Property Ratings at Estates at New Albany
One star is generous! Though it is a roof over your head there are many improved ideas nearby. Everything that could go wrong did. They were unresponsive anytime we reached out. We had issues with almost every appliance. The office was disorganized. Multiple times they went back on what they told us. None of the complex is taken care of well. Work orders only got done if we called 2-3 times after putting it in the app. They disguised a sales pitch for renewal as a yearly apartment inspection in which they told us rent would go up almost $600. They originally gave us a unit someone was living in. We replaced toilet seats, vents, shower heads, and other stuff to get it more livable and painted to cover up a constant smoke smell. When we moved in, every shelf was covered in filth and stained. When we moved out they assigned very high charges even after we followed the move out instructions given. The only redeeming quality is being in a good school district if you have kids in school.
30-year-old decaying apartment complex! suffering from floods, a failing HVAC system, mold, gas leaks, ceiling leaks, poor renovations, and bedbugs. The management is incompetent, rude, and inconsistent, hitting us with hidden fees and constant rent hikes, while neglecting the units. Their promises for repairs vanish once the lease is signed. They will flat out lie to you! The complex is marred by terrible waste management and unkempt grounds, with genuine concern from management only appearing during lease discussions, showcasing their deceit.
Zero star is what is needed. Horrible , horrible management - no service requests are taken care of. No matter online requests or personal or calls - they do not attend. All girls say is we will call back when we want to talk to the manager, but no return call. If one complaint , its okay but there a are so many, appliances do not work, roaches everywhere - list never ends - just waiting to end the lease and get out. Please do not move in here atleast till the management is changed. All they want is money, no concern for the tenants.
This is one of the worst community ever I have seen. Since I have been living in this community for 7 years they have charged us for each and every maintenance which tenants are not responsible for it. Please don't come to this community if you want to save your dollar.
They don't tell you all the extra fees you'll pay when you sign the lease and keep that hidden from you. Dirty units maintence doesn't care and work orders sit forever and they will lie to you I wouldn't recommend this place to my nemesis. This place should be shut down by the better buisness bureau.
Prepare to pay New Albany, Columbus, Gahanna, and Westerville taxes. Dirty neighborhood with a pileup of trash. Everything is broken, maintenance will check jobs as completed when they aren’t. Silverfish infestation and the worse part of all are the constant money gouging rent and fee hikes!!! You have to beg for service you pay for, they pay for high ratings because as you see looks are deceiving. Positive ratings are from people who are allegedly moving in, take note of that!
An extremely unpleasant place to stay, which I wouldn't recommend to anyone. Living there felt worse than living in a tent. Throughout my two-year stay, I didn't have a single positive experience to share. The administration, staff, and management seemed completely clueless and highly unprofessional. The high turnover of employees and managers was unbelievable. They lacked any follow-up skilss, leaving me feeling frustrated and ignored. They constantly failed to respond to emails or return phone calls ascthey promise, despite my numerous attempts to contact them - more than 40 phone calls, several emails, and voice messages to both the leasing office and the regional manager went unanswered. I faced significant delays in receiving my refund check, which arrived two months late, causing additional financial stress as I had other financial obligations to fulfill. The most frustrating part was their indifference to complaints; they didn't take any of them seriously. To make matters worse, they failed to keep records of conversations with their staff, leading to repeated explanations of the same issues whenever I called for updates, and the staff didn't seem to care about my case. The townhouse I rented was in a poor state, with minimal updates despite being 35 years old. Rusting fixtures, filthy and broken kitchen cabinets, and cracked bathtubs were common issues. Even though one manager verbally assured me I wouldn't be charged for damages to the vinyl sheet flooring, they still deducted $800 from my deposit refund for these damages. Another manager even confessed that the initial installation was poorly done. Overall, my experience at this place was a nightmare, and I strongly advise against staying there. The lack of professionalism, neglect of complaints, dishonsty make it one of the worst places I've ever lived in.
Roach infested they don’t clean the apartments before moving in management sucks the property manager very rude and nasty. All they care about is sales don’t let the name “Estates” fool you. This is worse than the Hill top move to Columbus you’ll be better off

This is the most run down apartments. They look nothing like the pictures shown. Everything was broken when we moved in as well as absolutely filthy. Every appliance is cheap. They’ll tell you that they can’t show you the unit you live in. Kids are never watched here. They’ll walk out in front of your cars, throw rocks at your dogs and the toys are every where. Don’t sign anything about trash they’ll limit what you can throw away. They hound you about leaving 4 months before you need to. It’s garbage. The windows aren’t sealed correctly. Expect your electric to always be high. Just don’t live here.
