about every appliance so far has been faulty/broken. Washer sounds like a train, dryer handle had broken, fridge door handle fell off, ice maker is broken, etc. the only decent thing about living here are the maintenance people who do seem to work very hard. It’s mostly quiet unless they decide to mow the grass in the middle of online lectures (yay COVID) so that’s fun. Overall, I recommend NOT renting here unless you’re willing to spend a lot of time and effort making your apartment not seem like a prison room or if you’re desperate for affordable accommodation.
I had signed my lease well before COVID-19. Now, I have an extremely hard time paying the living expense here because of unemployment. The management absolutely will not let anyone who signed before COVID-19 out of their lease. I reviewed the terms of the lease. It states that the management has the power to let anyone out of their contract, but they refuse to do so. I had made a previous review and received a response from the management, "Please know that we are committed to working with all of our residents through any hardship that they may be experiencing. Please contact our office directly..." I did contact their office. I emailed the property manager about my mother and my grandmother having contracted COVID-19, and I never received a response to that email. It seems that management is not concerned about the severity of this virus and the safety of residents. At one point, there were even multiple renovation workers coming in and out of people's rooms, and no one was wearing a mask. They will reply to this review claiming that they are going to reach out. They are not. I've been waiting for weeks and have not heard from anyone. They are more responsive to bad reviews than they are at helping residents. I have been voicing myself to the management for months now, and they still are not helping me or anyone during the pandemic. My advice for anyone trying to live here: The management is unforgiving and not understanding. They will not listen to you.
Pros: - Close to Downtown - Individual Leasing Cons: - Higher Rates than last yr to compensate for their renovations of which will not be completed for this year through 2021 - Maintenance requests go unfixed for months. - Management barging in for unnecessary inspections and will slap fines left and right. Example: $150 for a candle that was NOT lit at the moment of inspection but "smelled" like it had been lit at some point - Constant water-shutoffs - Pest Issues - Poor Internet connection - No amenties; gym, computer lab
I have had a leaking bathroom sink since I have moved in here (6 months so far). The washer can hardly wash the detergent out of clothes, the dryer takes 2 hours to dry clothes. The pantry and closet doors always fall off track. The furniture offered is particle board and might be as old as me. They also do random unit inspections. I was sleeping in one morning and some guy with management just walked in my room. I yelled at him to get out and he still walked into my bathroom. They also charge a $20+ convenience fee to pay your rent online.
Horrible apartment complex! They use a sketchy towing company that roams around the complex at night and tows cars for no reason. They charged me an additional 85% of a months rent just for trying to sublease. My car was broken into here, and when I went to tell the office they couldn't care less. Maintenance staff entered my room without notice or a reason. Violated my personal space! Do not live here!!!
Something has changed. It is an old place but they would attend to your issues, NOW, the AC are so dirty and moldy and nothing being done over the last month. It’s like they have left the planet If your going to college, my advice, find a different place. You spend way to much time trying to get things fixed to a healthy living area you have nearly not the time to study. Work requests are now ignore. The last 30 days has been awful. Many feel the same.
They came into apart while one of the roommates was in apartment, they locked her door to her room with her keys inside. After she finished cooking she tried to get into room but her keys to room , apartment , car , puppy , and her meds was in room. She called to tell them but they said it was after hours and she is responsible for her key to room which all rooms have a dead bolt on the doors. She explained, I don’t carry my keys while I am cooking Amd don’t know why you locked it since I’m here and you see me letting you in and out !!! They told her she would of to wait until morning at 10 when they opened, her asthma meds and flu medication along with puppy and keys to car in her room! We are hoping she doesn’t end up in hospital since she has flu and extreme asthma! We told them they could see all her meds and medical history and they still don’t want to open door!!! This is not a good management team to trust when they can lock you you out knowing your keys are in room , I mean who carries their keys while you cook? No sympathy ! The apartment were filthy when moved in it took 3 days to clean it and we paid a deposit!! Yet they think their contracts are unbrakeavke and can give you dirty apartments , lock you out and get rude!!! I don’t think so . This is going to be known and heard !!
STAY AWAY FROM THIS PLACE! This place was infested with bugs (millipedes, roaches, spiders) and lizards from the day I moved in until the day I moved out. I reported this to maintenance multiple times and they would come to treat the problem, but the bugs never went away! I had to spend my year living with friends because I COULD NOT live comfortably in this place & could not get out of my lease. My roomates and I were very clean but the bugs would not stay away. My roommate even sent pictures and videos concerning the bug problem to the property manager & it was never fixed. Our washer was also broken when we moved in and it took over a month for them to fix it and dirty water kept on coming out of the dishwasher (even though we never used it). Please save yourself your money and time & lease somewhere else!
I'm not sure which office staff or gift card recipients gave the rave reviews here but it's all fake. Granted, if you are a person who literally does not care about any aspect of living besides the rent then you would be content here. But even the rent will be $600 each this year for the 4bdr/4bath (living with 3 strangers) which is the LEAST updated apartment they have which was $400 about a year and a half ago. Nothing has changed about the unit but the rent. Chronic insect problems, noise level is equivalent to living outside in a tent (actually so is the insect infestation level). Office staff hates you and their Job. They lease to anybody. No student requirement at all. Burglaries. Lots of drug dealers who walk around confidently in the open because the office doesn't care a single long as they get their rent! SAVE YOURSELF A YEAR OF DESPAIR! This is not a student environment! It's the hood!
