!!DO NOT GET THESE APARTMENTS!! I lived in these apartments for 2 years, and there was mold in the bathroom ceiling within two weeks of living there. I sent a notice to maintenance, and it was never fixed. The back door lock broke after 3 months and the only thing they did to fix it was put a block of wood so nobody could open the sliding door from the back. They also charged me for blinds that they claim were damaged, but they were perfectly fine! I was even there when they did an inspection. There is nothing luxurious about this place! Worst experience ever!

After being delayed 2 weeks to move in, because the apartment wasn't ready. And living here for 3 weeks. One would think the property owner would make an effort to address the move in issues. One would be wrong.

Overall it is a beautiful area with good rent and amenities. We enjoyed our stay with the only down side being the maintenence issues. Work would be marked as complete when no one showed up.

So far my stay here has been great! I have an amazing river view unit and love the convenience of the park access. Neighbors are friendly and it’s quiet. Management has been great so far she made my move in experience so smooth! Parking is a bit challenging but so far everything has been good.

The view is the only reason why we are at this location. There is never enough parking, I do not feel safe walking to my mailbox after dark. There are multiple drug deals happening all the time. Sketchy homeless people roam the lots. People are often heard screaming at each other in the marina across the street. The complex is unkept. In the fall, there are an insane amount of spider webs and giant spiders everywhere and up your stairs. In the summer there are wasps everywhere. The stairwells are never maintained. They will be dangerously icy in the winter (especially being a rusty metal). The interior of the apartment is definitely not luxury. My husband is 6 ft and cannot have a comfortable shower because the shower head is too low. The details and finishes were not well thought out and do not have a clean flow. They have a new owner this year and new management. The manager from my experience so far is not very good at following through. You cannot leave a voicemail to reach her. She often has sent out an email announcing an emergency water shutdown (which is okay, except she doesn’t send it out before they turn off the water but 30-45 mins after the fact). All in all, the only real positive is the view. If you do not have a river view, I wouldn’t even bother with this complex. Go somewhere safer!

Its ok - parking doesn't feel super safe and it isn't guarenteed. But rent is -currently- what I would be expecting to pay for the unit I have. If rent were higher, I would be looking elsewhere.

Great view. Awesome neighbors. Average remodel. No parking. Tons of spiders. Unkept grounds. Massive utility bills. Inadequate HVAC/washer/dryer. Hugely overpriced considering all this plus minimal amenities and no security.

The property managers were extremely helpful in our application process, especially with the added complication that we were moving across country (from VA!). They were quick to respond to our many emails/phone calls and were always patient and professional with us.

Wasps in apartment thru vent Furnace is ancient and they won’t let you get it serviced by anyone but their tech. Windows leak bad ( I have a moving blanket stapled over my bedroom windows to keep cold air out 9 months out of the year& plastic over the living room window. Utility bill is still over $200 and I keep it at 66-69 degrees because I don’t want to pay more. I’ve had windows inspected by management 3 times and finally they said they would replace them. Well guess what? new management and then rent increase and still no windows. Guess I have to pay for them first. Poor insulation. Draft thru front door (had to put pillows in front of it 9 month out of the year). Front door doesn’t fit casing even after I purchased weather stripping & draft blocker. Garbage disposal never works, ever. Cheapest carpet available. Construction was never completed in my unit, square holes cut out of wall in bedroom closet from plumbing left exposed. Still is. Garbage is always overflowing out of dumpster causing garbage to blow around and attract wild and stray animals. (Also have seen numerous homeless people from Columbia park goin thru garbage,not managements fault). Landscape of rock and weeds that attract lots of bees (good for nature not for kids). Sliding glass door is ancient and very hard to open and close&doesnt lock. They schedule quarterly apartment inspection whether ur home or not. Club house wasn’t completed until 9 months after I moved in and when it was completed 2 kids were in it constantly playing video games and when they weren’t using it, it was closed to tenants because they lost privileges or because homeless people broke in and were sleeping in it. They still charge you $45 a month for use of club house even while under construction and even when closed to tenants. Pool opened mid June and closed mid August. when I asked why they told me health inspector made them (why? Because it was always filthy). In 18 months we have had 3 different managers all making promises that they wouldn’t be around long enuf to keep. If you don’t pay your rent by the 2nd of the month they serve you a notice which they charge you $25 for and then after the 4th they serve another one that comes with another $75 charge. The little bit of grass they do have is yellow from animal droppings which litter the area because nobody cleans up after their pets (not managers fault). Only hand full of them use leashes (again, not managers fault).