The pros of this apartment complex has been that it has been fairly peaceful. I have only seen a police presence here once. The cons are stuff breaks down often. I mean, the stove tops breaks so often that I have invested in a rice cooker, an instant pot, and several other appliances to make do with out a working stove top. My roof leaked over the weekend about 2 years ago, was never fixed. I could overlook a lot of these things but the constant badgering to renew lease with a significant increase starting 6 months before my lease is up every year has finally left me with the decision to move out. I am talking a couple hundred dollars every year and it is beyond ridiculous! I have found other apartments and even homes to rent for less money and less hassle. The front office must work on some commission or something because all they seem to care is about money. P.S. I had a family suffer a serious medical injury and was at the hospital with them, over the weekend, no less when the first of the month came in. I was charged $150 late fee for paying a day late. Yes, even one day past the due date is $150 and it only increases every day that passes. Honestly, a day I did not see or hear from anyone from the front desk was a good day. Other than that, I love the area. Plenty of shopping options nearby and generally safe. I only stayed because my daughter was in high school and has since graduated.
In short- Management is removing our choice for an internet provider, forcing us to pay more than 2x for one we don't want, and sending workers into every unit during covid. Aside from that the buildings are decent, but management will do whatever they can to keep you locked in. Details- We chose this apartment a few years ago over others in the area because this was the only one that allowed us to choose our own internet provider. Last month they announced that all residents are being switched to Spectrum for more than double the cost we're paying for our chosen local provider. Even worse, they've been sending Spectrum workers into all the units (while the pandemic is still ongoing) to hardwire the new internet in. Since we won't actually be switching until this summer, I'm not clear on why they couldn't have waited until closer to then, when covid would be less of a concern. The cherry on top: The Spectrum workers didn't keep their masks on while they were in our home. So, no matter how hard residents may have been trying to isolate and stay safe, management is forcing this risk on everyone. The whole ordeal has shown how little they care about our safety or wishes. For the most part we haven't had many other complaints, except we can hear normal-volume conversations from people standing just outside of our building from the 2nd floor. The square footage is better than most in the area, the location is convenient, and it's a clean enough space- our unit isn't terribly upscale, but it's serviceable. We haven't had too many issues with maintenance either. When they come around to re-up your lease (disguised as an "apartment inspection"), expect some high pressure sales tactics and zero willingness to budge on their part.
Parking is so inconvenient that you likely will have to park 5 minute walk away from your apartment any time after 7, neighbors are always screaming and you can hear them so clearly. There were ants and mold in my kitchen when I moved in. The shower drain is so unreliable and clogs so often the maintenance people know me by now. The whole place is a gentrified mess and not worth paying for when you’re could rent nicer places for cheaper in almost any other area
there are constantly children screaming and running around unsupervised, they leave their toys all over the parking lot, one of them ran their scooter into my roommates car. there’s like 8 children living next door in a two bedroom who scream their heads off and bang on the walls. we’ve complained many times (even to cooperate),showed videos of it, and they do not do anything. the parking is awful, and the gym is always messy from teenagers coming in and hanging out. it is 100% not worth the amount of money we pay for this place. if you have the money and no kids, go somewhere else.
If I could rate this place a 0 I will snakes everywhere mold everywhere even on the roof. The mold made me sick. I saw a Scorpion on my driveway. The manegment just does not care. They don’t even take the trash out most of the time while I pay for them to take it out.
The apartment is okay but parking is a pain. Spaces are limited. I usually have to park far away from my apartment when I get home in the evenings.
Very satisfied with my apartments would recommend anyone looking for a new place to apply here..
Helpful and friendly staff. Love open concept for easy entertaining. Spacious. Responsive maintenance to door issue. Will rate again after trying out pool in a few weeks. No problems with parking and easy parking close by for guest.
My apartment is spacious with an airy and beautiful view balcony. Feels homey seeing kids playing in the community. Also, the customer service is good and they help you with the application. Location is great due to proximity to grocery stores and restaurants.
The Estates at New Albany apartments have been perfect for me! My neighbors are pretty awesome; the front desk is always responsive, and maintenance is always on top of things! The area is beautiful and quiet, and being close to stores and food is an added bonus. I do love living here!
