I am writing to express my extreme dissatisfaction with the handling of my move-out process and the subsequent false charges that have been posted to my account. During our tenancy, there were originally two tenants living in the unit. Later, two additional tenants were added to the lease for a brief period of 15 days. We promptly notified the community management via email to remove the added tenants, but it appears no action was taken, and our email was never acknowledged or replied to. Upon move-out, we were unfairly charged $190 for two missing door keys, remote keys, mail keys, and RAF tags. These items were never handed to us in the first place. The originally residing tenants returned all keys and tags that were provided to us. Despite our clear communication and responsible actions, management has refused to accept their oversight in failing to update the lease accordingly. It is incredibly frustrating and unfair to be held responsible for charges resulting from management’s negligence. We have done everything within our capacity to ensure a smooth move-out, yet we are being penalized for something beyond our control. Who is responsible for paying these additional $190? Certainly not us. Additionally, management has not been supportive at all. We received numerous noise complaints against us even when we were not making any noise. The courtesy officer confirmed that there was absolutely no noise but had to respond because of the complaints. Despite this, our downstairs neighbor continually complained for their own reasons. I do not recommend staying in this community.

There is an insane amount of noise pollution in the mornings and throughout the day. Water shuts off randomly. Management constantly looks for ways to take your money with petty lease violations.

Absolutely horrifying moving in process. Right from when we applied for the apartment till we moved in, there have been issues the entire way. On our move in day, the keys were only released after 5:30-5:45 pm. We had left all our baggages in the leasing office where we were waiting to get the keys. 4 of us had to move all the bags we had to our apartments which was a good 5-7 min walk. We took half our bags and went to our apartment and when we went back to get the remaining bags, we were shocked to see that the leasing office was CLOSED. They gave us the keys, saw us leave with half our bags and before we could come back for the rest, they locked up and left. They did not tell us that the leasing office would close by 6 or even try to contact us regarding it. When we tried to contact the team, the maintenance person was extremely rude and blamed it on us and said he won't help even if he could become that's how things work here. The "courtesy officer" was absolutely useless as well. Asked me a lot of questions and then said he can't help and the only option I had was to come back the next day and get it. He even said I had no real complain here. The management support line was not reachable and we had no way to contact anyone else from the team. It's been less than 24 hours since we moved in and I'm shocked and extremely worried about the total apathy from the support team here. Even now I'm not expecting any response from the team here but just wanted others to be aware of this before considering moving into this apartment.

Someone said they had roaches..i have never seen roaches and I'm going on 5 yrs living here. It's quiet and every place may have some problems but I have never seen one. Not one...not even many spiders either. It's lovely here. We have new staff now...they seem to be a pretty nice group. I love how maintenance is so prompt. They get the job done. I really appreciate them.
The staff is rude and unresponsive. Amenities are closed or under repair for more than half of the year. Gates/Gate keys are not operational 80% of the time. (At least one of the gates, will be open and under repair all the time) They charge excessively for the following : 1.for the carport (30 $), and for parking a car in the carport (7$) and a tax for car parking (3$). 2.Valet trash is 20$ (Which doesn't function on time more than half of the time) 3. Extremely high charge for water and sewer (additional 9% for taxes on these) {almost double my previous apartment cost} 4.additional billing fees (no apparent reason around 7 $)

