Evolve at Tega Cay

Everyone was very nice and it was super helpful to have all of my information given to me when we first moved in. Apartment was very clean at move in day and garage is amazing!

I've really been enjoying the area since moving to Evolve at Tega Cay! The apartment buildings are in good shape and outside stays well maintained. Glad to be here????

Best first apartment. It’s quiet and safe and nice looking, love it. The pool and clubhouse is always clean and the apartment office was very useful for me as I work from home !!

Not much communication from management. Lots of police activity. I live in the front by the dumpsters and there is 0 parking. If i dont get home by 8pm i have to park far away.

I got the keys to my apartment a few days ago. Everyone has been very friendly and helpful. The apartment is very clean and am ready to move in and start getting settled.

Amazing and professional staff! Everyone in the office is courteous and kind! Maintenance is prompt and responsive when work orders are submitted. The neighborhood is safe.

Only thing I don’t like is the parking and package room. The apartment is very nice and the neighbors are great. The maintenance team is also really great and comes out immediately when I have a problem

Very quiet and l go to bed early. I'm not a night owl anymore lol. hardly ever hear any noise. I haven't gotten acquainted with any of my neighbors yet bc l guess we all stay inside lol. I don't go out much but to work and back, but l love it here.

When I did may initial visit to see the apartment complex. I was only shown the apartment layouts, the lounge, gym and pool which were all at the clubhouse office area. I was not shown any other amenities, such as the pet spa/bathing area, the complementary car wash area, the mailbox area, the bicycle storage area or the package pick-up area. The package pick up area is just a big locked room with shelves and a general labeling of where packages for residents of specific building where if your luck you might be able to find your package.

Just got the keys to our apartment on Friday. Went up to our room to check it out and to my surprise it was so quiet, clean and everyone’s hallways/ doors looked very nice. Excited to continue our life at Evolve!

I love it here. It’s like paradise. The Pool is amazing, The covered bar area. The gym. The car wash and vacuum. Wow, It’s like a resort! The residents are friendly. I am Very happy i moved here

I've been only few days but everything has been good. The staff is really friendly and quick to respond. A very quiet and safe community. The Apartments have a lot of space and are well taken care

Outside is nice and quiet, very clean, and landscaping produces a relaxing environment. For night owls, the gym and pool table are great activities.

So far my experience has been great! Everyone at the office has been very kind and responsive. The community is very clean and the apartments are huge and spacious!

The neighborhood is pretty good and the staff has been amazing and also love the maintenance i saw some people fixing the trashholder thank you for that

Everything was great. There is a lot of online registration. The trash area is small and we were not able to put our cardboard boxes or trash in the dumpster after moving. I saw someone cleaning up later today n the morning. I would rather get Amazon delivered yo my door. I work from home so not concerned about stolen packages. But see how it would be a good option for other people.

We just moved here.. Community is great!. Very spacious bathroom and bedroom’s… management are very friendly and welcoming… we loved the community…

Good and Peaceful Apartment; All the necessary stores are near by in a walkable distance. Well maintained swimming pool, and all other amenities.

There is nothing bad that I can say about my experience since Feb. The complex is very clean and the staff are always so quick to respond to any questions I have or help that I need.

Fantastic staff!! They work so hard to make sure everyone is happy and live a comfortable and peaceful living. God bless the staff for being great at the jobs!

We highly enjoy the amenities and quick maintenance responses. The office staff add is always friendly and helpful. Many people do not clean up after their pets unfortunately. This is no fault of the management since they have posted signs and provide pet sanitation stations.

Every staff member has been very willing to help answer any questions from the day I inquired about their property. Everyone is very professional. The entire property is very clean. Maintenance stays on top of routine up keep and the amenities exceeded all my expectations. I have never felt out of place everyone even other residents are very welcoming.

