Where do I start? Moved in July 2019 when they went through a management change. Work orders took months to complete and some were never taken care of. We had 20+ things that needed fixed when we moved in. The ones that were addressed maintenance had to come back multiple times bc they couldn’t do the job right the first time. We had an “upgraded” apartment which is not worth the increase in price. Management does not respond to emails, you have to get someone on the phone or in person to address an issue. We were charged $100 for a “pet smell” when we moved out and our pet was only there for a couple of months. Also charged for replacing the drip pans. Ridiculous. I have been renting for 20 yrs and have never had such a terrible experience with a property mgmt company (attitudes from office staff and poor maintenance).
This complex was wonderful when I originally moved in summer of 2018. Since then, it has been taken over with new management. Because my back area was a dirt pit, I laid sod so that my dog would not drag in mud in summer 2019. A few months later, I came home from work to see all the sod I laid was torn up. There was no notice on my door explaining what happened. After talking with management, it appeared their landscaper went to the wrong apartment, thereby entering my residence with no permission as required under the lease. There was no initial offer to fix this mistake. I had to strongly suggest they fix this. Emails requesting updates on this were solely on me; there was no effort by management to expedite a resolution. After a month or so, the landscaper, again with no notice, replaced half the sod that had been torn up. I sent an email acknowledging the half, and asked when the rest would be completed. I had a face to face conversation with management over this, showing a picture of what I had laid that summer and what had been done since. I even emailed the picture to show that this issue has not been fully resolved. Three months later I am still not made whole. After pointing out once again that this issue has not been resolved, I’m notified that management says that is all they will be doing because they believe there’s existing sod (there’s not) and they will not reimburse when I said I would finish their landscaper’s half attempt at resolution and send them the bill. I doubt management has stepped foot near my place and has solely taken the word of the landscaper. I had a great relationship with the original management, and it’s sad this is what I have to put up with now.
The management is very rude and maintenance is very poor. Work orders will sit for weeks or months. New management and maintenance hasn’t improved anything.

Resident, we hate you feel this way. We are in the process of renovations and getting stabilized. We've had a time in which we had no maintenance but we're performing work orders in the order in which they are received. It takes years to complete repair jobs. The residents' concerns often go unaddressed. There are endless electrical and plumbing issues, which makes living conditions very unsafe. Apartments often flood, electrical outlets catch on fire, there are structural problems, break-ins and more. We were robbed 3 years ago and they still haven't fixed the front door properly; despite numerous repair requests. We were informed that at least 15 apartments were broken into the same day as ours. The administrative staff refused to inform the residents of these occurrences annually during the summer months. The pool is not well maintained. The pool water turns green during the few months it's opened. Marion County Public Health Department has been out here numerous times, but once they leave the admin staff goes back to their bad habits. Overall, they provide little to no service, or just very poor quality service.

Reviewer, We hate you feel this way. As you may be aware, we’re under new management and are in the process of doing some renovations. Please let the office staff know about any unsafe issues in your apartment and we can definitely look into them.
I found this property on a website and decided to take a look at it, I was assisted by a great office manager and she showed me the apartment I fell in love with it and they worked with me concerning my credit. They made me feel good giving me a second chance to find a home for my daughter and I who had been living in a hotel for over a year. My friends and family tell me all the time how much they love my apartment.