I've lived at UE on two separate occasions, and neither was great, but the last time was appalling. After what I'm pretty sure was an illegal tactic to lock me into the lease, I had a camera stolen, flat tires in the parking lot and a gnat problem. They say their rates are fair, but It's gone up by about $150-$200 in the past few years. But They have a coffee machine, so that's cool, I guess.

When i first moved in i was promised leather and luxury furniture. I have been here 3 years now and haven't seen it once. The charge so much extra for everything. They roommate matching is a joke, so i suggest to go in with a roommate that you know already. The upside, you don't have to worry about paying electricity or any other utilities.
University Estates are pretty decent apartments. They have several resources residents are able to use. One of which is the computer room where there are study rooms, computers and printers available for the residents to use. As well as the gym, pool are, game room, and the volleyball and basketball courts. It's very amiable here and very convenient for us college students. There is a UT shuttle that stops right in front of the apartment complex making it much more easier for us to commute to school. I would definitely love to continue living here if I could potentially financially keep affording it.
I liked the privacy this 4 bed 4 bath had. It was affordable and it was cleaner than several college apartments I have lived in. The pool is nice, gym and tanning beds are ok. Nice game room area where they tend to host community activities. Management has a relatively high turn over. Now the bad.. due to the high turn over, my lease and my apartment in no way match. I signed up for an unfurnished 4b4b apartment and received a furnished 4b4b apartment so I had to store my stuff for a year. Next, I was the only one in my apartment to sign my lease with a pet... also the only one assigned to a carpet room.. when I spoke to my leasing agent I was told getting me a hardwood floor room was not a problem. Also, they tow everyone and everything. It's worth it to pay for the assigned parking if you have a second vehicle. During move in and move out there is no room for visitor parking due to the large roll away dumpsters. Lastly... my roommate across the hall had constant pluming issues that resulted in black-mold growing up her wall by move out day.
These apartments are located in South East Austin Area. Its a great price for the convenience of the location. Very affordable, but its also only good for student living or internships. I was sad to find out after signing my lease that the pool closes early during the summer. Like around 6pm and 7pm. Pretty much when the staff wants to go home. Gym is 24hrs and so is their computer lab which is awesome. The staff is great, really friendly and work orders get done in a timely manor in my opinion. The only thing I couldn't understand is how little visitor parking there was. That's always what I had trouble with the most at that complex.
Moving in: crazy long line to wait in to get keys and such... then I get in the unit and it's disgusting. Literally grease all over the kitchen cabinets, vent hood, stove. I had a huge hole in the back of my bedroom door, carpet coming up, water damaged base boards, ultra sucky dryer (maintenance couldn't fix), leaky sink, and lots of debri from being repainted & cleaned. As a tenant it was generally tolerable. Maintenance is decent, Internet is quick, but cable is sketchy. The only reason it gets three stars is because location. It's close to everything but also not too close. You're constantly around young people. Dealing with management is hit or miss. Some are good at what they do, others are just trying to prove a point. It is a very corporate place with many policies that do not make too much sense. It was not a terrible place to live but also no ideal.
i think this place was decent but i wouldn't move back in. I'm looking for a new place.. Hopefully more peaceful. the electricity went out one day lol. That was a first. Also the guy i was living with got his tv and ps4 taken, so lucky it wasnt me..
DO NOT LIVE HERE. I know, I know-- negative apartment reviews are pretty common anywhere. With that in mind, I tried to ignore the mishaps and poor service given to me by this apartment complex from day 1 in order to give a balanced review of the place. I've been living here for about a month and I already can't wait to move out. Here's why: No matter what anyone at the front office tells you at first, the complex does NOT offer subleases. I moved in after being offered a sublease by a resident, just needing a place for the summer. I was told AFTER move-in that I needed to sign something called a Reassignment Form-- this meaning that I would assume all damages from the previous tenant no matter what. Was this in the lease? Only in one vaguely worded sentence about living in the apartment "As-is", with the 28-page lease. My air conditioner has not been functioning the entire time I've lived here. I have placed three separate work orders. Nothing works and although workers come to the apartment in the day or two after work orders are placed, nothing is ever fixed on the first try. The Internet-- the website says that tenants are provided with "Free High Speed Internet"-- what a joke. It's through Ethernet cords and mine didn't even work. I had to buy a router and even it struggles to stay connected to this awful internet. They spring "renovations" on tenants without any consideration for their needs. We were notified of a carpet replacement a few weeks in advance, sure... but we had to move everything out of our bedrooms for the day, and even more of my possessions were haphazardly tossed into my bathtub by the carpet people, who left a complete mess behind and did not replace my furniture the way it was. I am paying plenty of money enough and am not able to use the entire clubhouse, as they are taking the entire summer to renovate that as well. It could use it-- I tried the fitness room and about 2 out of 7 workout machines were still in usable shape. Last but not least-- there is in NO WAY sufficient visitor parking. My boyfriend got towed after searching the entire complex (wasn't the first time, and my other visitors have had the same problem DURING THE SUMMER in this college student complex) for a spot, and was charged nearly $200 to get his car back. We submitted a complaint to the office and the property manager was unbelievably rude and condescending, talking to us as if we were children instead of college graduates. I quote her argument to my boyfriend-- "You parked against our policy by free will choice. You could have parked on the street". My building is about a quarter of a mile from the entrance and street. It's unacceptable to pay for amenities such as visitor parking, etc. when they are not made available to use. NOTE TO PROSPECTIVE RESIDENTS: She did not believe that there wasn't enough parking and even said they were considering taking some away. Imagine that during the school year. I never write these kinds of negative reviews. I am actually a very passive and tolerant person.... but this has gone on for too long. By far the worst renting experience I have ever had. Please do yourself a favor and live anywhere else.
