Property Ratings at Excelsior on the Park
The unit I moved into had a roach issue. Signed up for the pest control never saw the person. Had to end up doing it myself. As of now I have 6 work orders in, none of which are being addressed. They let go the leasing team that moved me in, just as she(Victoria) was planning on fixing the gate. Parking is a nightmare. There are so many paid spots and not enough free parking. I will not be renewing my lease. There is NO GYM. THE FIREPLACES HAVE BEEN SEALED. THE AMENITIES ARE A LIE. THE POOL WAS ONLY CLEAN TWICE. They have a problem with squatters.

Apartment is definitely not worth the amount they want you to pay. The water is always getting cut off every week. Roaches and bedbugs everywhere! Unprofessional
I just moved in If your looking for a place to call home the Excelsior on the Park is the place The property is well maintained and the value rent price is unbeatable. Wonderful community with an amazing team! Maintenance is always polite and take care of all everyone issues if any, I am very happy here. The onsite team is amazing Ms Victoria an Ms Stephanie are incredible they went above and beyond, helping with my decision i cant thank them enough! They changed management so many times, each time getting worse than last time. Cover parking increase from $25 to $50 per month, but nothing changed. Security is bad, people's car get break in weekly, you can hear gunshots almost every night. Swimming pool's water is green, gym doesn't have working AC, equipments are missing or doesn't work. Avoid here.
Asset management is the worst I've ever seen. Ever since this property was sold and Asset management was hired there has been no respect for long time residents. I've leaved here 8 yrs and seen this property go down. Pool been closed two years straight. Management does not communicate with residents on changes been made. Pool gate lock from apt was changed without notice. Corporate office has been notified of the issues,nothing been done and top it off after the call to Corporate management has attitude. Very badly managed. You get what you pay for.

In regards to the pool gates that lead from the patio's to the pool, having them accessible is a concern, while no changes have been made yet, there will be changes made. I live in Excelsior on the Park. The apartment that I currently live in has a on going issue with roaches. When I click on a light in the morning or after work it's like watching a cartoon. The sad part these roaches are really in the apartment. I called to have the apartment sprayed twice in two weeks. Still roaches... Old appliances are a joke. Also the laundry room in my apartment area is dirty just foul... Don't move here you can do better...
The property is currently managed by IB3 Management. I have been a resident for over 5 years now and I am highly dissatisfied with management and maintenance at Excelsior on the Park. The downstairs a/c is not cooling. So now both the upstairs and downstairs a/c are out of order. I am so miserable and hot in this townhome. We have been without a/c since December 13th. Today is December 26, 2018. It’s unfortunate that as a paying resident I am not a priority here at Excelsior on the Park. This is beyond unacceptable and is an uncomfortable living environment. If you are looking for a community that values you as a resident and makes you a priorty when it comes to your well-being and comfort ability DO NOT LEASE HERE! I have been more than patient. They actually require that you pay $10 to park at this property as a resident. You are also required to pay $20 to Valet Living to pick up your trash only Sun-Thurs with a weight restriction. Everyone knows the weekends are the days that have a high volume of trash, that’s when residents would benefit from this service. Also, I am less than 10 feet from the trash receptacle and have no issues taking out my own trash. Since the new management company has taken over we no longer have security cameras or courtesy officers we are just “tenants” that are of no value to this new management company IB3. I am so miserable, I can’t even open the windows because it’s raining so hard outside. I’ve showered over 3 times and my son has to sleep in his bedroom that’s so hot and dusty. Everyone knows how it is when you have asthma, dust and heat are not a healthy breathing situation. Please save your hard earned money and sign a lease with a community that cares!
I love these apartments and hate that I decided to leave. They are the nicest in the area with great spacious floor plans very nice and friendly staff waiting to meet all of your needs. I've never had any problems with any neighbors.The maintenance comes quick fast and in a hurry when you need things fixed. The grounds are very well kept I just live this place. There is no crime in this apartment complex very quiet you will love living here and won't regret it. I'm even thinking about staying and just moving to a new unit.
The aparment has out date yellow appliances in the unit. They never the phone or fix thing on the aparment. They very loud ans noise apartment. Kids always running around play in the apartment. The staff is very unprofessional. They dont care about your concerns or safety. They unarthorized pet running around that attack yor pets. You have climb throw laundry room just wash you clothes. They dont have any amenities at this apartment. I use to live there.
I have lived here for 5 years and for good reasons. These apartments have really nice floorplans, quiet, and well kept. Maintenance is very prompt and courteous. I have never feared for my safety. And when there is a neighbor that causes disruption to the quiet community, and enough people complain, they will get them OUT! If your budget is tight, but you still want a nice spacious apartment. Choose Excelsior on the Park!
the apartments floorplans are awesome.the manager of the apartment is amazing. you feel like you are in a gated community.the style of the apartment is a new trend in the area. it's so amazing living back in an apartment complex that feels like an house experience. I give the Excelsior a 5 thumbs up. in reference to the contest I really hope I am a winner.
