Cameron provided outstanding service as he walked us through all the details. He provided excellent perspective into pros and cons (in his perspective) of some of the units we looked at. His understanding of the rules and policies as we asked questions about the property. The property itself is beautiful with a surprisingly quiet location. There is a huge amount of green space in the area with plenty of trees and open areas for dogs. Multiple exits to very different streets means that traffic will rarely block you from getting onto nearby main surface roads. Big thanks again to Cameron for absolutely knocking it out of the park and giving us a wonderful tour.

I've been living in this apartment community for a while now, and I have to say, the maintenance team is exceptional! Joe is always prompt in responding to requests and ensure that any issues are fixed quickly and efficiently. The staff is friendly and professional, and they go above and beyond to make sure that residents are comfortable and happy. I chose Cortland mainly based on the safety reviews. Since my move in, I have noticed how quickly the office staff checks up and how pleasant everyone has been as well as how the maintenance crew responds quickly to service requests and general care in the complex. I have been very happy and have felt much safer here during the few months that I’ve been here than in the last couple years in my last couple apartments. I felt safe enough to have my motorcycle out, and when someone did decide to hop the fence and take it, the neighbors quickly called it in to the cops and someone from Cortland staff found the bike just a few days later. I know they were just doing their job, but all of these things mean a lot to me as a resident. I have had no issues with noise or packages being taken, and have already experienced neighborly community. Just wanna say thanks for being the first place I’ve actually called home since moving to Austin!

Love my apartment! The front office staff has changed in the time of my stay here, but it's been for the better. Brian and Renee have been so helpful and Miguel the maintenance man came to take care of my workorder was kind and quick! Apartment was in and is in a poor state to be considered move in ready. Filthy moldy in some parts, and non functioning equipment, poor communication from the management team. I had high hopes based on the property potential and reviews and my understanding of Cortland apartments but be cautious! Easy fixes to these issues if looked into.

This place is quiet, and close to all the shopping centers. The office people are really nice and go out of their way to help you. It’s close to a green belt and sometimes I see deer!!!!! This is a nice place to call home.

Repeatedly turned in a service request for running toilet and no resolution, only continued excessive use water/sewer bills that are required to be paid. Dissatisfied with the level of attention. Rather, inattention to wasted money and water.
Since I have moved in I have submitted more maintenance requests than any other place I’ve lived combined. The maintenance team has always been sweet and helpful, but they are clearly overworked as it takes a while to get them to show up. Rent here is insane for the low quality build and sketchy neighborhood. I was followed home from the shopping center once and emailed the office to let them know and they were very dismissive and rude. I would avoid this place like the plague they are just out for your money and providing you with nothing. The entry gates are always broken, meaning anyone can get in.
Any issues with your apartment and it will take days if not weeks to rectify. Even AC. It appears they will not check prior to move-in but will take your money for it.. best you check before moving in to ensure it is ACTUALLY move-in ready.
My mom stayed here for a while and they always took good care of her so my aunt moved in a little while later. During the renovations they worked with us so we only had to move them once and when my mom passed they worked with us in cleaning out the apartment and lease. I would recommend this place to anyone.
I lived at Cortland Southpark Estates for 15 months and I’ve never had more issues anywhere else I’ve lived before. Staff: Firstly, the staff is extremely rude. They never answer emails and send your calls straight to voicemail without a follow up. It’s unprofessional and annoying to have to come into the office multiple times when you have an issue. They overcharged us on our rent 5 months in a row and refused to fix the portal, with us having to get cashier checks/money orders each time. The manager, Viri, is extremely rude and does not know how to properly work with not only her staff but customers of any sorts. The maintenance team wasn’t bad but getting the front office to contact them to fix issues was a nightmare. Our water heater was out for three months straight and we once received a reply from the front office saying “oh no :/“ and nothing else until we went into the office. If you live here or are considering it, record all your conversations with the staff. They tell you one thing and lie about it the next minute. Since it’s impossible to get it in writing (since they refuse to reply) this is what you will have to do to avoid fees and bs charges. Parking: it’s full constantly and unless you pay for a covered spot enjoy walking back to your apartment from 5 buildings over. Looks: The complex doesn’t keep up with the appearance at all. The outside of buildings would have trash, bugs, wasps nests, dirt, and chipped paint. The best part of the complex is the pool and the gym. Sadly, we really liked the apartment itself but the staff completely ruined our experience. It’s genuinely not worth your money, time, or patience to deal with these apartments.
The staff here is worse than useless. My neighbor literally plays his drum set almost every day. I've lost count of how many complaints I've made, and the drums are still going every day. I work from home. It interrupts Zoom calls and meetings, and it's difficult to concentrate or relax with a drum set being played like 10 feet below me. At this point, dealing with the leasing office is as aggravating and frustrating as the daily drum sessions. I don't feel comfortable in my own apartment, and I don't feel comfortable contacting the office any more because they don't care. Also, they advertise this place as nonsmoking but everyone smokes here. There's garbage and mold in the hallways. Whoever is in charge should be embarrassed. There's a ton of better apartments in this area. Choose one of them instead.
If you want a friendly, fun place to live that's convenient to everything in South Austin, take a look at Cortland Southpark Estates. The management team is professional, courteous,, and helps with your every need. The maintenance team is responsive and efficient, and always repairs things right the first time. The community here is quiet and friendly, and there are lots of places to walk your dog. This is a really nice place to live!
Pros nice surroundings, close to shopping . Well lit community . Cons , expensive , miscommunication within the staff team, substandard remodeling / construction crew. Maintenance crew overworked in turn it takes weeks to months to get maintence requests taken care of .
We love Living at Cortland Southpark Estates. The Remodeled Interiors are Tops. The maintenance requests are done quickly. Shopping next door(Southpark Meadows). Wonderful access to DT Austin & San Antonio & Hill Country.