I am very happy with our experience at Estates at New Albany thus far! My husband got a job offer here and within a week we moved from AZ to OH, when we were here looking for places Erica made the process so fast and easy. Even made sure we had a way to get our keys after hours since we would be driving across the country and arriving late at night. So far they have been very responsive and welcoming. I look forward to living here!
Moved in earlier this month and am excited to see once spring/summer arrives for the pool. Move-in process was smooth and Erica was very professional/helpful with everything. My unit has a great view and layout/space. Was able to sign with a great spring promotion as well. Also, love being able to pay in person or via the app. Great location and my work commute was cut from 35 minutes each way to 10 min :) Only areas of suggested improvement are: • Update the on-site gym - some equipment is a bit worn or missing a free weight bench-press • The upgraded units could use a bit more detailing (i.e backsplash better installed or stove top in better condition) All small fixes that would make everything top end. Overall, excited for my year long lease and will re-review in 6 months!
Recently moved here from NC, the staff was great and helpful at helping me find an apartment. The apartment was nicer than expected and the neighborhood is a perfect place to live in the Columbus area. Staff has been great at handling all my questions!
I just moved to Ohio from Texas and everyone has been great with helping me get acquainted. From the front office to maintenance, I have no complaints!
I moved in this past summer and love the front balcony. The complex is very centralized where you have gas stations, grocery stores and not to mention restaurants galore. Everything is close by, so you do not need to go out of your way for anything you need. The staff is great. I love that I do not have carpet in the dining and living room areas. This is great if you have kids or pets. The kitchen is amazing very updated. I love that the trash is picked up three times a week at your front door and this is especially nice when the weather is bad. They have garages available which are very reasonable and the garage has a locked storage space, which is very handy. You don't have to worry about changing the air filter because this maintenance crew does this for you. I don't swim but the pool is very nice. Looking forward to this summer!
For years, we considered downsizing and simplifying our life in order to be able to concentrate on the things that were important to us. We finally decided to do it last Spring and sold our house and moved into the The Estates at New Albany and have not regretted it in the slightest. We no longer need to mow, shovel, clean three levels of a house, or take care of the million and one little tasks that ate away at our time and savings that came with home ownership. We still have a spacious three bedrooms and a living room large enough to still seat our entire family and guests (it was even big enough for me to set up my virtual reality computer rig) and we have a wonderful view looking out at Blendon Woods. Of course, no living situation is without its drawbacks. Now having closer neighbors, we do sometimes hear noise and our downstairs neighbor smokes on their patio so we can't leave our door open when it is nice outside (which is a regret since we have an incredible screened in patio). Overall though, this is a wonderful location that we plan to stay at for the next few years.
Pluses - location - New Albany school district, a lot of stores nearby, flexible lease terms, spacious rooms, 3 bedroom apts, playground, pleasant colors. Minuses - awful road with deep holes near main entrance, cold in the apartments in winter

The infrastructure in the apartment is good. Environment in the community is beautiful. Property manager is responsible and responsive. Maintenance is prompt. The community if friendly to pets. Shopping is convenient and many places to eat nearby. This is an amazing place to stay.

I love living at the estates of New Albany it has been a really nice place to be I love my apartment and the property! It is dog friendly and has a great loop around the perimeter for walking. The dog park is great for my dog to play with other dogs. It is also just minutes away to any store or business you could possibly need.
It is an excellent place to live, very quiet and the staff in charge of the administration has an excellent deal. I've been living there for almost 1 year and the only problem is an annoying neighbor who has been in the apartment upstairs for less than 3 months. Of course that's not the condominium's fault.

My husband and I have moved a lot for my jobs over the years and I can honestly say that no place we've lived has felt like home, until Estates at New Albany. They have been courteous, helpful and went above and beyond from the inquiry portion of our apartment search to the document signing portion (done remotely as we lived in another state) and then right up to the day we moved in. We had special circumstances where we had to drive several hours the day of move-in with our two children under the age of 5, so that day was hectic to say the least. We ended up arriving almost 15 minutes after the leasing office was supposed to close and yet they were still there, waiting for us to ensure we got our keys and moved in! I honestly was teary-eyed and kept thanking them since we really had no Plan B on what we would have done for that night if we hadn't got into our new home. The space, the layout of the townhouse, the grounds, amenities and location...it's all top-notch! And as the weeks have passed, I only feel more strongly that we made the right decision to live here and call Estates at New Albany HOME.
