The location is great near stores and trails. But the elevator is broken now for at least a month and the rent payment system is also not fixed. It's going downhill and new ownership is not a help.
We've had a wonderful experience! The area is extremely relaxing, walkable, and convenient. The building always seems well-maintained and clean. The gym is huge we get free coffee! Our unit is quiet and beautiful. The leasing office is always pleasant to interact with and the neighbors are very friendly.
The amenities here are great. The building features a well equipped gym, a rooftop terrace, and a cozy community lounge perfect for working .

Good place to stay. There are many stores in the nearby area and also close to downtown with just 10 mins walk. Most of the facilities are new.

The environment is clean and quiet. It has a lot of utilities for residents to use. The manager and all staff are nice and helpful. However garbage room is always full in weekend and sometimes cannot open door.

Situated in the very nice location in Redmond Downton. Access to restaurants and shops. Good Amenities like Gym and Bike storage. Parking is quite expensive.

Good apartment close to many grocery stores theatres, restaurants & transit center. Ventilation could be better in the apartment & the house could have been handed over after cleaning it properly.

The apartment building is in a prime location. All essentials are within 5 mins walking. The apartment is new and fresh. It feels secured and has a good view from the rooftop.

If I could give this place less than a 1 star, I would. The entirety of the leasing staff here, especially the manager, are the absolute worst staff I have ever dealt with in not only an apartment complex but in the customer service industry in general. None of them are willing to do even the simplest parts of their job description and consistently treat their tenants with attitude and disrespect. If there is a problem and you confront them, they all act like they're clueless and offer no solutions to make anything right. My husband and I got our bikes stolen (over 10k worth) in the indoor, secured, and camera monitored bike storage room and were never notified or even offered an apology. After filing a police report, we found out that around 10 other tenants had their bikes stolen in addition to ours, and none of us were notified. They left our broken bike locks sitting on the ground waiting for us to find them. To make their lack of communication worse, they were incredibly active in sending out emails about pointless stuff, like tenants parking in the designated guest parking and being told to move their vehicle or it would get towed, solely because the guest parking and handicap parking is where the manager liked to park. After we moved out, we were notified that there is a mandatory cleaning fee matching the cost of the security deposit, ensuring that you won't get your security deposit back. There is no mention of this anywhere in the lease. The apartments are high quality and beautiful, however, the staff here makes it completely unlivable. When we toured this complex, there was one leasing staff member who helped us who was incredible. Unfortunately, shortly after we moved in he quit. If he hadn't been there when we toured, there's no way we would have moved here. I would never recommend living here, if you're looking for a place, keep searching.

Terrible leasing staff and terrible management. If someone is parked in the wrong spot, they'll send out an urgent notice. But if 10 expensive bikes get stolen (including yours), they won't let you know, but instead they'll just leave the cut locks on the ground in their bike room for 3 weeks until you find them. They will also force you to pay their cleaning person which eats your entire security deposit, so don't expect to get that back. Overall, don't come near this place.

I loved my unit, but left due to consistent facility and property management issues that just don't justify the price. The layout was awesome. Favorite apartment layout with gas stove and no carpet. On paper it was perfect. Things to consider that are not management related. 1. There is a fire house across the street. You will be woken up by sirens more than you would assume given its the suburbs. 2. The building across the street is a night shelter for homeless youth. It's common to have people hanging outside the building before the lock in and after let out. I would say most of the time its whatever, but i have had a few negative experiences and it was awkward to receive guests with folks smoking weed on the benches. Just something you don't anticipate in the burbs and if you tour at 11am on a Sunday you would be surprised by after moving in. 3. lack of air con available and even if you have a unit, the outlets are in one room (mine the living room) and bedroom windows are no compatible to window units. If you are in an internal unit to the courtyard you have almost no breeze. I had to leave during the heat wave of 2021(unit was at 91 degrees before 10am with all windows open) and found it difficult to get through the summer in general, which is why I asked for a shorter add-on lease which was shut down by management. I couldn't do another summer, especially with remote work. limited character count, but over all poor experience and one last one that pushed me over the edge being lied to by the manger, Felicity. If you tour, note the signs reducing support for residents. Appointment only front office, less hours and I can tell you many of my mails, including one about renewing my lease went unanswered. There is better out there, likely just down the street with so many new buildings in the Redmond area. obviously, this is just my experience, but after a crappy move out, this is the one thing I can do to contribute to the reviews I will consider in my next move.

It's been a week since I moved into my apartment in Modera, and I noticed the living room window screen was bent. I used the portal to request if the maintenance crew could replace it for me, and within 24hrs they came by and replaced the screen. It was great. Thank you so much!!

