I am a current resident who moved in at the end of March 2024...when you are inquiring about the complex they answer your calls and are so accommodating..BUT the moment you sign your lease GOOD LUCK! I put in a maintenance request on 08.18.24 regarding my AC due to it not cooling correctly. I have physically went into the office, I've sent an email and left numerous voicemail (cause they don't answer the phones). Went in the office AGAIN today to see when someone is going to look at my AC, the leasing lady called the maintenance guy and I was told he was at lunch, give him an hour and if he does not show up to call her back. This was at 315 pm...I called the leasing office back at 415 pm only for someone to tell me he is NOT answering his phone he maybe busy with another unit! I have NEVER had such a horrible experience and keep getting the run around from the office! They will show you a new and updated unit but won't show you the others they have available because they are filthy and the work is crap. There is overspray on EVERYTHING! Bunch of crappy work! Pay for valet trash and it never gets picked up and the office tells you to call and complain...why do I have to? I am not the one who hired them. It's a site wide issue and they still employ them! I cannot wait until my lease is up! oh and my latest electric bill was over $400! I have free nights and I am at work from 530 am to 330 pm! CANNOT CHANGE THE DO NOT RECOMMEND

My review is ongoing, and there have been several issues with the unit I am leasing. The main issue is that the air conditioning is not cooling. My AC unit runs continuously trying to cool, some vents don't work, and the AC is not cold anymore. As my electric bill rises to $400, the property is taking its time in correcting this issue. I have not been able to sleep in the master bedroom because of the cooling issue. Since moving in a month ago, I have written over a dozen maintenance requests for various issues, some of which were duplicates because they were not fixed the first time.

I had an appointment to view an apartment today, drove in from Galveston hoping I was about to find my new home. When I arrived there was no one at the desk to the right and a man in the office to the left (very interested in whatever he was looking at on his phone). I walked around the lobby thinking for sure he would finish up whatever he was doing and come out and greet me. Nope, he stayed right where he was glued to his phone. I walked toward his door and cleared my throat thinking maybe he didn't hear me come in (there was music playing in the area outside of his office), still he did not even look up fro his phone. After about 15 minutes a lady came out of the same office, walked right past me and said, "I have to go to the bathroom, I'll be back." Several minutes she came back and asked what I needed. I told her I had an appointment to view an apartment, she looked at me like I had three heads and one of them was on fire. I told her the unit I was interested in, she said to hold on while she pulled up the video of the apartment. I told her I had seen the photos and videos and would like to actually tour the space I could potentially be renting. She proceeded to pull up a Youtube video of an apartment, not the one I was interested in, but one she chose for me. Once again I told her which unit I came to see and she again offered to show me a Youtube video. When I told her I wanted to actually see the until (or a similar one if that one was not ready) she said, "oh that one, it was rented yesterday." Then proceeded to try to show me another video on Youtube of yet another unit. This went on for another several minutes before I finally told her I had seen enough and that from everything I had experienced so far I did not feel like this was the place for me. After I left she began texting me and then sent me yet another Youtube link to yet another unit I had no interest in, then sent another text saying that she sent the wrong link and to give her a second and she would send the right one. That was 7 hours ago and she still never sent the "correct" video, not that it matters because the in person experience and handling of a potential tenant was enough to give me a reason to put the breaks on considering the move to Everwood.

As a going on five-year residence here, I have little to no complaints. Great staff which is a huge plus, great maintenance crew. The apartment is unique and is somewhat secluded with a park-like atmosphere. I'm not sure you could ask for much more for the price. Peace of mind and a great place to live. Linda

The units are extremely overpriced. Rent skyrockets if/when you renew. The property is next to the train tracks and a hospital, so noise might be a concern. Parking is spotty if you park between the hours of 8PM-8AM, or you can pay way too much for tiny carports. Packages can be delivered to Parcel Pending which is amazing when in use (since there are two sides of the complex that connect in the middle AND have the same unit numbers on both sides), but a lot of carriers don't know to use it. The gates are useless, broken often, and super difficult to open with the app. My neighbors have told me about how their cars have been broken into, so clearly it's not doing anyone any favors. The maintenance team is fine, work orders get taken care of quickly when they know about it. The problem is with the contractors and day laborers they hire. I have had people jump my fence to access my unit (without prior knowledge or consent), use my electricity outlets for the community repairs, and leave nails and screws littered all over the walkways, and parking lots. Good luck trying to get into contact with the leasing office. They never answer the phone, or really know what's going on since the property manager and assistant aren't there full time. They also managed to set the leasing office on fire; so they've been working out of an apartment for the past few months. If they put half as much money and effort into running this place that they do into the front lawn, it would be the 1st place property in Webster too.

