I’ve had a mostly positive experience living in this apartment complex. The front desk staff is always friendly and helpful, which makes a great first impression. One of the best features is the parking garage—it’s convenient and adds an extra layer of security compared to open lots. The price is also very reasonable for what you get, making it a good value overall.
I am enjoying my time here. The staff is very kind and attentive. I love the location.
The gym needs a lot of work and could seriously use some new and updated equipment. There are lots of dog droppings throughout the complex which tend to add up.
The apartment itself is nice and spacious but the hallways are dirty and need to be cleaned and updated. The new paint job for the building is nice as well.
Friendly neighbors, and excellent service from the leasing office staff to the maintenance team. Good Amenities.Highly recommended residential community!
I’ve lived here for 6 years and I don’t have a lot of complaints. Maintenance requests are typically done in a timely manner. Apartment is in a great location and Stephanie is amazing.
I have really enjoyed living at the Estates! The location near Buffalo Bayou Park is the biggest draw, but it's a quiet complex with decently fast maintenance.
My time here has been great, recently decided to upgrade to a 2 bedroom and the pricing here is great for the market and location. Not much noise at all.
There are things that go wrong as in any big complex but with the people that they have trained on duty here nothing stays broke for more than a reasonable time to have it repaired like the electric gates they might break but they're fixed that day or the next day as fast as possible they work very hard to take care of anything that breaks and are always on top of it this is a first class community and I'm proud to live here or I certainly wouldn't be here for 4 years going on 5
So far so good. Amenities are nice and the property stays clean but the maintenance request from day one have yet to be resolved. Hopefully things get better. Would love to use my own washer and dryer since they come with loud exhausted units.
Mrs.Green has been the best part of moving in here. There have been a couple other let downs but she has tried her best to deal with them.

I love the town home style apartments here! I’ve lived here for many years and having a half bath for guests & a private garage connected to my apartment is so convenient! Feels very safe and secure.
I've been wanting to move into this complex for about 3 years now. Finally made the move and I am so happy I did. The staff is amazing and I how clean the complex is.
Everything was great! I was able to switch rooms before signing. Susana is really good. She helped me every step of the way. I’m excited about living at this apartment.
Love living at the estates! The workout facilities are awesome and convenient and the pool is so nice on a hot day! I recommend anyone and everyone stay here!
The staff here is very friendly and accomodating. However, they were very slow in fixing things in my apartment when I moved in. I spent around 3 months waiting around for a new washer or for them to come fix it. I played phone tag with them for weeks and called every week asking about getting it fixed. They finally did when I asked for a refund.
The apartment is beautiful. Everyone we have spoken to has been really kind. The area is very clean and always neat. We don’t have loud or noisy neighbors which is nice.

Love living here. Great atmosphere. Needs some upgrades. Overall great place to live and cheaper than most places we have seen. Love the pool area especially when it’s not closed most of the time.
The move-in process was very smooth and easy. They were very nice when I was getting my keys and very flexible with my needs. I really appreciate them for what they have done so far.

Pool was closed for long stretches of the summer without notice or estimate for reopening. Bike was stolen and apartment complex had no security cameras in the vicinity. Lots of dog poop in shared grass/sidewalks which is never cleaned up.
Estates at Memorial Heights is a great apartment complex. The complex is in one of my favorite parts of town and the management is very attentive.
Staff is kind, punctual, and supportive. My wife and I have enjoyed living here. It is a wonderful location by the bayou and our apartment has been a blessing to have at a reasonable cost.
Wonderful apartments! Ms. Evangelina is the best leasing agent ever! She made everything easy for me. The manager is amazing and very supportive. The staff always have a big smile and are willing to help you with everything. The community is super quiet and peaceful. The communication is great between management and residents.
Decent complex, not fancy "stainless steel/poor service-esque", rather nice place to stay with excellent locality, good neighbors and active staff.
I thought I'd never find a place to call home again until I ran into Stephanie At the estates at Memorial Heights. I remember when I signed my lease and the first thing that she said to me when I stood up in the leasing office was she said welcome home john and it made me feel warm I felt really good but that was nothing compared to what really good turned out to be it turned out to be my new home I had at least anywhere in 40 years. I've stayed in a lot of hotels but I've never lived anywhere accept my home and now I had a new home and I was treated like it was I get my mail and packages all received for me my groceries are a block away as are my medications and anything else that I want is right here in the area I never thought I could find a place that I could call home again and now I'm going on 5 years. Turn South they send people over here for Stephanie to train and by golly she does a good job of it everybody in the office knows who I am
I love the location. Right in the center of everything that I like. The building is a little old and the gym could be better but they keep up the property pretty good.
Everyone was friendly, patient and understanding throughout the move-in process. Instructions were clear and communication was consistent. They have great staff!
Besides the gate the apartment is pretty attentive. The landscape is well kept. The maintenance comes right away. People steal cars here. The pool is clean.

This was not the best apartment that I have ever leased. It was a great location and I enjoyed being close to so many things. The crime and staff are among the things I would mention to anyone moving or considering these apartments/.
I love how quickly maintenance requests are fulfilled, and I also like my neighbors. Unfortunately, the safety of my vehicle continues to be an issue

Encountering dog waste everywhere and the unpleasant smell of dog urine in the stairwell are bothersome. Additionally, the inconvenience of neighbors above causing issues with hanging sheets on their balcony, shedding pet hair onto mine, and being oblivious to the noise disturbance around the apartment is frustrating. As a solo resident who walks without shoes and works from home, I am mindful of communal living and the concept that one's freedom ends where another's begins. Sadly, these issues are not unique to this residential complex but are reflective of broader societal challenges. The dog-related problems, however, are unprecedented.
