Property Ratings at evRia Terraces
Yea is not all that great. They take forever to come And take of maintenance problems yes there is roaches black bugs
They never answer the phones and maintenance takes for ever to come if they actually ever show up
I’ve been living here for 1 year and almost 6 months and the management company is COMPLETELY HORRIBLE. You can call and call their office, no one answers, everyone in the office but one has an attitude EVERY TIME you call. I’ve called in regards of my rent about 10 times and they’ve picked up a few times and hung up the phone right after, then transferring my calls to voicemail! Please find another apartment, I know I will!
The problems started on Day One. I came from out-of-state. I didn't have the luxury of checking out places in the Grand Prairie area like I would have had, if I lived in the area. But time wouldn't permit me to do it. The 1st of many, many problems I had with that place was, I was given a different apartment from which I was told that I was to receive on my move-in day. I requested an upstairs apartment; but, I received a downstairs apartment. MAJOR problem for me. Only days after I move in my upstairs neighbors turn out to be really noisy and very loud. Time and time again, I'd complain to management, but to no avail. That's just one of many, many problems I had at that place. I had an incident where the Maintenance crew came into my apartment unannounced. They were there to fix the heating (which they didn't) and they never told me they had been in the apartment. The way I knew is because I was in my bedroom sleeping. There were too many other problems with management and maintenance to name here. But, I think the readers here get the gist of what I'm getting at. I'll leave it with this. Once I vacated the apartment. I was looking for my deposit. I left the apartment in good condition. Here's what they do to keep most (if not all) of your deposit. They won't charge you for electric/water for the first 2 months. Then, when your lease ends, they use your deposit to pay for those 2 mos where you didn't get a electric/water bill. So, in other words, you never really fully get your deposit back. Not only that, management will tell you it takes up to 30 days to receive it. I waited more than 60 days and I still didn't receive my deposit. The management there is shoddy to say the least. I'm so glad I'm away from that place. If I could give it "no" stars, I would do just that. This has nothing to do with "sour" grapes or anything. This is really how bad this place was managed and maintained by the management and maintenance crew. Those of you who are considering renting from this place: Good Luck! I'll leave it at that.
Great office staff and responsive maintenance. Lived here for a year but had to relocate for work, I loved these apartments"
My fiance and I moved here in late July and moved out about a month later. When we toured the place, we didn't see any roaches. But on the day I went to pick up the keys, I saw 7 dead roaches as I did a walk-through of the apartment. I went to the leasing office to ask if I should be concern about it, to which the woman said "probably not, it's probably a good thing because they just sprayed today." That's right, she said "a good thing." Anyway, fast forward a few days, we were moving stuff in and noticed some more dead roaches. To wipe them out we used those foggers. Unbeknownst to us, foggers can make the problem worse. The Orkin guy told us, foggers can make them scatter into the walls and then they multiply and come back! Of course, the office manager tried to say that "that was where we went wrong." We saw on average 2 or 3 per day after that. Meaning some days we saw about 6 or 7 and others we saw none. According to the manager that "isn't considered an infestation"... >:( He also lied to my face saying that he was confused why we had a bug problem because the people who lived there before us were clean. However, the people who lived above us said "oh yea, the people before you had it bad" referring to the bad roach problem they had. In addition, I spoke with a neighbor who has lived there for several years who said that they have ALWAYS had a roach problem and it comes and goes between different areas of the property. She also said that, according to a maintenance staff member "newly renovated" actually means that they put on a fresh coat of paint and update appliances. But electrical and plumbing hasn't been updated SINCE THE 50s!!! Apparently the only way to officially get rid of the roach problem would be to gut the whole place and start over! My fiance and I ended up paying almost $2000 to move out of a place that has had roaches since YEARS before we even moved in. And that was WITH a lawyers help. Otherwise we would have had to pay 12 months of rent and a termination fee.
ive lived in these apartments for 4 years. The first 3 were nice, the apartments are old, but management was great and the maintenance team was awesome. Then they were bought out... They have switched managers 3 times, raised rent $200 every time you renew... One of the leasing agents was falsifying income and background checks so there are now questionable people moving in then out again in a few months because they can't pay... Maintenance is a joke... We are just trying to save enough now to buy...
I have been here less than 6 months and the A.C. has went out 3 times and when you call they screen calls and wont answer the phone, the place has roaches, constant leaks. Not the cleanness either, if you moved to area C or B you can be sure to find dirty diapers on the ground out in the open near the trash cans and it smells horrible. This place is into renting to as many tenants as possible and no regard for residents. The claim to have upgrades on their apartments but the are very very cheap versions, they simply painted over the walls and bathtub and its peeling.... horrible! Cant wait to leave here.
The unit itself is awesome. Fell in love with it as soon as I saw it. Wooden floors and black on black appliances was a nice touch. But the complex overall, it's mediocre. The people are friendly. The swimming pool is hardly open. The laundry room is overpriced and a gamble, my roommate's clothes have been stolen.
Very spacious apartment and very nice wood floors throughout the whole apartment. The whole inside has been renovated. The outside appearance could use a makeover but overall I'm satisfied with my apartment .
I will rate this apartment as average, the pictures on the website are definitely nicer than in person. Its quiet. Washer and dryers are broke most of the time. Roaches are a big issue! I guess they knew not to come out during the initial view of the apartment. The A.C also went out the first week. I am rating them average because the service has been good. They were able to hire an exterminator as soon as possible to take care of the roaches and they immediately fixed the A.C. Their customer service is great! Overall experience good, only complaint place could be a little nicer.
From the beginning the staff has been very helpful in the leasing process. All the apartments are clean and the residents are nice. The complex has been upgraded with new appliances and flooring.
