Property Ratings at Excelsior II
Have you ever been to a business where much of the staff seems to hate their jobs - and it shows? Even as a casual observer, I've witnessed infighting. Some staff put more energy into avoiding work when it would take less time to simply do it, exhibit anti-tenant attitudes with mostly unhelpful concierges (for some- others get great service) and smart-mouth answers. There are long emails from management that scolds tenants. The garage elevator stays in disrepair 95% of the time and for months at a time. The 5% of the time it works, you will avoid it due to the strange, nauseating smell in it. I've seen bags of garbage sit in the garage - next to the garbage can - for a week at a time. You see the same pieces of trash in the garage in the same place weeks at a time. The pool was closed without notice. The building could be saved with an empowered, experienced, dedicated manager that actually likes tenants and has a customer service attitude, along with a few other staff changes, but it won't happen because there has been a lot of turnover with talented people going elsewhere. Save yourself the frustration and take your hard-earned dollars elsewhere. The same apartment is available in other buildings.
I’m moving from a building that I very much enjoyed living at. The Excelsior 2 located at 170 Prospect Ave is a fabulous place to live. The management, the rental agent, the doormen, the porters & of course all the tenants are the best. I moved to the building In 2015. I then moved out in 2017. IN 2019, I moved back to building.
One out five since I’ve lived here for almost 6 years and witnessed the decline of the service and the attitude of management and work crew. It was nice in the beginning even though things could’ve been improved here and there. Midnight parties, loud music, scattered trash, unworkable garage gates, and the hands off mentality were not as common or often pre COVID. Now, the apartment building becomes a hub of weed smokers, loud parties and irresponsible tenants who liter everywhere. A growing number of tenants smoking weeds in the kitchen and keeping the exhaust fan on for hours is the biggest red flag now. We are the victims of the sickening smell and no one is here to help. Just a reminder to the management of the building, when you raise our rent 10% year over year, please keep up with your service that will match the rent increase. We are tenants not your doormat. Please stop telling us there is nothing you can do. You should be able to Do Your Job! You are supposed to Do Your Job! Keeping tenants safe, secure, and comfortable living in the apartments they pay for is Your Job!
The management tried to keep the building safe for all tenants. However, there are growing number of tenants breaking rules and making the place an unbearable place to live. Partying after midnight with loud music, trash scattered everywhere, smoking in the apartment.. you name it… Please be careful when you try to sign a lease. They raise your rent any amount they want since the property is not under any rule /rent control. 7% is the average! They also raised rent in the height of COVID-19! I’m leaving when my lease is due.

Hello and apologies for the late response as we are just seeing this now. If there are any issues or complaints you may have, please direct them to the management office so we may try and remedy them. We cannot fix what we do not know about. Smoking inside an apartment is fully legal and within our rules. If there are noise complaints, please direct them to the Concierge desk or Hackensack Police Department at the time of the noise. We have a cleaning staff here 6 days a week that clean all common areas and the parking garage, which is inspected by the management team - there is not "trash everywhere" as you claim. Also, your statement regarding rent increases during the height of COVID is absolutely false. We did not raise rents at the height of the COVID pandemic for any tenant, and the figure you gave for an average increase is false as well. Overall, we are sorry you feel this way and if you reach out to us we will try to accommodate you and make your stay as pleasant as possible. Our goal is to make you happy as a resident.

Excelsior Two has impeccable service and so many amenities that they offer to the tenants... someone always answers the phone they are open 7 days a week 24 hours a day and I never get a computer or voicemail. I cant say enough about that. foranyone looking to rent in Hackensack.. better yet the county..make this your first stop..
I cannot begin to describe the happiness I have living here so far. I used to live in Manhattan but now work in NJ so I moved here as well. Excelsior Two is top notch. Their Manager, Silvia, is very attentive to detail and she is just amazing. Above and Beyond. They aren't a huge management company that see their tenants as numbers, they really got to know me. It is such a community here, everyday I see the same concierges in the morning, Robert and Hampton. They even remember what time I call for my car for Valet every day. When I was looking for apartments, Rocco was very professional, up front and honest with me. He got to know my wants and needs and we waited until I found the perfect floor plan that fitted those needs. He wasn't pushy at all, in fact the opposite. The whole rental process was very easy, we got it all done in one day when a floor plan finally opened up (because trust me, its hard to get in this place!!! rarely any vacancies) that I fell in love with! Now they arent a very big management team, i think it's just two or three people that run this entire place but wow do they do a good job. I guess the saying is true less is more. More professional and attention to detail than some buildings in Manhattan that I've lived in. I give Excelsior Two and their Management Staff an A and I encourage anyone that is looking to move to come check this place out before you go anywhere. They can go toe to toe with any building in bergen county, trust me I looked all over before I found this gem!!!
Great place with great management! The management office is exceptional and extremely reliable, anything you need they will assist you. The apartments are EXTREMELY clean and updated. Rocco the assistant manager/head rental agent is a pleasure to work with, very personable and very knowledgeable. He goes out of his way to make sure you get everything you need(A ).

So I just moved in to the Excelsior Two recently and I can say I am amazed. Everything here is so convenient, the move-in and application process went so smoothly and the management team here is great. As soon as I walked in for my first appointment to check the place out I was greeted by Robert and Hampton the concierge and doorman, they were very kind and helpful in getting my car valet parked and directing me to the rental office where I met Rocco, the agent. He was awesome! straight up and sincere and professional young man..and not a SNAKE like most real estate agents I met. Very honest and upfront about everything. Commuting to work is so simple the express bus to port authority is literally right across the street. At night when I don't feel like cooking all I do is call down to the picco tavern or the deli and they send the food right up to my door. The only thing I don't like is that there isn't an outdoor pool, but there is an indoor one. If I'm feeling lazy about going to the gym I realize all I have to do is take an elevator ride and I'm there. So convenient. I've lived in the city before and to be honest, the Excelsior Two is much cheaper and A LOT more spacious.... Their motto is true! NY living WITHOUT NY price!! Thanks to the management team here for everything!!

Management is still horrible. After constantly asking them to fix things like bathroom faucets, shower heads, toilets, dishwasher, ice maker (which did get replaced or fixed) I became tired of dealing with the aprtments problems that didn't bother me to much. Like tile cracking due to leaking pipes etc. When I moved out I was charged an arm and a leg out of my deposit. The manger Silvia is horrible to work with. The front desk guy Joe and the greeters were a pleasure. Again, as before - the management is no doubt the issue.
Conveniently located to all major highways in Bergen County, it is a commuters dream. Additional, there is a bus stop and two train stops near by (walking distance). The building is located near major shopping, and is right outside the city. Management is extremely nice, very attentive, and helpful!