Let me start off with the fact that I consider myself an ordinary apartment resident and have previously lived at 3 apartments with mixed reviews and had a good experience and never left any reviews for any of them. Well it is a different story for this place, I would not recommend these apartments. I only lived here for 2 months. To start off, within 1 week of living here, our AC went out and it was the middle of the summer. If you aren’t familiar with the Tri cities area and the weather at that time, it’s hot (like 100 degrees Fahrenheit plus hot). Getting this fixed was not a simple task and did not seem like a priority until I called and checked in every single day. The issue finally got resolved when they had a third party come in and fix it (all it needed was a relay to be replaced). Part of the problem with why it took so long to get fixed (about 3 weeks) was that their “maintenance” guy works elsewhere until the evenings when he is then supposed to come help at this complex. Regarding other maintenance issues you may have (very likely as the apartments are “newly renovated” yet have old underlying issues still present), don’t count on having your calls answered. There is NO emergency maintenance service, don’t even bother calling as they will not return your calls (ever). You can only deal with problems with the office staff during business hours. This was problematic when I returned home from work one day and my apartment (which was directly above the office) was absolutely filled with a toxic paint scent which probably wasn’t healthy for my pets to breathe all day for who knows how long until I returned home. The office staff were friendly and Megara in particular was pleasant to deal with regarding the many issues I had. That is until I finally moved out, which seemed to go very smoothly until I received my final bill which did not reflect my exit walk through at all. She claimed that our apartment looked “great and probably doesn’t even need to be professionally cleaned at all”. Guess what I found on my final bill? Also on my final bill was a charge that blew my mind when I found what it was. It turned out to be the utilities that we had evidently not been paying although in my lease agreement it specified one number for my monthly payment and in the addendum for utilities, it had a box checked for “flat rate” but had no numbers written down at all. All in all, I would suggest looking elsewhere.

I'll start with the positive because there isn't much. My family and I needed a short term lease (6 months) while our new home was being built. The lease options accommodated what we were looking for and the location is great (river view apartment). That's all I got for positives, let's get to everything else shall we.... Day 1 we moved in and did our walk through and pointed out the vent cover in the bathroom was missing, leaving a large hole in the ceiling. I was told they would reinstall it, that never happened. Within the first week our washer went out, the knob on our dryer broke, the garbage disposal outlet shorted out, and the dishwasher wasn't properly installed causing it to tip over. After several request for repairs and complaints two weeks later we finally got the garbage disposal, dishwasher, and washer repaired/replaced. Then came the snow, as it began to melt we had a severe leak causing water damage to the ceiling and shorting out a light. 4 months later those are still not repaired despite weekly request. As we moved to warmer weather, we realized our bedroom window did not have a screen. We asked if we could have one installed and they told us they would that day... That was two months ago. My wife and I have both asked repeatedly for the screen and repeatedly been told they would take care of it later that day. So I think we've established the maintenance nightmare this place is, let's cover something else shall we. The apartment advertises a fitness center, pool, and club house. All 3 have been closed since we've lived here. We were told they would open in March, then that got pushed to Memorial Day, now we're in June and they're still not open. I know what you're thinking this guy can't possibly complain any more, haha you're wrong. Finally we need to extend our lease 1 month while our house is completed. You would think that with all the issues we have had and our extreme patience with the management they would work with us. Nope! Wrong! If we want to stay an extra month that'll be an extra $100. Normally that wouldn't be a big deal. But the fact that nothing has been taken care of AS PROMISED, and the amenities we have been paying for, for the last 6 months are still NOT AVAILABLE is ridiculous. I would never consider renting from this management company again and would never recommend them to anyone. Can't wait to be finally moved out of here... GOOD RIDDANCE!

I am moving from Seattle to Richland and am very happy where I landed with Evergreen Ridge. First off, The owners are plugging in a lot of cash to modernize their units and have done a great job, but more important this group was smart enough to bring Mona in as Building Manager. Mona was so helpful in our walk-through and questions. She made us both feel welcome and showed us the positive human side of this complex and what to expect in the future. FYI this is a complex with some people living here for 20 years. You can't go wrong, especially with Mona as your #1 contact.

These apartments are in serious need of updating both with appliances (w/d,stove, fridge, you name it!), carpeting and paint in order to justify the rent costs. Location is nice, but finding a spot to park for guests or a second vehicle is near impossible! I would recommend someone visit the complex on an evening after work hours and you will see what I mean. I will not renew and will look elsewhere.
