Property Ratings at Evo at Cira Centre South
If you the chose floor plan that face the North(30th street Train station) You will be awakened by the extremely loud pile driver and construction noises by 6:40AM everyday, even if you live in the 30th floor. The new construction site in the lower 3001 chestnut st is right next to the building. The terrible management team will just ignored all the tenant complained. I need to have enough sleep can not stand this so I had to move out!

The room and space are so tiny that I feel like living in a cell. DON'T BE FOOLED BY THE FLOORPLAN FIGURE!!!!! It is extremely out of portion. They drew the bed so tiny that made you feel there is a lot of space. THERE ISN'T! RUN!!!!!

Rent was deceptive! Actual rent is almost 10% higher than what you saw on their website since you pay 12 months “installments” but are only allowed to live there 11 months unless you renew your lease. Also, a “carpet cleaning” fee was posted on my account after I moved out. Outrageous! I always wore slippers in my room and never had pets or anything that could lead to a special carpet cleaning service. If the carpet really needed cleaning, it should be charged to evo staff entering my room without removing their shoes. Also, the room was not the cleanest when I moved in so I seriously doubt if a cleaning or proper disinfection (due to the pandemic) would actually be performed before the next tenant moves in. They didn’t deduct any fee from monthly rent since the close of their gym and rooftop pool; that is just robbing! The good thing about the apartment is that the rent is still affordable if you don’t drive and hence want to live close to school, and you are for some reason too scared to speak with a landlord to rent a decent place for a reasonable price in west Philly. Also if you have a pet it’s easy to entertain them at the Cira Green rooftop park. Think twice before you sign the contract.
Cons- -Whole building smells like trash because the trash chutes have been broken for 8 months and yet to be fixed -apartments literally look like a garage(cement ground and cement walls..) -you move in with only a week left in August, yet they make you pay for the whole month rent saying it’s prorated.. it’s not prorated.. (they will be hearing from my lawyer soon) -only apartment building in the world that doesn’t have the unit professionally cleaned before move in( arrived to a unit very dirty) -10 rooms were robbed in a month because criminals were sneaking in past security and robbing units -false advertisement of “Luxury” apartments.. again units look like a small garage with a couch in the middle -management team obviously doesn’t care too much because the same problems have been in this building for over a year and nothing changes.. Pros- -nice view -gym and great pool and great amenities(but they don’t take care of any of them anyway) -utilities included with wifi Overall this building is just poorly ran, don’t get all caught up with the pool, only able to swim in the few warm months of the year and even then it’s just so dirty and never kept up with, if management listened to their residents about the issues with the building then maybe this building wouldn’t be a 1/5 stars from 95% of people that have lived here.
I have lived at many apartments in US because f moving in between cities but this has been the worst. If I could go back into time I would never take that decision again. List of problems I had while staying here: 1. Randomly the tap water will turn nasty and green, the lazy management doesnt consider it an emergency and takes it sweet time to fix it. In a duration of 8 months it happened twice. A lot of people didnt notice it kept using the water. 2. My apartment was flooded over the weekend and maintenance refused to come and fix it and rather gave me a noisy fan to be kept overnight. 3. My apartment had some kind of weird insect and I kept getting insect bites for 3 months, had to leave the apartment for a month and stayed outside. Management was not helpful in finding a good solution. I eventually had to remove there entire furniture from my apartment and buy my own. Oh FYI despite so many problems with this place (that I cant stop writing ) , the management wont let you leave the lease because apparantly under no circumstance you can sublet or leave. All you can do is relet which is your reponsibility. If I had a zero or negative star...thats what EVO deserves.
Trash everywhere and no one come to clean it. Our apartment is leaking when raining days. We sent emails to ask for maintenance and they will come after months.
Consider this your warning. There is a severe fruit fly infestation which has gone on for over two weeks, with no proactive action from management. They truly believe that they can get away with anything due to the age of the residents, given it's a college building. The staff will hang up calls on you, limit the amount of guests you can bring into the apartment you pay rent on, and send you to collections for mysterious fees due to "administrative errors in accounting." The amenities and rent price might lure you in, but you will soon regret it. Trust me on this. I chose to ignore negative reviews and now I'm here, stuck in a fruit fly infested apartment managed by people who don't have to sleep here every night. I can't cook or have food at home right now bc of the severity of the fly problem caused by trash chutes that they refuse to clean. It's literally not sanitary to live here. I'm desperate right now, don't put yourself in my position.

