Like the name implies, this district is home to the University of Nevada, Las Vegas. Although this neighborhood is a clear choice for students, faculty, and staff, the University District offers allure far beyond the campus. Property Ratings at Evoq Apartment Homes
Visited thus place yesterday and the maintenance of the property is horrific. Dog droppings everywhere. Stairs and elevators nasty and smelt horrible. They ought to be ashamed advertising something like this. The apartment had areas of chipped and peeling paint. Just a all around place that should be demolished
In October 2023 the Evoq has let my unit go without hot water for 39 days before I felt a hot shower in my unit. I pay rent in full including the mandatory monthly $275 utility fee. Why pay almost $300 in utility fees if you have to boil water on the stove to bathe in the winter? How is this luxury when they can't offer something that is a basic human right?
No Hot Water, no ac, but lots of excuses and roaches. Exterminators are supposed to be included but I've been waiting months. They just mark it as done but don't do anything. Lie to your face about the hot water. It's out at least several times a month. They won't pay to fix it. Hot tub, sauna, and fire pit have been closed 2 years. Pool closed all summer. Gates are broken and unhoused addicts take over units. Hang up if you complain. $50/amenity fee for no amenities.
The water went out Oct 18th and it is not fixed as of Nov 13th. The front desk has been dismissive and nothing has been fixed
Roaches everywhere you kill one another one appears. They really should have a routine bug person every week cus it’s ridiculous. There’s a guy who fixes bikes all day and bangs loud into the morning really annoying homeless breaks in cars and homes beware of this place
This is the perfect example of "you get what you pay for". I chose to move here despite the reviews because I am skeptical of people that complain. But, I will vouch for the complaints here after experiencing it first-hand. If you live here this is what you can expect: They regularly shut the a/c off due to "repairs". I have saved every email they send and it's always the same reason "chillers are leaking". It happens AT LEAST once a month when it's 100 degrees. Have fun in your 90 degree apartment for one to two days every single month. I have never experienced - in all my life - an HVAC system ever "breaking" let alone to a "chiller leak". They regularly shut off the hot water though this is less frequent than the air conditioning. This happens about once every other month. The complex is reasonably secure except for the 3'x3' hole in the concrete wall that I see the homeless back in and out of. When I approached management about fixing this, they actually did...two weeks later. They "nailed" a piece of plywood to the hole. It lasted for about 3 days. The communal laundry machines are always broken. Have fun when you use a dryer that has no heat, only to return to wet clothes and then use another dryer which is also broken. You'll be even happier when you come to find that your neighbors use way too much bleach and all your black clothes come out with pink spots. The gym is pretty nice, except none of my neighbors know how to re-rack weights or throw away trash. Also, it's only open through the very convenient hours of 8:30am - 5:30pm, the exact time that 90% of people happen to be working. This is just an extreme case of complete incompetence. They clearly do not want to keep tenants around, because I will not be renewing my lease with these people or their parent company.
Old building. roach infestation. rude and unresponsive office staff. they also turn off your airconditioning and water twice a month.. sometimes last 3 hours to 5 days. if u address a problem they wouldn't care to help you
Poor management things constantly breaking, and squatters living in empty units, the gym and main office is nice but that’s a bait and hook to get you into this poorly ran office. Move here with caution. Staff is constantly changing, it’s not worth it
Communication with this place is near impossible. Took a week and multiple attempts to reach out to get a response on my pending application. Finally got approved, but then never really heard back after that. The application portal still hasn't been updated since my approval. Luckily I found a different location (that approved me in 1.5 hours on a Sunday and had updated the application portal the next day). Staff at the new location has been extremely responsive, helpful, and knowledgeable. Basically, the complete opposite of my experience with Evoq. Can't help but feel like I dodged a bullet by not going through with the unit here.
I am currently a resident here and have just moved in. Roaches and crickets are outside in the common areas at night. Last night I accidentally stepped on a cricket in my bathroom(I’m on the 2nd floor, no idea how he got there)Would be great to have some pest control? Oh, THE RENOVATED APARTMENTS DONT EXIST. That’s right. The pictures you see aren’t even apart of this complex. They bait you with “renovated” apartment pictures and sell you “classic” apartments with old appliances. No microwave. No cable for internet. The “free WiFi” is only in common areas. Homeless people jump the fence and break into the cars at night. Cops do routine laps in a “GATED” community. Don’t be surprised if you see a homeless person in the common areas. Old air conditioning units that protrude a horrible smell when turned on. This place needs A LOT of maintenance. And the best part? The Staff knows all of this and plays dumb. Save your money and go somewhere else.
They put lipstick on this pig, it is still a pig. The new "clubhouse" and gym are only open when the office is. Water was out over 50 days last year (no air conditioning). Lots of crime...drug deals in the parking lot. Prostitution. Lots of Airbnb's with loud obnoxious guests.

Management and the maintenance staff, are so nice! They are good at providing customer service and making residents feel welcome when they call/walk into the office. I appreciate how respectful and courteous the maint staff is here. AND the renovation of the clubhouse is a dream come true! The amenities are nicer than most gyms in Vegas. I'm truly happy and excited to call this place my home.

I have had a nice living experience here. I am close to all the amenities that I need. I feel that my neighborhood is safe for me. I have been here at las palmas for two and a half years and have no problems here. the building is 43 years old. the walls are solid concrete. I have enjoyed living here..
Community Has cleaned up quite a bit and we love the neighbours centrally located to everything around us that we need for comfort of life
Neighbors are awesome they are building a gym I can’t wait til it’s finish