Nice property and staff but was shown a different apartment than what I was given. Kitchen and bathroom were a downgrade of what I was shown. Being short notice and on a military schedule, I had no option but to sign. There was o other unit to transfer to and also a “6 month” period before I can qualify to transfer. Know what you’re getting before you sign.

This is a very peaceful place to live. Yes the raccoons are horrible. The office staff is very friendly and professional. The maintenance guys are top notched. I would recommend this apartment community. Price is a little steep for what your getting but a peace of mind is priceless.
The views here you won't get anywhere else. Location is great and close to my job. It's such a nice place to call home. My refrigerator broke a few months ago and they fixed it same day. I haven't had any problems since. My neighbors are really friendly too. I couldn't ask for a better place to call home.
Good: the front office people are nice. Leslie, Michelle and others are pleasant to work with. Maintenance seems fine. The trees help reduce heat issues. Not good: Fast rising rents. Every year by a significant amount. You might think that being a good tenant for several years would count in your favor and you'd get a break. No, you won't. Also, no signage about A or B side. So if you live on the A side and order something to be delivered (furniture, food, anything), you will probably end up having to run around the apartment complex trying to find your lost driver who may be on the B side looking at a door with the same number as yours. Because there is no A or B when you enter the A or B side from the main street, and there is no A or B on the buildings and there is no A or B on the doors to the individual apartments. Every delivery driver expresses frustration at the maze they have to go through to find an apartment. They find it unbelievable. And if you live here for a while, eventually your cheap rug will wear out and there will be no help in replacing it. This is an issue that has been brought up by several tenants to me as a real frustration. I'd recommend this for a 2 to 6 month stay. For that it's fine.

As for the rent, you will generally see a small increase depending on the market at that time of renewal. I have been a resident here for over a year and also work in real estate. With that being said, I have never experienced such a low level of professionalism in my life. The property manager never seems to be in the office or available for that matter. I received a call that I was being falsely accused of writing cruel notes to neighbors with "multiple witnesses" from the manager WHILE I was out of state? I was also charged a $350 pet fee added to my rent one month with no notice and do not have a pet. The worst part is that my neighbor SHOT a dog not even l00 feet from my apartment. SHOT WITH A GUN. That was a while after his dogs were let off the leash and told to attack her dogs. There is so much riff raft here it is unbelievable. Cops are called to the complex at least once a month. DO NOT MOVE HERE UNLESS YOU WANT TO LIVE IN CONSTANT CHAOS!
We moved into an apartment in mid-December 2017, and immediately began seeing what we believed to be ticks. We called maintenance immediately and scheduled a pest control visit, but no one ever came. We call three weeks in a row and we're told pest control only came on Tuesdays, and then Tuesday would arrive and we would receive an email saying pest control came to our apartment, but I worked from home and no one had been by all day. Finally, I did some research of my own and realized we had bedbugs. LOOOONG story short, the apartment complex provided a free "treatment" that lasted less than six minutes and was a complete joke. In the end, we had to pay $1,100 to have a specialist come in and provide a heat treatment to the unit so we could move out the next day. We had to throw away all of our furniture and mattresses because they were so heavily infested. And the day we moved out, the tenant in the apartment below us was disposing of a mattress that had a bed bug cover on it. The apartment manager kept insisting that our unit was the only one with an issue, but that clearly wasn't true. And the specialist we hired to heat treat the place said it looked like the whole building was heavily infested. Don't move into the 400 building. Or, better yet, don't move in here at all! On top of everything, we had an animal crawl into our wall and die even though we called the office about it while the animal was still alive. It took them two weeks to finally get out and do something about the smell. It was HORRENDOUS.
We moved here in January 2018 from Corpus Christi. There were several cosmetic issues with apartment that you wouldn’t expect being a “luxury” apartment, but nothing we couldn’t deal with. But since day one there has been issues with roaches. Gave them the benefit of the doubt since it rained all the time in January. But they never stopped, every day we saw them, multiple roaches. We told the management team here about the issue only to find out they weren’t treating the apartments for pest, even though all the tenants pay for pest control every month. And after about 6 weeks of treating the apartment now the issue has not improved at all. I have daily pictures capturing the evidence, weeks of back and forth email communications. After we told them we were moving out because of the sanitary issues that roaches bring. The team at Everwood was going to charge us for breaking the lease (1000 bucks) despite the issue they knew we were having. So, I asked if they could move us to another unit, which they said they could for 750 bucks. After one phone call to corporate they waived the termination fee and decreased our move out date to 30 days. But still asked us to pay full price to live in a roach infested apartment. Yesterday, (4/11) I cleaned up 8 after work and today I cleaned up 4. And this is a daily thing

