Floor plans are very spacious, all the apartments have a balcony, opportunity to upgrade appliances even in a basic floor plan.
Evergreens at Mahan, is the best place for your “green” in Tallahassee!! The ladies in the front office are always on top of their game and welcome you with a smile. They always go the extra mile to help me with any situation. The maintenance staff is exceptional! They come any time you call and they always do their best, the first time! The property is beautiful, very well maintained and readily accessible. The pools are clean and refreshing, the gym is very clean and the clubhouse is beautifully decorated. If you are looking for a place to call home, Evergreens at Mahan is an excellent choice. You will receive great service and have a great place to call home.

We love our place at the Evergreens!!! The front office staff is exceptional and the maintenance crew always does an amazing job! We couldn’t imagine staying any other place in town. Thanks for giving us a wonderful place to call Home.
Evergreens is a great place to live! We love living here and the staff does a great job at making the move in wonderful! They handle any needs and answer any questions you might have! As far as luxury apartments goes, it doesn’t get any better! Highly recommend living here!
They are firing on all cylinders at Evergreens at Mahan. The complex is super clean, quiet, and well-managed. The front office and maintenance crew always did a very good job when I needed something.
Pros: the complex has nice floor plans and optional garages, diverse group of residents Cons: they lure you in with a great price/promo, only to "hit" you next year with outrageous renewal price, they give you a promo month's rent off but charge $2/month extra for pest control, and $23/month for trash (with no possibility to opt out). The main manager's attitude is explaining why something is not her problem rather than caring for the place and the residents.
Nightmare, Overpriced and I'm glad to be gone. Management switched midway thru my stay and made my stay from pleasant to a horrible experience. During my stay I had to deal with Roaches and bugs that infested my appliances (Caroline is not joking), there were consistently random ear piercing fire alarms, constant nagging from management regarding designated hours your trash may be out for valet trash pick... that you MUST pay for. Management is pleasant but they will bleed you for every penny they can charge you for. Do yourself a favor and avoid this place.
I wish I would have read more reviews before I signed a lease at the Evergreens at Mahan. While the management is kind, they are not running a quality operation. You are paying a “luxury” price, yet you receive much less than many comparable apartment complexes. The buildings are INFESTED with bugs. Roaches, ants, silverfish, roly-polys, etc. Pest control “comes once a week” but it does nothing. When you tour, they show you something beautiful and promise you one thing, yet what you receive is poorly kept, dirty, musty, and middle grade. The Evergreens try to put a band-aid on all of the issues and they are not actually fixing them. When a tenant moves out, they run a vacuum and hand the keys to you.The lobby is lovely, but dont let it fool you! It is not a representation of the actual apartment units. And it feels like a bait and switch operation in that they show you a nice unit, of course not the one you'll be renting, and the actual unit is less than desirable. When you complain they say they're working on it and eventually don't even return your calls. I would recommend you run, not walk, away from this apartment complex.

Some staff members are nice and will go out their way to help , but others watch out they can be very mean and distespectful specially the property manager. The Price is not fair for every one it changes dramatically. The same 2 bedrooma 2 bath can go from 950 to 1300. If they say the follow fair housing or equal housing believe me they dont! The bbq grill are repulsive! Use at your own risk. The pool and Gym are nice and everything else is well kept beside the grills. I hope they can change the property manager and have a nicer person that would help alot!
They keep the. apartments in mint conditions . The club house is well kept. They are polite and will go out their way to make your stay pleasant. I

