This place is full of issues. Not only is the place just generally falling apart (cracks all throughout apartments, exposed foundations, poor updates) but maintenance is just as slow and updates are difficult to get. We put in a request for an issue with our dryer in October, which took until the day before Thanksgiving for anyone to come look at it. After that we followed up three times before someone came with the part to replace it mid-January. Leaving us paying for a non-working unit for three months. Don’t even get me started on the broken AC issues. My last issue is with all the changes we had to make to our renters insurance to follow some new policies. even after getting the insurance moved over we were still being charged for the complex’s insurance (that only protect them btw) for seven months with management saying they could not do anything about it.

Move in experience was smooth and employees at front desk were helpful. Love the size of the bedroom and living room compared to other floor plans I have seen. My only complaints are I didn't have a valet trash bin, and the cleaning service did a some what disappointing job at cleaning the not so noticeable spots. The vents looked like they have never been cleaned and are caked in dust as well as the smart home system near the entrance. Also there is some small opening near the shower that drains dirty water newr the shower I need looked at. Other than that the move in experience has been smooth and the price of the unit is very cheap for its size in comparison to other locations near by which makes most of my small gripes less annoying.

The front office, property managers, and maintenance personnel are polite, experienced, and efficient. They are helpful and you can tell they really care about their residents. Our move in was seamless and both our apartment and the property are beautiful. The rent is great for the size of each apartment, and there are multiple sizes! I toured a dozen different properties before this one and Estates at Vista Ridge were the best by far. They even partner with different companies like rental assistance, valet trash, and package delivery to ensure their residents needs match their own schedules. I have never had a problem finding parking near my building. Estates at Vista Ridge has my highest recommendation.

I am always pleased with the speed that maintenance requests are fulfilled. Staff is always pleasant and professional
For the price, you're not going to find anything like it. We moved from Phoenix, and to find a place that's this up to date as well as LEEDS/Energy Star compliant, you'll be easily paying 50% more. It's an amazing location too. Had some hiccups during move in, but those were quickly resolved. Overall I'd highly recommend living here to friends and family.

In the next month I will be living in Estates at Vista Ridge for a year and I have never had any problems although I do not speak the language very well all the staff are always very willing to assist me, everyone is always very kind. I really like it here and for that reason I don't think about changing my address. I will be renewing my contract for another year. I always carry a message in my mind "People will forget what you said and did, but they will never forget how you made them feel." That's why I will always recommend this place for someone to live.
Moved into a building under construction, apartment wasn’t cleaned upon move-in, water pressure low, kitchen outdated, the list goes on. Save your time and money.

These are the absolutely worse apartments I've lived in and I am 68 years old. Order for items to fix are never answered, gate is ALWAYS left open, unwanted people coming in and out. No parking, even for the handicapped. Employees are changed weekly. I was told false information costing me thousands of dollars by one of their employees that showed me how to make my payment (she showed me wrong) probably because she had only been on the job 2 days. I could go on and on, but it would take me hours! Flee from these apartments!
This community is comfortable, peaceful & friendly. The staff are professional & responsive to resident needs. I enjoy living here.

