Property Ratings at Everwood Estates
I put in a work order for maintenance to fix the AC unit that went out, because of water leakage from the apartment above mines. It's been 3 weeks with no response from property management and I have to spend time poring out buckets of water from the leaks along with dealing with the summer heat. I don't suggest anyone to move here until they have a better standard of resolving tenant issues.

We’ve been here for almost 3 years and it’s horrible they change management every 3-4 months and the rent that we pay is expensive for the things that we have to go through we’ve been having a leak in our apartment for the past year and it’s not fixed they took the carpet out and didn’t come fix it all they did was put some blower down to dry it and still not dry it’s been like this for the past week and a humidifier that’s it and they said will have somebody come fix it that was a week ago we’re not paying the electricity because it’s gonna be so expensive. I can’t walk so I have to use my walker and it’s so hard to walk with all these cords going in and out the house and nothing is fixed. We also just got into an argument with the maintenance man because we have some top issues and he at least he didn’t want to fix it. So I don’t know what type of employees they have here and also the property manager was also very rude to us. and the only reason why we were loud because he got with loud with us first. He came into our home, and was loud and very rude. Just very disrespectful. We will be going to court about this situation. You will here from our lawyers. we will be gone soon. Do not move here. It is horrible here. They don’t know how to treat their tenants whatsoever. It’s always an issue with them. We pay our rent on time everything is on time and we still get treated like crap. This is a warning do not move here.
Most of the things stated on this website are completely false. For example, this community may have a gate but it is not gated. That gate has not been closed for at least a year. Same goes for the pool and tennis court. We have a pool but that pool has not been opened or cleaned for 2 years, it looks like a swamp. We also have a tennis court that hasn’t been used or cleaned since I’ve lived here (16 years). The management does not care about the community, residents cannot even receive a tangible lease. The maintenance hasn’t done anything for at least 3 years. Overall, this isn’t somewhere I would recommend moving to.
I visited this property on Friday with my son what excited me the most was the spaciousness of the apartments and the customer service that I received from Jacqueline who I believe is the manager she was so professional and so kind that she almost made me forget how much this apartment was. I really liked it and appreciated her professionalism however the price of this apartment is a little steep for me right now and I will really need to go back and look at my finances, because of the price I will give it four stars but because she was so professional and kind I’m gonna give it the fifth star.

Called during their business hours to inquire about prices. A very professional gentleman, an answering service rep, told me someone will call me shortly. Didn't happened. Attempted to visit the property instead to inquire in person, hoping to get better assistance. I could not get through the gate, even after dialing the leasing office. The same answering service rep spoke to me through the call box. He confirmed my information again and told me someone would contact someone to open the gate for me...Never happened. I gave up all together and was quite irritated. A day or two later, I have yet to hear back from anyone. SMH
Pros: Several MARTA buses stop within walking distance. Free EMORY shuttles leaves from up the street at the tire/auto shop right next to beauty supply building and in front of the Big Bear grocery store. Convenient location for drivers, I-20 .... 285 is right up the street. Downtown Atlanta is 15 minutes drive away and so is Stonecrest. LOCATION is very convenient. There was a courtesy officer there. People didn't hang outside or anything like that. But whether it was noisy or not depended on if you're under someone. The neighbors above played loud music and had loud parties when I first got there. But for the most part neighbors kept to themselves, everyone worked, I had packages delivered and nobody would bother them. It felt safe, I really did feel safe there. The pool is really nice. Rooms/closets were decent sized, especially master bedrooms. CONS: There were problems in the kitchen and plumbing. There were bugs and my roommate said when pest control came he'd only spray a small spot in one area of the apartment. The stopped accepting packages. The gate was always malfunctioning so if you were in a car and it wouldn't lift up (just imagine). Management seemed nice in the beginning but as time went by they became rude/unfriendly. Some of the tenants visitors were horrible. Once when I had my young nieces with me, a guy almost hit my car trying to speed in the gate when the bar lifted because he couldn't get in but all he did was nearly rear end me to get in behind me to enter. Then he was cussing about it when he got out the car, THAT was big issue for me. Some visitors nearly hitting your car to get in the gate was very common, I feel like they should have someone out there to keep that from happening because the point of gates/codes is to keep those without any from access yet people would nearly break the lift off driving right up behind someone else, was probably why it was always broken. Overall is wasn't horrible but they can improve, the biggest plus was the safety you feel for the most part. And it would be nice if there were 6-month leases.
You get more space for the rent by today's market rate standards. The grounds are kept very well and management is very professional and prompt.
I live in rainbow forest apartments its a quiet complex