I'm glad and hope that it continues to work out fine for you. This was a very nice property and community when I first moved in several years ago, but quality of life has steadily gone downhill and I am quickly looking for another place in Tallahassee. There has been a revolving door of admin staff in the main office; many people at the desks and on the telephones don't have accurate information about the property, and have given me wrong information, i.e., about Fed Ex holding policy, exterior hose shut-off, battery replacement for smoke and CO2 detectors, rental policy, etc. Kathy in the main office seems not very interested in keeping residents. Treats people condescendingly. Evergreens seems more interested in populating the property with younger students, most of whom do not know the etiquette of living in apartment communities. My section of the complex used to be very quiet and my neighbors were largely families or working professionals; now, it is regularly noisy, and I am the most "senior" resident with kids living above and below me, as Evergreens does not seem to be able to keep mature residents here long-term. When I first moved in some years ago I would have rated between 4 and 5 stars; now, between 2 and 3. Worst thing: prices keep changing and dropping as incentives for newcomers, only, causing odd compression for people who are being charged higher rates on rent and on garage rental. There is no renegotiation, either, so whatever we signed on to pay is what we continue to pay until the annual increases. Very hard to swallow knowing that incoming residents will be paying less per month than current residents.
I have been consistently impressed by the courtesy shown by all of the staff at Evergreens. They worked very quickly to get me into an apartment, gave many concessions that made move-in cheap, and consistently treated me so well that I was stunned. The apartment wasn't in perfect condition- mostly carpet damage. The things I found since I moved in have all been fixed or scheduled to be fixed extremely quickly. I do feel like rent should be a little lower compared to others in the area, but I am very happy here. The walls are thick and I've heard nothing from my neighbors.
These people are the worst. Horrible customer service. I had fleas in my apartment for 2 months before they could get them out. Very rude and ignorant office staff. They selectively charge for leasing applications and raise rent on some but not other renters (I had a friend living in the exact same apartment as me, across the street and his rent was not raised.) On the other hand, they're happy to buy pizza, goodies, alcohol and little "freebies" for their renters, but wouldn't budge when I asked repeatedly to negotiate a move out fee; when I asked to speak to the regional manager they assured me that she'd call, then never followed up. I tried repeatedly to contact her, until they decided to send my account to collections instead (have yet to hear from a "regional manager", maybe she doesn't exist?) Very noisy apartment complex, trash and dog poo everywhere and just poor quality considering what I paid for this place. They fixed a lock for me and I had to wait three hours for them to give me the new key; all this time they assumed I had locked myself out. You're better off going to Savannah Crossings or Victoria Grand. STAY AWAY FROM EVERGREENS
I recently moved into Evergreens around April, so far it has been a nice place to live. There have been a few issues, but maintenance has taken care of those issues right away. Just recently, one night when I came home from work at 8:30pm I noticed the air conditioner was out and it was getting pretty hot in the apartment. I called emergency maintenance and the two gentlemen, (Brian and David) came over right away and fixed the issue. They were very professional and did a wonderful job. I have to say, the maintenance staff for this apartment are great! The office staff are very nice and helpful when I have to pick up a package or have an issue. Overall for the price, this apartment complex is a nice place to live, especially for someone who does not want to be in a college/undergrad apartment complex. This complex would be very beneficial to a grad student or professional that wants to stay away from a lot of the parties and noise going on at other apartment complexes that are closer to the campus. The only reason I did not rate the noise for this complex as excellent is because unfortunately, I am in a building (building 3) that is right next to the trash compactor. The garbage truck comes at outrageous times (anywhere from 2:30am-7:00am) about 2 times a week (during weekdays) and bangs the dumpster around, waking me up. I am going to talk to the office about seeing if they can get the truck to come at a more reasonable time, because the times they have been coming at is just completely ridiculous. Overall this complex is a nice place for the price, as long as you do not live in a building next to the dumpster.
So far my experience at Evergreens has been a pleasant one. The office staff is very courteous and helpful. There is not a lot of noise from neighbors or kids compared to other places I've lived at in the area. However, I moved into an apartment next to a dumpster and they pick it up and drop it off anywhere from 2:30 in the morning until 6 in the morning twice a week, waking me up every time! If you move into the Evergreens (or probably any apartment complex) please check to make sure you are not near the dumpster. What shines about this place compared to other complexes is the maintenance staff. I've had several issues since I've moved in including the air conditioning acting up, refrigerator leaking, dishwasher not working correctly, wasp nest on the patio, crooked light fixtures, ceiling lights going out, and plugs in the sinks not working. At most places having this many things go wrong would be a nightmare but each time Brian and/or David would come over and correct the problem almost immediately. They even took the time to give me tips for saving money on my electric bill since I was from up north and did not have much experience with Florida's heat. If you want a potentially quiet (just avoid apartments near the dumpster), shaded and affordable apartment with great service and maintenance, then Evergreens at Mahan is worth considering.

I currently moved out of The Evergreens and couldn’t be happier!! I lived there for 2 years and saw the complex change management at least 3 times during my stay. When first signing the lease, the staff was very helpful and accommodating. I was very specific on which apartment I would like to be in and the neighbors I wanted to be around. At the time what I wanted was not available, but after almost a month of not hearing anything I decided to call Evergreens to find out the lovely manager that guaranteed my wish list was fired. Silver fish are a HUGE issue that management does not seem to have the answer to. I was basically told that this is something I needed to live with. The complex provides trash pick-up but be careful because after months of free service, the complex decided to raise rent by including a trash fee. I never paid a fee but I cannot say the same regarding other tenants. MS3’s comment about the dog poo is 110% correct!! The staff sent multiple notifications warning tenants with dogs about this matter. NOTHING was ever changed and NO ONE was fined like the staff claimed they would. Dog poo would decay and stink up the entire parking lot. One of my neighbors would play his music loudly into the wee hours of the night BUT I was warned that my music was too loud at 4 pm on a Friday afternoon. Upon moving out I was told that I needed to pay ridiculous fees. This complex and their management is a complete joke! I would not recommend anyone stay here to be ripped off!
