My wife and I have lived at the Estates at Memorial Heights for the last 2 years and it has been nothing short of amazing! Stephanie and her team at the office are always professional and caring, and Stephanie goes out of her way to make residents feel at home. Herb, the maintenance manager, is superb and has gone out of his way multiple times to help us when our AC had problems in the middle of the night. The property is clean, safe, and well-maintained. The location next to Buffalo Bayou is unbeatable - it’s a 5 minute walk away. The property also backs up to a large, beautiful cemetery which contributes to the quiet nature. The complex also just received a power washing and painting face lift and looks very new and clean. We have loved living here and would live here again in a heartbeat!

Upkeep on the property is lacking. The gates are always broken. The clubhouse is outdated and maintenance requests take forever and are rarely done correctly. Staff is rude 70% of the time.

The location is great, noise level is fine, neighbors are friendly. The unit is old, has old appliances, the carpet is cheap, the hallways are dirty, with broken or missing lighting. The 'dog park' is small, gross and not usable. A friend visiting one night called the complex "creepy." There have not been improvements that justify the increasing rent when renewing a lease here, that's the biggest issue. I feel I am paying more than what this is worth. Upgrades to the units would make a huge difference.

it's been a month a moved in and I don't still have hot water in the restroom. Between de 48 hs I moved in I gave the leasing office a document with all the things that needed to be fixed included the fact that I don't have hot water, which is for me the most important

I’ve had a mostly positive experience living in this apartment complex. The front desk staff is always friendly and helpful, which makes a great first impression. One of the best features is the parking garage—it’s convenient and adds an extra layer of security compared to open lots. The price is also very reasonable for what you get, making it a good value overall.

There are things that go wrong as in any big complex but with the people that they have trained on duty here nothing stays broke for more than a reasonable time to have it repaired like the electric gates they might break but they're fixed that day or the next day as fast as possible they work very hard to take care of anything that breaks and are always on top of it this is a first class community and I'm proud to live here or I certainly wouldn't be here for 4 years going on 5

The staff here is very friendly and accomodating. However, they were very slow in fixing things in my apartment when I moved in. I spent around 3 months waiting around for a new washer or for them to come fix it. I played phone tag with them for weeks and called every week asking about getting it fixed. They finally did when I asked for a refund.

The apartment is beautiful. Everyone we have spoken to has been really kind. The area is very clean and always neat. We don’t have loud or noisy neighbors which is nice.

Love living here. Great atmosphere. Needs some upgrades. Overall great place to live and cheaper than most places we have seen. Love the pool area especially when it’s not closed most of the time.

Pool was closed for long stretches of the summer without notice or estimate for reopening. Bike was stolen and apartment complex had no security cameras in the vicinity. Lots of dog poop in shared grass/sidewalks which is never cleaned up.

Wonderful apartments! Ms. Evangelina is the best leasing agent ever! She made everything easy for me. The manager is amazing and very supportive. The staff always have a big smile and are willing to help you with everything. The community is super quiet and peaceful. The communication is great between management and residents.

Decent complex, not fancy "stainless steel/poor service-esque", rather nice place to stay with excellent locality, good neighbors and active staff.

I thought I'd never find a place to call home again until I ran into Stephanie At the estates at Memorial Heights. I remember when I signed my lease and the first thing that she said to me when I stood up in the leasing office was she said welcome home john and it made me feel warm I felt really good but that was nothing compared to what really good turned out to be it turned out to be my new home I had at least anywhere in 40 years. I've stayed in a lot of hotels but I've never lived anywhere accept my home and now I had a new home and I was treated like it was I get my mail and packages all received for me my groceries are a block away as are my medications and anything else that I want is right here in the area I never thought I could find a place that I could call home again and now I'm going on 5 years. Turn South they send people over here for Stephanie to train and by golly she does a good job of it everybody in the office knows who I am

I love the location. Right in the center of everything that I like. The building is a little old and the gym could be better but they keep up the property pretty good.

Besides the gate the apartment is pretty attentive. The landscape is well kept. The maintenance comes right away. People steal cars here. The pool is clean.

I've lived here for 4.5 years and do not plan on moving out anytime soon. No complaints! Maintenance requests are handled promptly. Leasing office employees are very kind and helpful.

This was not the best apartment that I have ever leased. It was a great location and I enjoyed being close to so many things. The crime and staff are among the things I would mention to anyone moving or considering these apartments/.

I've been living here since 2018 and I haven't wanted to move. I love the layout of our townhome and I love the location of the Estates. I've had a great experience and would recommend to any of my friends.