I'm blown away by how every aspect of living here, little and big, was given careful thought - the amazing amenities, resident portal, building appearance, and attentive management are all top-notch and well-integrated. Our stay at Modera has been very pleasant so far. All staff members are professional and friendly, prompt at answering questions and requests. The cleanliness of the common areas is above other similar properties in the area. The amenities are well kept and offer multiple options of entertainment like the lounge area with a pool table, theatre room, spacious gym, rooftop garden with grills. Grocery stores and restaurants are right around the corner and access to parks and trails is within walking distance. I would definitely recommend Modera for a modern, comfortable living.

My husband and I are very impressed by this apartment complex. From the kitchen appliances in the unit being top of the line, the full-sized washer and dryer, the quartz countertops, gorgeous laminate flooring, spacious decks with screen doors, to the vanity mirror in the bathroom are all features that sold us with our apartment. We are super happy to be here, and it's definitely our favorite place we have ever lived. My husband and I frequently say that if we could buy our apartment that we would. When we came to tour the complex we did a self-guided tour due to COVID-19 (highly recommend) and at the end of our tour, we talked with Michael about all of the questions that we had. Michael's kindness and knowledge made a huge impact when deciding this was our next home.

We selected Modera for the following three reasons. We stand by our choice for these benefits. Walkability – trails, bars, restaurants, shopping, grocery store, medical facilities Design – square footage, faux hardwood floors throughout, high ceilings, balcony, large windows, cabinet and closet space, full size washer/dryer, new building Community Amenities – fully equipped gym, roof deck, gas fireplaces, grills, garage, bike storage, community rooms We will leave Modera for one reason. Noise. We are experienced renters, and this is the worst we have encountered. We read the reviews about the outside noise and disregarded them since we have been city dwellers our entire lives. Mill Creek built next to a large grocery operation with business-critical activity. This noise is not the primary issue. The construction of the building is the core problem. The walls and floors are thin. The floorplan adjacencies to other living spaces were not planned well. Exterior – based on the location of our unit • Grocery Store - front end loader, forklift, truck deliveries, garbage dumpster pickup, leaf blowers and general noise 24/7 • Rear Parking Lot – construction workers arrive between 6-7am and play loud music in cars before work. • Smoking Area – Next to the parking lot is the popular resident smoking space. Residents speak on their phones while smoking. Interior – not the fault of tenants who are just living their lives! • Walls - Master Bedroom adjacent to a Studio living space; we hear video games in our bedroom and bath. We can hear neighbor’s bedroom activity out in the hallway. • Floors - We hear every step upstairs. Our kitchen cabinets shake. This person is a particularly heavy walker, and we assume there are no floor coverings. We also hear music and weightlifting/exercise routine. We can also hear the smart device speaking in the bedroom. • Heating System – It is cold. We do not mind having a space heater and turning up our heat, but it is worth mentioning the extra expense. There is a great deal of glass and high ceilings. We expected this to a certain extent. There are two heating systems, hot air and baseboard. Both are electric.

Ive only lived here for a month and I love it! It is always quiet and I never hear my neighbors. The units are beautiful and I feel secure with the fob entry system. The QFC being a less than minute walk away is great and its so close to everything in Redmond.

We rented our apartment remotely from NYC and did not have a chance to see the apartment and building amenities in person. After a stressful five day cross country drive we were a bit disappointed In our initial greeting with management. However, Alex the building superintendent was great and helped us out with most everything. The apartment is very nice and we hope we will enjoy our stay here.

In my short time here so far, staff have been extremely friendly and helpful. The few problems I've had have been dealt with quickly and without any trouble. My move went smoothly and I absolutely love the location. My unit is great, as it's more than big enough for my needs, and the appliances, lights, counters, and everything else are high quality. The rooftop and other amenities are awesome as well.

I really really love this place. The location could not be better. Just North of Downtown. You get the best of both worlds. So close to everything it is literally a couple of minutes to walk to downtown but you dont get quite the noise and hustle and bustle you would if actually lived downtown. Management has been great and maintenance has been timely and efficient.

From the first time we stepped into the community, Ben and Derek have both gone out of their way to make it an easy process. They worked with our budget and overall preferences to find the perfect apartment, never once being pushy. I appreciate the features and the concern of all the staff from Paul and Shreya, to everyone that helps make this a perfect community to live in. The gym is absolutely outstanding, the rooftop communal space is breathtaking, the movie room has amazing features, and most importantly, the design of our apartment took occupants into top consideration. I could not be happier with our decision to move into this community.