The amenities were closed for a short period of time due to Covid-19 and then reopened with modified hours, however, they have been back to normal operating hours since 09/2020. The fitness centers are 24/7 with all other amenities hours of 9 am - 10 pm daily. As for the gates, we do have a total of six to enter/exit the property and anytime a gate is not functioning properly we do schedule the repairs to be completed ASAP. I would recommend the Estates of Richardson to anyone looking for apartments. I can't tell you how wonderful and safe these apartments are and how spectacular the office staff are. I moved up here from Austin away from everyone for a job offer that I thought was good. The job was beyond tough, nothing like they told me before signing the contract. Once I started working and discovered how it really was I just wanted to go back to Austin and would cry every night. My days lighten up a LOT when I found these apartments. No matter who you saw or who you ran into they always had a smile on their face. For the most part my neighbors have been awesome, and if there was ever a problem it was always taken care of by the next day. I love my next door neighbor. The maintenance crew is very responsive and nice. My work orders are generally fixed within 24 hours. The office staff were so supportive when it came to resigning my lease as well because at first I wasn't sure if I was staying up here or going back to Austin. I ended up staying because I got offered another job in another school district and couldn't be happier. Glad I got to stay in this wonderful complex.
The apartments inside are really nice and the community is well kept and quiet. I would have given at least 4 1/2 stars but the walls are too thin. You can hear a conversation from your neighbor through the walls. How such a recent construction can have very thin walls is beyond me. If you like privacy and peace and quiet in your apartment (with no background noise) I wouldn't recommend here.
DO NOT FALL FOR THIS COMMUNITY for its construction you will definitely regret the decision. The staff are so rude, very arrogant and stubborn. In one line they aren't human beings.
This complex charms you with it’s amenities and beautiful apartments. What drew us was the spacious backyards, gated community, etc. We left the apartment in good condition with an $800 deposit. Five hundred of that was a refundable pet fee (two dogs) and a $500 non-refundable fee, as well as a $300 deposit on the apartment itself. Among our charges after moving out ($1664.54 total) is a $729 fridge door replacement fee when the fridge was in the same condition as move in. A $335.54 flea treatment charge even though we have vet records staying our pets have always had monthly flea treatments. What was the $500 non-refundable fee for then? It seems like they’re double dipping. A charge for nearly $400 for ‘carpet prorate’ and $140 for new paint. A previous reviewer had the same complaint and said they tried calling the complex’s Account Resolution Specialist multiple times and received no response, just as we have. We read the bad reviews and thought we’d give the complex a try anyway, not knowing if the bad reviews were just bad renters. We didn’t listen, learn from our mistake.
I'm going to leave a list of reasons why we moved away from this over-priced and poorly staffed apartment complex: - Break-ins and stolen property the first week we moved in. - The south "clubhouse" was only open once for the many times we attempted to use it. - There were two separate occasions on which a giant pile of manure and mulch was dropped right outside our building in the parking lot and we couldn't open our door without filling our apartment with the foul stench for two weeks. - Management doesn't read the lease and they will break it without worry, when you bring this up to them, they say "we'll get back to you". - They started building a new structure about 6 months ago and the construction is loud and starts at about 6:30 am even on the weekends. - They love to fine you for whatever they deem appropriate, such as leaving your wet sandals on the back porch that you pay for or leaving your trash can outside of your front door 5 minutes past the curfew for trash service. No warnings, just fines. - My taillight was broken during my stay, my neighbors reported the same issue. - I received a call from management, while at work, asking me to switch buildings because they "promised" my unit to one of my neighbors that moved in after me. This is led to an awkward relationship with my neighbor. I feel like my paying close to 2 grand a month for an apartment should merit a certain sense of professionalism from the management that most certainly includes NOT trying to push off a management created problem on their tenants. An F with the Dallas BBB is a great indicator of the level of service you will receive at this complex. The best part is how you will be treated after you move out. I've never had the pleasure of speaking to someone as rude as the transition and billing staff.
I didn't notice the barking dog complaints in the review below before moving here in a rush. It is true. Management does little but send flyers which are ineffective. It has gone on for months. You will get barking dogs between midnight until various hours in the morning until you're sick, your studies and work negatively impacted, and so tired you pass out during the day. This is a roll of the dice because it would otherwise be a nice place. If you're in a building location without the noisy dogs, you're fine. Otherwise, you better look elsewhere.
Ever since the Jefferson Center became the Estates of Richardson, the quality of service became undeniably terrible. The new management team did a very poor job of delivering the necessary documents (as promised on our leasing agreement), and acted that they deliver it and that we were at fault for not getting it. Just because you stick a letter half-way into the door when we are not home for a period of time does NOT mean we will receive it, and it just so happened that the most important document we needed was the one that we did not receive. In turn, our lease was extended for longer than we wanted, and we could do nothing about it. All in all, don't even waste your time speaking to these people. The apartments and amenities might be fancy, luxurious, new, whatever you want to call it, and that's great. But the current system that is in effect will have you ripping your hair out. If you don't mind or don't care about the quality of customer service, the apartments themselves are great. It is a very new, stylish, and comfortable place that gives you a fair deal for the asking price.
These Apts are very nice. Mine has two extra large bedrooms and baths. The closet in the Master Suite is extremely large and has all Modern fixtures. The Master Bath has two lavatorys, in a deck of granite. It also has both a separate shower and bath tub. There is a linen closet and plenty of room for a chest of drawers. As I mentioned the Master bedroom is quite large. I have a Queen size bed, two bedside chests a large six drawer chest, a desk and a recliner in this room. The second bedroom is as large, bath and walk closet of good size. Kitchen has island and counters of granite, a pantry and washer dryer behind closed doors. The Apt is in walking distance of a small center with a grocery store etc. There two freeways within easy reach. The center has a wonderful pool area and a work out room. The staff is extremely personable and helpful.
I love that Jefferson Center is new and the apartments are beautiful with wood throughout, stainless steel appliances, and granite. I've lived here for over 9 months now and the loud barking and paper thin walls has made it impossible to get a good night sleep. The neighbors leave their barking dogs in their patio late at night, even on weekdays. I wake up to barking sounds as early as 6 or 7 in the morning. I understand that people get up early for work but that is not an excuse to leave your dogs outside barking for hours. I can also hear my neighbor's TV and sometimes I can hear him talking when it's quiet in my apartment. Multiple people have complained about the excessive barking and management has sent out multiple emails and letters about it but it hasn't made a difference. I love living here but I will not renew my lease due to the excessive amount of noise.
I was the first person to move into Jefferson Center and it has been great so far. It is a little pricey but the employees are nice enough and there are some fun events that they put on throughout the month. The rent has gone up for my renewal so I think I can find the same king of things for a little less though.