We have called The Estates at New Albany HOME for the past 10 years. We love it here!! The grounds and pool are absolutely beautiful and extremely well maintained. The apartment homes are extra large for the price and beautifully updated inside and out. The sales and office staff are professional and friendly. The maintenance staff unbeatable. Anyone should be more than happy living at The Estates of New Albany
The staff was very nice and professional and made sure we found the best apartment that fit our family. The kitchen has a lot of cabinet space and the rooms are very spacious. I love that the unit came with a washer and dryer. They have an awesome trail to walk my dogs as well as a dog park. Most of all I love the location. Great schools and so many restaurants and stores within a short drive.
I just moved to the estates at new Albany and I'm very happy with my apartment. I love the fact that there is a kids park in front of my balcony and the View is amazing. Friendly staff and great maintenance. The pool is big and clean and most of all very nice Neighbors and clean apartment. RO .
I knew this was my home as soon as I saw the bright yellow colors that line several apartments, this place feels so cozy and warm just looking at it- not to mention the beautiful pond in the middle. We are so happy to be living here- our process was made even better by the help of Danielle. Danielle showed my partner and I hospitality and kindness on a new level- I felt that I was in great hands being taken care of as a person- not just a "guest." Thank you for everything you guys do.
Danielle helped my friends and I find the perfect apartment as well as made it a quick and easy process for us to move in as soon as possible! During move in day she met us at the apartment, did a walk through, and made sure everything was spick and span for us to have the best experience possible! The complex is quiet and full of charm!
This place has a warm welcoming energy feel to the community. I was treated as a resident from the first interaction. The office lady, Danielle, answered any question I brought to her and they were willing to move out the supplied washer and dryer for me to move in my personal laundry appliances, which was a huge plus for me. The Estates at New Albany is also located near anything I want to do from fun/recreation to food and Easton nearby.
The Estates at New Albany is terrible. Management - the new management company (The Conor Group) that took over in 2017 is truly awful. The employees are rude, unhelpful, mean, condescending, and lazy. Any time you have an issue or maintenance request, they treat you like you're stupid and annoying. Maintenance - maintenance takes FOREVER to come and they rarely fix anything correctly. THE ABSOLUTE WORST PART ABOUT MY APARTMENT WAS THAT THE AIR CONDITIONING NEVER WORKED. Maintenance came out countless times over the 3 summers I lived there and never solved the problem. I have logged HUNDREDS of emails, phone calls, photos, and maintenance requests about this issue. It was unbelievable. Grounds- the grounds are not kept clean, the trash is overflowing constantly (like, filling the parking lot) the flowers are dead, the bushes are overgrown, there's flooding any time it rains. I once had a bat that lived above my apartment door for several days and the property management wouldn't remove it. Pool - the pool is dirty and over-crowded. Completely over-run by kids without supervision. Fitness Center - the gym smells like body odor/ sweat and the drinking fountains are moldy, it's disgusting. Parking - parking is limited. You usually have to park kind of far away. It really sucks in the winter, when you have to walk through the snow/ice. Or anytime you're carrying groceries in. Also, if you live in a building close to the trash compactor, your parking lot will be filled with trash and smell nasty. Valet Trash - They charge $38 a month for trash. Yes, you read that right, $38 A MONTH. They'll tell you it's because they offer this great service where you set your trash out 3 days a week and someone will pick it up and remove it for you, but it's not true. I would say 50% of the time that I set my trash out, it was actually picked up. Half of the time I set it out it wasn't picked up. Then animals would get into it and tear open the bag and I would have smelly rotten trash all over my front door step. Not worth it. They are definitely NOT consistent about picking up the trash. Seriously, I would NEVER recommend this place to anyone.
We just moved to Columbus from New Jersey and could not be happier with our new home. The apartment is clean, spacious and very quiet. We are in a great location, close to shopping and pretty much everything you need. The property is great especially with the pool, playground and dog park. Also plenty of great walking and running trails and routes. This is a great community and we are so happy to be a part of it.

I moved from New Jersey into the NA Estates and the staff was super helpful. They helped me coordinate the movers and rental furniture without me even being in the state! They all went above and beyond (especially Alex!) to help my move in. The apartments are spacious, clean and upgraded. It is a very quiet apartment and we can never hear the neighbors. Super pet friendly as well. I would highly recommend making this your next home!
Very happy knowing my family will enjoy being at The Estates of New Albany. The apartment is perfect for our family. We have an amazing location. The grounds are nice and we already are working out in the fitness center. We couldn't have picked a better development. Staff is wonderful as well. They really helped my wife pick a great place out for us. I highly recommend The Estates at New Albany.