I plan to leave when my lease expires. The people above me are noisy & I assume you are not able to fix that issue. If I did not have to pay big fee for getting out of my lease early, I would move as soon as possible. I have had nothing but problems since I got here.
Nice apartments. Been living here for 6 years. Beautiful community has grown in the surrounding areas and still there is development and growth. A great place to raise a family and enjoy walks, bike riding and jogs around the community.
This place doesn't even deserve 1 star. I was shown the most filthy apartment by the guy working the front desk who was also rude and unprofessional. As he was giving me info on the complex, he himself joked about the fact he would not want to live there. The unit that would have been leased to me (he stated was not only ready for viewing but for move in) smelled like cat pee as soon as you opened the door. Carpet was dirty, stains on the wall, and not to mention HAIR from the previous tenants still in the shower drain! What a flattering sight to see! Most disgusting apartments I have ever seen.
New BH Management for Estates at Vista Ridge, cannot live up to their name. They cannot manage this place since they took over in December. Parking is horrible. The Maintenance on my subflooring is still not repaired. They nickel and dime you to death and you can never reach anyone in an emergency. Run from this place. I test you to try and call their number for Anyone. The owners are not reachable the first sign of distrust. They lock doors to the office and you can never reach anyone during or after business hours. You might think you have something in your lease but you don't. They promise to give you something they don't deliver. Get everything in writing contacting my attorney for so many issues.
Don’t come here! We liked our first year... regret sign a follow up lease! The pools are broke and locked. They only want money!
We love the staff, the location, and the layout. But, the walls and floors are paper thin. We can hear our neighbors talking, their TVs, their surround sound, their bass. I just want to relax, but I come home to an apt that sounds like a disco (my neighbors always have their TV on, with surround sound 24/7). We’ve asked them to turn it down. They don’t. I haven’t slept since we moved in. Can’t wait to move.
I wish that I could give this complex 4 stars because the layouts of the apartments are wonderful and so is the location to my work and child's sports and school. The two maintenance requests that I've made were handled in good time. The gate and garage door openers have ongoing issues - but this doesn't bother me much. However, if you think you will be able to relax in your apartment hearing only occasional/normal noise from your upstairs neighbors, then you'll be sorely disappointed. I can hear everything that the upstairs neighbors do (walking, drawer opening, dishwasher opening and closing, cabinets shutting, crying children, thumps, bangs, etc.) and have had to alter my schedule to avoid times when the noise is at it's worst. I literally know anytime they are cleaning, cooking, and walking from room to room. You expect to hear your neighbors sometimes, but not to know their entire schedule and routines! The children playing above me have caused frames to fall off the wall and mementos to fall off of shelves! Friends who visit are shocked at how much can be heard and it's a little embarrasing. After 5 months of requesting help from management, it is clear that they are unwilling to correct the situation except to tell me that I can move - at my own expense. After living at Watervue Apartments for 3 years (absolutely 5 stars and I wish so much that I hadn't had to move!!!), I guess I got used to a place that was well constructed with an ace management team. Never had to make a noise complaint there and I lived below 4 children! So, Estates at Vista Ridge is a place that is perfect for those with loud, noisy children or who don't want to be considerate of others because there will be no consequences. My recommendation to the complex would be to ensure those with toddlers be put on the floors above the garages or on the first floor. At the very least, and considering the subpar nature of the flooring and insulation, you should warn prospective renters that they are about to live below people with small children instead of expecting them to tolerate neighbors "because small children are going to make noise and there is not much you can do about that". Yes, you can. You can require that family to move to a lower level floor. Problem solved for everyone.
The complex is clean and beautiful and the office staff are extremely helpful, as they make you feel that they care about you, and your home. I have two crazy loud upstairs neighbors and the office has done an amazing job trying to quiet them down. The neighbors are still disrespectful with thier noise but the office staff, specifically Debbie, takes action when I call for help. I usually get 3 nights of sleep after the office handles the matter! Thanks guys and keep up the good work!
The apartment is good. It is time to move, though as the space is just to small. I have been researching alot on apartments.com and I love the fact that I can star the one's that I like! I have not been unhappy at this apartment, but we have recently been sold to a different management company, and it will be interesting to see what will happen. The grass hasn't been mowed in a few weeks, so that is kind of difficult, but hopefully soon we will see positive changes!
Hey! Frist off I love these apartments. After moving around to a few places in lewisville, my husband and I have landed here. The apartment is beautiful and has plenty of space for the price. The community and our neighbors are quite and we rarely ever see them. The apartment it'self has plenty of space and storeage. The kitchen is open to the living room, that which I really like because I don't feel closed off from everything when I cook. The bathroom is large and I have more then enough room for my makeup and hair care products. I wish we still had our garden tube, but we will surive. I love the built in shelevs in the bathroom and the entry way. Also one of the biggest things that sold us on the apartment was the wash room. We are able to fit both washer and dryer and our large garbage can and our dogs crate in the wash room. It is nice becasue we can close away the things we don't want people to see. We are close to great shopping and restraunts. Market Street and Walmart are close enough to walk to. The staff is awesome! We had some bumps on our credit from where we broke our last lease from our old apartments, but the staff worked with us and made sure we got approved to move in. They are fast with repairs and any questions you might have. Also, this might just be me, but I hate when apartments complexes take forever to cash rent check, like don't you want my money? But here they cash them the same day and it helps us out a lot with our budget, but maybe that is just me. Anyways these are great apartments and we could not be happier.
My apartment was goooooooooood but they have a very small gym n no assigned parking spot.
I have live here since 2013 and I can honestly say that I haven't had any issues. The grounds are always kept clean and theres never any furniture left by the dumpsters for more than a day. The office staff is amazing as well. They want to get to know the residences and when I come in the office for a package I don't even have to tell them my apartment number. I've only had to call maintenance twice and they are always at the door within the hour. Even on a sunday morning when my sink was leaking! They are in and out and always leave a note when they got there and when they left. They let you know 4 days in advance when they have the fire marshall come in for an annual inspection and then maintenance either comes and changes the air filters or sprays down all the breezeways. I've only had one issue with a noisy neighbor but the management handled it promptly. Great place to live that's perfectly located between Lewisville and Coppell so you have the best of both worlds! 2 great pools and plenty of parking!
I just renewed for the second time (3rd year living here) and I love these apartments! It's quiet, beautiful, and there are many events hosted by the leasing office staff. I wish there was a hot tub and that I didn't have to pay for replacing light bulbs, but those are minor concerns. The management is friendly even there has been some turnover. I'd recommend living here if you work in Lewisville. Great location by the 121 and I-35, in close proximity to the mall and plenty of shopping and food options available nearby!