Everyone here is friendly and the amenities are clean and safe. A lot of stores near by which my family and I love and the management are always professional and very helpful

Me and my wife absolutely love living here! The location is fantastic for starters. everything you need is within a 10 minute drive. Also, the city of Charlotte is only 20 minutes away. The staff on board is wonderful and friendly. The maintenance crew is incredible and prompt. We had a bad sink link that was fixed in under 24 hours with no problems whatsoever after that. Love the gym that’s here as well. Good amount of equipment for various exercises. I personally love the punching bag for great boxing cardio. The only downside is the package pickup room. It’s a great system put in place and on paper, but real life tells a different story. Often the delivery drivers do not follow protocol when dropping off packages and it can take some time to find your package in the package room. If there is anything I would change about this place, it would be that. Overall, a wonderful place to live!

I love the apartment there are a few things that need to happen but I have told staff and they are very nice and willing to resolve issues!!

Everything is wonderful. All is well kept and clean. Pool area is awesome. I’ve been enjoying the outdoor sit down areas as well. I take advantage of the gym and office area. Maintenance requests are quickly responded to. Leasing office and maintenance personnel are very nice and always willing to help.

The best things about Evolve? Maintenance is wonderful. We feel safe walking here. The office staff, amenities, and great location speak for themself! I love that they do not have a breed or size restriction! Issues are always dealt with quickly and with a friendly smile! We also love being able to walk to eat, get groceries, get coffee, or work out.

Such a great experience! From my first phone call to moving in, this team has been excellent. The community and apartment are great. It feels like home and unlike any other community I’ve lived in.

Welcome to Evolve at Tega Cay, where putting lipstick on a pig is more important than actual issues in the community!!! The social media pages make it look so good, then you move in. We have a great dog park... except when it rains, it turns into the community’s second pond. "but we addressed it..." yes, by digging two drainage boxes in the middle of the park, not sloping towards the box to let water drain in, covering the drains with big rocks for your dog to get injured on, and then, spreading mulch all around it so it clogs the drains and can't get any drainage anyway!!!! reminder that garbage bags must be in a garbage can outside your apartment or you will be fined 25 bucks... BUT FEEL FREE TO LET YOUR DOG CRAP ANYWHERE IN THE COMMUNITY AND DON'T PICK IT UP. AND IF YOU DO, THERE ARE NO REPERCUSSIONS! Big yard next to mailboxes had 6 piles laying all over it the other day, piles laying within feet of the bag and trash can stations that are there for dog waste. Oh, the dog park, also covered in dog crap. the playground for the kids? covered in dog crap, after having been asked not to let your dogs in there. don't you dare park a bicycle under the stairs, WHICH WAS DESIGNED FOR IT, or we'll dispose of them, and oh that shiny bicycle room? It's no longer going to exist as your bikes have to be out of there by the 1st of aug, so we'll charge top rent, and slowly strip away the amenities. The computer room used to have 4 computers, got rid of two of them. and my absolute favorite... have a big vehicle? Just park it on the side of Old Farm Road, eliminating a lane of travel, so oncoming traffic has to merge into each other to get around them, anyone walking between those vehicles needs to pay attention or you'll get hit by a car. It's almost happened to me twice. BUT WE PUT TWO NEW GRILLS AT THE POOL!! AND BOUGHT $300 WORTH OF NEW OFFICE CHAIRS FOR THE BUSINESS LOUNGE! But just keep it quiet about the drug deals, and dealers that are happening in the back of the community, or the sherrif swat team apprehending a violent felon back there and because of all those issues that have been here since Drucker Falk took over, we're going to promote the old community manager to A REGIONAL MANAGER!!!!! PS: the towing signs made a wonderful visual change to the entrances. The only thing that makes it tolerable is having good neighbors, great maintenance staff, and proximity to everything. But the management team is abysmal. Think hard folks!

