When I was living there, my bedroom has bathroom inside near the closet, and weed smoke keeps coming out of the ventilation vessel of the bathroom during spring, around 5hr/24hrs a day, especially in the evening. (And I literally can sense what the neighbour downstairs ate yesterday from the air coming out of that ventilaton.) And I can see the dirt inside the ventilation fan that should be from years ago. My closet door in the bedroom on the left sometimes pops out of the frame. On the other hand, the balcony door was not able to be opened after snowing in the winter. All the wooden doors creates creaking noise unless closed extremely softly and slowly. The cooker and kitchen desk have a 4cm gap in between which posts difficulty to clean. I was busy that year but it seemed that these maintainence issues were coming out all the times, and for some they came to fix but the issue remains, so in the longer term I was just enduring that. Plus, they charged a far-out-of my-expectation level of cleaning fee when I moved out with two lightweight furnitures and small amount of bagged trash left behind, which were not quoted when I told them I would leave in a hurry.

Hello, I wanted to reach out about my experience with my apartment complex, as I feel other prospective Rochester residents should know what they're getting in to before potentially signing up. Our car was stolen from the complex. When this occurred, it was stated to us "the cameras don't point in the right direction and they are also unclear." We were then instructed to not leave any negative reviews as they "already had issues with complaints of leaky ceilings." When we requested increased security measures, we were explicitly told, as stated in the photos attached, that we could not be guaranteed our safety and that the cameras were simply there to protect the office and in case of natural disasters such as fires. On the topic of natural disasters, our building was struck by lightning June 1st 2022, knocking out the fire alarm system and the call box. The fire alarm wasn't repaired for a number of days and as of this posting January 26th 2023, the call box has not been fixed and no timeline has been given as to its repair. As well we have filed numerous complaints regarding noise, with no resolution to the point that we actually had to call the police, as the office manager said they weren't sure what to do. Overall it is a wholly-unprofessional company, with absolutely zero regard for the residents and I would STRONGLY advise against living here or even so much as inquiring about living here.

During my stay at Ethan Pointe Apartments, for the most part, I was very happy. The apartment was clean, quiet, and a nice space to live to wrap-up my final year in undergrad and to complete my grad degree. However, our energy bills were shockingly high. Then, mid-stay Ethan Pointe switched their billing methods and it took an adjustment to re-setup how we'd been paying. In the midst of switching, we accidentally missed a $12 water bill and never given any warning were slapped with $75 late charge. Then, after moving out they audited our account and determined that because they moved us into THEIR system late that THEY gave us the wrong prorate for our first month. They never notified us about their mistake and went straight to a debt collector whom I'm still fighting with. While the apartment complex and the staff themselves are nice people and a great place to live, the way they handle payments and move-out is costing me significantly more money than the apartment was worth.

I have lived at Ethan Pointe now for almost a year and have found it quite nice. People are friendly and people who have pets are training their pets to be friendly and not noisy. Yes the rent is a little pricey but you do pay for what you get and I like the convenience, the newness of the place and the cleanliness. Unfortunately, Ethan Pointe rents to many college age students and sometimes that can be a problem. Of course they do not discriminate, however there are many students who really do not know how to act and don't appreciate nice things. It's too bad because those "brats" need to live in a dorm. I think they would be happier and so would the rest of the residence at Ethan Pointe.
These apartments may look nice and flashy in the outside but on the inside its a hole different story. I moved in with my girlfriend expecting to live comfortably but it was the complete opposite from day one. Most of the residents are loud as obnoxious constantly treating the place like its a dorm room. Not to mention the appliances having to be fixed constantly. Dishwasher once, toilet three times, garbage disposal twice, ice maker once, and the hot water tank six times. Also I have lived here for 8 months. The amount you pay a month is already very steep but with all of the constant problems its just plain robbery.
I have lived here since they opened in summer of 2014. Overall I am pleased with the apartments. It does seem pricey. But I'll take that since it is brand new. The construction is all wood frame, so you do notice this going down the hallway. The apartment itself has had some maintenance needs since day one. Some are surprising given the fact everything is brand new, but the maintenance staff is very good at addressing issues. I will say that my energy bills are so high it was a bit of a shock to me. Some apartments may have less energy needs than others. The most significant drawback to the apartments is the low water pressure. This impacts everything from showers, to sink use, to dishwasher effectiveness. If you can't stand low water pressure, you will not like this. This was a surprise issue from day 1 for me, and they speak of addressing it some day, but who knows. As to the location of the apartment complex, it does leave something to be desired, but is a generally quiet area outside of rush hour. There is almost no foot traffic in the area. Greenlight internet (30 down/10up) and TW cable (60 channel coax) is included.
