Everything was very well kept up, clean, quiet with beautiful landscapes and the beautiful lake. The staff were all very professional and accommodating.
I am happy with the new owners and the way that they are running the property I've been here since 2009 and I have seen owners come and go, and maintenance go up and down but I am very please with the maintenance now and with the new owners
Communication with the office has been swift and all problems solved in a good amount of time. They make you feel welcome to reach out.
Gates are never closes. Pool wasn't open as expected. Gym is severely lacking with several pieces of broken equipment
Request are serviced fast , made the process of moving from out of the city easy
Area is perfect, looks safe and is quiet. My only qualm is how dark it feels along with the creakyness of the floors and cabinets. Would prefer hard flooring in living room as well.
The property is beautifully landscaped and well maintained . A very convenient location. Pet friendly complex.
If you're looking for a place that's caring about their tenants and the children in the complex this is the place for you. This complex gives parties to unite the tenants and show a true community environment. They do things frequently for the kids and it's all free. They care about what's going on with you and they're extremely friendly. I've never come in contact with a complex such as this one. It's been such a joy living here.

Thank you for your review. We are happy to provide a true sense of community!
Donnie is a liar and do not trust him with a speck of sugar. Beware of this apartment complex. Just cuz they have a nasty lake/pond does not make it nice. its expensive and apartments are run down.

I’ve lived here for five months, moved in May 2018, and this is honestly the worst place I’ve ever lived. On move in day my apartment wasn’t ready, didn’t have a fridge and it was filthy. The apartment was infested with roaches. Every time I turned on the kitchen light the entire floor would be covered with these suckers. Spraying only made it worse so I spent about $60 to buy lots of roach bait traps, to place all over the house. I’ve never had a mailbox. When I moved in the maintenance manager at the time, said that he needed to replace the boxes. Why? No reason given. They ended up installing new boxes next to the old ones. There’s no lock on the new box so the post office can’t deliver mail since it isn’t secured. So, for the last few months, I’ve had to go to the post office once a week to pick up my mail. The fridge broke down on three separate occasions. Each time they fixed it, I went and bought groceries which cost me about $150 and I had to throw it all out when the fridge broke down. I had to threaten them with my grocery bill and force them to completely replace the fridge. My air conditioner went out regularly. I also have an issue where the water was leaking from the A/C vent, causing a puddle in the middle of the hallway. Four requests and it still isn’t fixed. I sat there watching them “blow out the line” for the fourth time and I told them repeatedly that it wouldn’t work. I’d watch them do the same thing three other times and to try something new. The maintenance manager ignored me and literally waved me off. And guess what? Two weeks later it starts leaking again. The neighbors will park in your assigned spot without a care in the world. I’ve cursed out many a neighbor over this. But, because the management looks the other way when it comes to occupancy, most folks have multiple vehicles and feel they should be able to park wherever. Around buildings 28 and 29 there are at least 15 to 20 stray cats. These cats jump and sit all over cars and have caused substantial damage to the paint on my BMW. There’s a woman that lives in either building 30 or 31 that feeds the cats everyday between 6:30 and 7pm. I asked her nicely to stop because I'm allergic and she refused. She walks across the quad everyday to my building to provide these cats with a fancy feast buffet. I’ve complained to management, maintenance, and the property management company and nothing has happened. They also never offered to pay for the damage.

Thank you for leaving this detailed feedback about your experience with us. Please call our Community Manager directly at (770) 212-9423 to discuss ways in which we may work towards resolving these issues. We look forward to hearing from you soon.
They misrepresented their apartment homes as their model home is 1000 times nicer than the apartment they rent you. Also, they tried to cheat me as they tried to make me pay the early cancellation fee twice through reporting me to a collection agency, even after I paid it. My credit report was threatened if I did not present documents within an hour. Good thing I was working at home that day, and that I saved my payment receipt from 5 months ago!
Property Manager at Estuary, Responded To This Review
We apologize you felt as though the model was nicer than your actual unit. We take pride in our community and want to provide a memorable move-in experience as well as for the duration of your residency with us. In regards to the collection agency, we hire a 3rd party company to handle all accounts once our residents move out of the community. This team then makes several attempts to collect the balance owed prior to transferring over to collection status. Please let us know if we may further address your concerns.
Nice view. Residents are friendly. Management changed 5 times since I've been here. I've been here 4 years. Management is poor. Property upkeep is mediocre. The rent is good for the market. Easy access to expressway, city and shopping. The walls are thin. Everything is old.