Very nice recently renovated apartments, community amenities are excellent, nice renovated gym, location is very convenient, parking is not an issue. The office team's communication and problem resolution needs to improve.
Moving to the complex The Estates at South Park Meadows had its problems. Communication between staff lacks. After many calls, emails and actually physically going to the office issues were slowly getting taken care of . Talking to manager and assistant manager seems the way to go. All is getting better .
Estates has the BEST maintenance team! They are always so friendly on the grounds, remember you and will follow up with you when you see them! They are always ready to help with whatever needs to be fixed in your home! Thank you!!

The care the Cortland company takes to remodel these apartments is excellent. Reasonably priced for the Austin area with a resort style pool surrounded by greenery and not buildings. The grounds and public areas are kept clean and presentable. Close to the Mary Moore Park and trails.

I have lived at The Estates at Southpark Meadows for a little over 2.5 years. I am extremely please with the new owners and management. The new management and office staff are willing to help when you need it. They are always friendly and happy with everyone. The maintenance always takes care of your issue is a very timely manner and with politeness also. I am so glad I decided to renew my lease again :-)

Estates at Southpark Meadows is one of the best in Austin. Starting with a great location and ending with very nice modern upgrades to the units (like mine). The staff is very helpful and the 24 hr maintenance crew is hands down the best. They show up within 30 min at anytime of day/night. I've enjoyed living here and being a resident. Don't think ill move from here for as long as I live in Austin.

I love my apartment. Only see the sky airplanes. Quiet most the time. Other apartments need to know there stereo music is felt by other apartment. The bass. My apartment is neat. Clean. Beautiful. Home to me and my little Violet.
Overall, I really like living here. Its quiet and have had no issues at all. Front office staff are friendly and professional.

The time that Ive lived here at The Estates at South Park Meadows has been wonderful. Its quiet and the staff are very friendly. I like that its clean and My daughter and I both feel safe here.
Been at The Estates for over 3 years and it's been great! Really never had any problems, and when I do, they get resolved quickly. It's close to everything, shopping, movie theater, etc.

My stay at Estates at Southpark Meadows has been so relaxing and enjoyable. The management team is awesome and goes beyond expectations to make you feel at home. I love that ESM offers fitness classes and overall a great place to call home. I would definitely recommend to family and friends. Thank you!

Strategic location to shopping
If you want to live by an active construction site, ask to move into Bldg. 1. You can hear BEEP BEEP BEEP all day long from the fork lift, crushing of material in a twenty foot dumpster by the fork lift, the fork lift driving around moving material, Trucks coming in to drop off construction material or moving the full dumpster then dropping it so the empty dumpster that was dropped off can now be placed where the full dumpster was then pick up the full dumpster to haul it off along with all the banging. You can also listen to the make shift outdoor workshop of power tools, all while you are paying full rent. Another bonus, due to the construction site three parking spaces are unavailable and another three parking spaces are not available while the out door workshop is operating. After it shuts down only two parking spaces are available because a trailer is occupying one of the three spaces and it has remained there several nights now. I thought the prior management was bad. Who knew, it can get worse. I've put up with this construction site for going on four months, since I signed my lease five months ago. As I type right now I am listening to a power tool buzz away, Lucky me. I just returned from the office, payed my rent in full and asked when the construction will be done. I was told, it will be going on because they are renovating the apartments. I informed the office I am not happy about it. Response, Oh. What kind of respect do you show towards your renters? None when you establish a construction site and no communication whatsoever that you are setting up the site. They ask for our input, where was it then? I will say one thing positive, maintenance responds in a timely manner, for two work orders I had submitted so far. Other than the above mentioned, it's the typical apartment living experience when the construction site shuts down. It's 5:22 p.m. and the power tools are still going.