We have apologized as this is not a normal situation that residents experience here at Everwood. We do have a pest control company that comes out weekly. The resident must contact the front office and request pest control services. The office does not know which units are in need of service and for what pests. As explained, this is not a roach infestation, these are tree roaches that are entering from the outside. We have tried multiple times in the past to service your apartment but you had refused. I've lived her a few years and I can't think of anything bad to say about the property, pricing, staff, or neighborhood. The staff is extremely friendly, I was fortunate to be working with Leslie M recently on my renewal, she was extremely helpful and relatable.
Safe and quiet, there quick to fix what needs to be fixed, and they have a wonderful dog park for my fur baby, the girls in the front desk are always happy to see me, everyone is very welcoming, so far no complaints.

I couldn't be happier! I moved in after new management took over last year and leased a renovated apartment. It's sooooo pretty! I love the gray and its so awesome having brand new appliances. I'm definitely staying a few years!

I have never loved where I have lived until I moved here. The trees were a selling point for me. I love the renovations they have done to the property. I have lived here for a couple of years and a lot has changed in that time. The staff is excellent and I couldn't be happier.
I have lived in many other apartments before and this one is soooo much nicer and the staff people are amazing. I totally recommend them. Paul B.
OMG...I loved these apartments beautiful landscape awesome office staff extremely helpful and kind Erica and Cynthia never had a problem with maintenance always there when I called also perfect for pets. Webster police making always making rounds I felt safe at all times.
Stay away from this place!! I moved into a house from these apartments. 4 days before my lease was up, their cleaning crew came in and threw away a bunch of my stuff that I didn't get to move yet. I called them and told them that the apartment was still mine, but the very next day, they had painters in there!! In exchange for them terminating my lease early and throwing away $300 worth of my stuff, they offered me $150. On top of that, the entire complex has a HUGE raccoon problem. I literally had raccoons crawling in my air ducts for hours at night. One of my neighbors actually had a raccoon crash through the attic and into their closet. Another neighbor saw a raccoon reaching through the air vent. When we brought it up to the office, we were told that 28 other apartments had raccoon problems, so we were going to have to wait in line! The area is very nice, and the maintenance person that I dealt with and 1 or 2 of the office staff work really hard to keep you happy. The rest of the office staff, including management, had nothing but excuses. DO NOT GO HERE!
This apartment is the first one I've lived on my own and I love it. The apartments are nice and quiet. Maintenance is quick here. Ive put in requests and they come and fix my issue the next day. Everything is about 5 minutes away so you won't have to travel far to do errands. For fun there is bars, clubs, movies, and the mall are close by. They art also very pet friendly. They small dog parks where you can take your dogs to play. My only complain is that their website isn't very social. They should like a calendar to show events coming up or other things like that. Overall I recommend anyone to live here.
I hate living here. Can't wait for my lease to be up. Can't live with the racoons running around and fighting in the ceiling terrified they will fall through. They jeep you up all night and scare my kid. Had them break the access door into my closet and spread insulation all over. Shouldn't have to pay this much to live like this