I will give 0-star if I can. I will move out right now if there is no lease. (I'm writing this at 3 am and my neighbor is still playing drum or whatever that is. Well today is much better actually, they started from 1 am. Yesterday, the noise was from 10 am to 3 am. Don't they even need to have lunch or something? ) I'm not saying you cannot live here. You just need to have good luck that your neighbor are all quiet. If not, then you probably cannot sleep until next morning at 6 am and regret signing the lease. (FYI, when I signed the lease, there was a $1000 signing bonus promised. After moving in for more than half year, I still didn't get that and they didn't even mention that anymore.) Most people gave either 1-star or 5-star, not much in between. My guess is that all the people gave 1-star have neighbors like my neighbor and others not. Sometimes I even suspect the wall is made of paper. I can hear literally everything in the other side of the wall. Besides, I can even smell the smoke and the terrible over cooked smell from their kitchen. (My neighbors have been reported for smoke inside the room and noise several times. Some staffs may come to confirm the issue and that's it. I'm not complaining that the management staffs are not responsible. They actually did very well in many aspects. There is just no rules to let them do anything to those residents that do not respect the community at all.) Anyway, only couple of month left and I will get out of here. This has been the worst living experience ever in my life. If you happen to see my review, I just want to let you know there are a lot of Apartments in university city you can choose from. I can promise you that everything I said above is true and not exaggerate.
Evo opened 3 years ago and I have been living in the building for 2. This year, Evo got new management, although slightly better than the old management - still pretty bad. The management tries to take advantage of the fact that young adults and students live in this building. They over charge for everything, don't listen to resident complaints, and just overall don't run the building in a proper way. The bedrooms are small and the small kitchen space is the same in every unit whether it is a 4 bedroom or a 1 bedroom. The pool is always dirty due to people spilling drinks and food in it. The pool is also always crowded with people who don't live in the building and there is never enough chairs. The gym is always very hot since the AC is turned up and locked so that residents can't change it. The price of rent has almost doubled since I moved in 2 years ago, and this building with the management running it as is, is not worth it.
This has definitely been the worst living experience I have ever had. I could go on and on how terrible management is and how horrible my experience has been, but I'll just outline all the events that have occurred this year: -I moved into a filthy room with dirty dishes covered in food, mail addressed to a man, and men's clothing (there were 3 females there the previous year. Management told me they would get back to me about who was actually there, but never did.) -I didn't get the room that I signed my lease for. In the Lease, it states that rooms are just a preference, not guaranteed. My room is only 147 SF, total! -The room's air conditioner has been broken for the past MONTH. It is currently June and getting very hot. Still waiting on an entirely new unit -My window has been broken since I moved in, and I still cannot use it (with a broken air conditioner). -The room constantly smells like pot or cigarette smoke. Management is unresponsive, even though the people above me have been caught several times -The residents are disrespectful. The people above me enjoy blasting their bass until 2 am... on a weekday, nearly every night (oh, and management just let them get a dog that barks whenever they aren't there). -The pool is basically unusable on warm days unless you want to feel like you're at a frat party. Most of the people there don't even live in the building. I would never recommend this building to anyone, ever. Not even my worst enemy.
1. The apartment is very overpriced and the unit is so small. With the similar price range, you can get twice bigger apartment near the campus. Also, the rental price they raise every year is obnoxious. They raise about $150 every year. 2. The staff can come into the apartment whenever they want. They once came into my apartment while I was in the shower. I thought the thief was coming into my apartment, and the experience made me traumatized. 3. My friend said he saw a rat near the garbage chute. And the smell comes out of the garbage chute is terrible. Also, I saw thousands of fruit flies during summer, and they were even living in the refrigerator. I found hundreds of dead fruit flies in the refrigerator. Two of my other friends had the same issue with me. 4. The wall is so thin you can hear the neighbors easily. Since many undergrads are living in the apartment, you can hear a constant music playing. 5. When I complain about the issues, the management staff doesn't even respond. They are very incompetent and rude.
As a graduate student, I lived here for a year and I had a fine experience overall. All units are fully furnished and all amenities are included in rent, which was very convenient. The bedrooms are VERY small, but my bathroom and walk-in closet were spacious. After living in the city for awhile and meeting friends with awesome, affordable places in Philly, I would recommend this apartment as a very temporary living arrangement. If you're new to the city and need something quick, central, and super convenient, it's fine. But there are so many more affordable, quality options that you can explore to get the most for your money. The rent is high for student living and the community was a little too dorm-like for me. Prior to signing my lease, I was assured that this building catered to young professionals and graduate students and that very few undergrads lived there, which was not the case at all. I don't have issues with undergrads, but I found that many of them made the atmosphere feel more like a frat house than a luxury apartment. Students would throw late night/early morning parties and blast their music, which you could hear clear as day through the thin walls. Students would smoke cigs and weed in the stairwells, which seeped into the units and hallways. There was a point in time that I would call security every night to report some pretty serious noise violations that persisted from 12am-3am on weekdays, but they eventually subsided. The amazing rooftop pool was occasionally packed in the summer with rowdy drunk kids, who invited their neighborhood friends/classmates to party at the pool. The floor I lived on was mild, but I definitely experienced some of the rowdiness, which can be frustrating. From what I've heard, management has improved significantly over the years and my experience with them was fine, but I think they struggled to handle the amount of young people in that building. I would highly recommend you keep your own personal record of all payments, take before and after pictures of your unit, and make sure you get every promise in writing. I had a good experience with management because I was very organized and I had everything documented in preparation for snafus along the way. To those considering this apartment, I wouldn't completely rule it out, but I would highly consider exploring the plethora of options in the city before making this commitment.