Everyday gets trashier and trashier. The wooden decks lead to patio chairs being covered in dirt, melted popsicles, cut hair, toys, bits of food. I have to sweep my porch every night when I get home to keep the ants down in my apt. Kids destroying the landscaping, digging up new French drains. Breaking rocks all over the sidewalks, throwing stuff at our windows. No sound proofing in walls or ceilings. Toys everywhere, teens cruising the parking lot after dark, smoking marijuana in the stairwells, starting fires with pine needles. When I first moved in over a year ago, someone would clean up the common areas from trash etc, not anymore. Dog poop piles up around air conditioners from the same dogs. Trash left in hallways all day, all night, all weekend. Dumpsters always full and overflowing. It has really turned into a trashy place to live. Large work trucks allowed to park right by the entrance to the lower parking are dangerous. Not enough parking and they allow people with trailers to take up parking spaces? Ridiculous.

Overpriced with no luxury and the community has become unsafe. From my car being egged to the neighbors being involved in illegal activity. Up until now I’ve been holding my peace but every time you turn around there’s new staff. That comes in like they’re big man on campus, without the understanding they work for us not the other way around. The staff on site acts as if every complaint made is not a valid issue. You will have to contact the head office to get anything resolved. Do I recommend this property, that is a no for me.

The quality of the building is truly cheap. Even staff acknowledges the poor construction of the units. You can hear EVERY step from neighbors above, and conversations of neighbors beside you. Small things such as random light switches miss wired (ie flipping the switch up to turn them off, or to turn them on, flipping the switch down), faceplates/towel racks/faucets/AC controls are all crooked, none of it was screwed in straight, to major issues such as the extremely thin insulation between units and no sound protection between floors, the construction is CHEAP. My family hears EVERY footstep or conversation from the unit above us, to the point that my kids have trouble going to sleep at night because of the noise from the neighbors above us late into the night. That’s not an exaggeration either - we’ve sent the management office complaints when the noise has been excessive and gotten minimal response back even then. In one response to an unusually loud night, the management staff simply said, “yeah, the ceilings and walls are just thin... sorry.” I don’t think that is an appropriate response to a tenant explaining that her children cannot get to sleep on a school night because of the noise from partying tenants above us. Beyond that the care and upkeep of the pool and grill areas is seriously lacking. I don’t blame the maintenance staff for this though - they are extremely responsive to requests when they are submitted and are extremely friendly and attentive. I blame the the management company policies as they do not keep these areas fob protected and every weekend during the summer, you’ll watch as large groups of people drive up from outside the complex and host a party and then leave the area trashed when they all get in their cars again and drive off. I’m not the only tenant to see this happen and complain about it. As a result, you might be able to get a grill to work here and there but don’t count on it. And don’t count on a clean pool space or space enough for you to utilize the areas you’re paying for instead of non residents taking the space up. Another issue is the parking. Finding parking later in the afternoon and evening is ridiculous. Cars have literally parked on the grass lawns due to a lack of spaces. My family is in a 3 bedroom unit and we have only 1 car since my husband and I both work from home. So for a 3 bed unit to have only 1 vehicle and still not be able to find parking says a lot and the issue only seems to be getting worse.

Evolve has everything we were looking for in a new apartment. It is truly a "luxury" property. Alyssa gave us a great tour and has been lovely to work with. The entire process of touring and applying has been seamless and reassuring. We are thrilled to be new residents and very satisfied thus far.

My daughter was told that the requirements were 3x income and that she could have a guarantor if needed. I called to make sure and was told by David that each applicant has to make 3x and that they don't take guarantors. However, they should be able to qualify on their own as they would most likely have a deposit of 1 months rent since they were so close to the requirement. The kids apply and are then were told they needed a guarantor. I submit my app, pay another app fee. Carley calls me to tell me that I don't qualify as I don't have 6x for income. Again, my daughter talked to the first gal, I called and talked to another rep, and now this third gal is telling us something else. Bottom line we wasted our time and $200 on a property that clear screens for high income residents. Very disappointed with the customer service and ethics of this company.