I've been living in evo for about a year now and i am counting down the days until my lease is up. After new management took over there was a huge push to renew leases which just became obnoxious. I would have considered if my rent wasn't raised $450 dollars out of the blue. Maybe if they didn't waste so much money on trying to get people to renew leases they could have kept apartment prices reasonable (relatively) and people would have actually renewed. The maintenance team is quick but the problems never get fixed. the stairwells can't be used because of the noxious fumes of stale cigarettes and trash that fills them. amenities are pretty nice though but i wouldn't pay the outrageous rent for them. I was extremely excited about evo when i first moved in and i raved about it for a while but i can honestly say i wouldn't do it again if i had the chance.
I moved in to the EVO for one year. The location is awesome, close to UPenn, close to train station and to rental cars. The gym is tiny but good. Top floor view is cool. The room is new and clean, especially the bathroom. But the parking is sucks. $240/month is really expensive. Sound isolation is pretty pretty bad. I can clearly hear whatever happens in my next rooms. The property management is really low efficiency. Never response you on time. You have to stand there until they do it, otherwise, they will forget.
PROS: -A short walk to Penn and Drexel -Short walk to the train station -Decent walk to Center City, especially Rittenhouse Square area -Top floor hangout lounge is cool and the pool area is nice with an amazing view over the city -Everything is new -Everyone gets their own bathroom -Beautiful views over the city from my bedroom -Elevators are reliable -Clean common areas -Convenient trash chutes on every floor -Provided furniture is decent. The mattress seems clean and comfortable -Plenty of closet space and storage -Washer/drier in every unit CONS: -It's pretty weird that they provide furniture for you -The wifi is really bad and definitely can't be relied on, especially if you want to play online video games or stream Netflix -I can hear my neighbors pretty clearly through the walls -The bedrooms are unimaginably tiny -Though new, the finishes are really cheap and the construction is sloppy. There's paint where there's not supposed to be, there's gaps between the walls, the exposed concrete ceilings and columns are sloppy and ugly (and I usually love exposed concrete). The carpet is like cheap hotel carpet. -While I appreciate the environmental friendliness of the low-flow faucet in my bathroom, its low flow also makes it low-function -I saw a cockroach in the lobby on the day I moved in -The walk to Penn and Drexel is not very long but those few blocks are pretty desolate -So far when I've ordered food the delivery guys haven't come all the up to my door and made me come outside. Not sure if this is building policy or just lazy delivery guys -There's no loading zone in front of the building for moving trucks or someone dropping you off or taxi/uber or whatever. Everyone still stops in front of the building anyway and illegally blocks the bike lane -Rooftop deck closes early (8pm on weekdays and 10pm on weekends) -Recreational game equipment hasn't been taken care of. Billiards table has big stains on it and is missing a ball. The only puck for air hockey is chipped and doesn't work right anymore. -Can't pick up packages when the concierge is closed (after 6pm) even though there's 24/7 doormen -The trash chute on my floor has been clogged so everyone is piling up their trash next to the chute on the floor and it smells really bad In summary, it's got issues, but probably still better than most of your choices around here.
I just moved across the country to Philadelphia for grad school, and away from Texas for the first time in my whole life. I was honestly terrified of this big move, but everyone here at Evo Cira Centre was so incredibly helpful and made the process of leasing/moving in SO simple. They offer a thorough roommate matching process, which can be so great if you are someone that is moving to a city where you do not know anyone! This place isn't just an apartment; it is becoming my home! Not only is it beautiful, and filled with every amenity you could possibly want, but it is also a place I truly feel SAFE coming home to. As someone who has experienced an issue involving safety in a previous apartment, I am happy to share with anyone considering Evo that the security team is outstanding, as are the managers here that worked with me to ensure I can feel safe in my new home. I am so thankful to have found such a great place here!
Perfect building for students and city-dwelling professionals alike. Rooftop pool, gym, and other awesome amenities means you don't need to go far to find entertainment in Philly, but its right on Chestnut Street just in case. You'll learn to know and become friends with the staff who do actually seem to care about your experience.
