Old rundown and roach infested. This building is awful. I lived here for a year and it was the worst experience of my life . NO AC in the hallways, gym and my unit for weeks! Poor living conditions, bad energy and overpriced for the area!!

Johanna is Just as amazing as they get. You can tell she values her customers and she is great at what she does. The apartment complex on a whole is nothing like any other in downtown…beautifully designed spaces, clean, quiet. I enjoyed every second of my time there!

One of the unique things I love about living here is the incredible sense of community compared to other buildings I've lived at. It's a sophisticated building with friendly, classy neighbors. Also the walls and floors are thick concrete so you never hear your neighbors! The staff here are also amazing. They do an incredible job taking care of the building and go out of their way for anything you need. You can tell they truly care about the residents which I can't say about other buildings I've lived at! Overall really love it here. Best apartment building in Ft Lauderdale!
The concrete walls may look great. However they provide absolutely zero / nil noise barriers. The wall between the 11 and the 10 apartments is perhaps the worse example and one reason why the turnover in theses apartments is high. Management has had months to address the issue (years when considering others who have left for this reason), in our case and they proposed; actually it wasn't a proposal they just left a black mat at our door that I presume they wanted to put on the wall. The black mat that you might find on the floor of a gym. As has been said by others the loft apartments are great but they're echo chambers when a noisy neighbor plays music. If the building owner didn't over-pay for the building, they may be able to fix some issues (there is a very long list); but it it unlikely that will happen. They can't even keep the property manager position occupied. We've had so many property managers that we've lost count. We guess 9...leaving us currently with a PT manager at best. You get some good reviews and some bad. Initially my reviews were excellent but then the current owners and management spoiled a good thing
I have never been a person that likes living in an apartment. But that changed about a year ago when my wife and I found the Exchange Lofts. Living in a loft style apartment is a unique experience that breaks the mold of living in a cube in a high rise building. It may not be for everyone, but it hits the sweet spot for us. Give them a look. The Exchange Lofts are located in an historic building that originally was the offices for BellSouth (now ATT). It only has 6 floors of apartments and a rooftop floor for the offices and swimming pool area (very nice!). So the building isn't always busy with tenants coming and going. It is a very quiet place to live and you can get to know your neighbors, if you wish, very easily. We are in a super location, near Las Olas, the beach and all of the amenities of the area. Yet quite without much traffic. The building itself is very clean and always has a fresh scent in the hallways, lobby and elevators. One of the maintenance men, Bird, goes around the public areas a few times a day to keep everything fresh. While I have lived here, we went through a management change. The previous team did a fine job, but frankly were a little too lenient in enforcing house rules. The new team is friendly and has been very responsive to all of my requests, whether it is maintenance or another issue. They do make sure the rules are followed. Which makes for a better living environment for everyone. We purchased a house and will be leaving The Exchange Lofts. I never thought I would write a great review for an apartment building. But this place deserves it.

It's true that the old management wasn't the greatest but since we've acquired new management things are starting to turn around. We waited MONTHS for the hot tub to be fixed and the new management company had it replaced in about 2 which is expected if you take into account that the pool is on the roof and they had to get settled and find a vendor. I'm still waiting to see a couple of upgrades but thus far they've made a lot of improvements. We'll see what the future has in store.

I am a resident at the Exchange Lofts Apartments in Fort Lauderdale and have been living here for almost 4 years. I can honestly say that the quality of the building and common areas has continued to go downhill. Valet service was discontinued, there is dog feces all over the place, urine on the lobby floors and a growing infestation of rats in the outside park area. Needless to say, this will be the last year that I will rent here and I am telling everyone that I know to stay away from this place. I also had a recent knee injury followed by reconstructive knee surgery. My vehicle was towed illegally from the property and the property management would not refund the towing fees nor make "reasonable accommodations" even after I have temporary handicapped permit.

My partner and I moved to The Exchange Lofts almost a year go. The team at The Exchange is nothing short of phenomenal. Touring the building and the leasing process was easy breezy- the leasing office is opened 6 days a week and you couldn't ask for more enthusiastic property managers. The building used to be Southern Bell Exchange Building, so all the apartments are a "loft" style: with the exception of the bathroom(s), your apartment will be a completely open floor plan with concrete or wood floors. Although the square footage might seem low, the utilization of the space is incredible. I live in one of the smallest units, but have never felt cramped. The bathroom is split into 2 areas: 1 with a sink and a shower (with a rainshower head), the other with a toilet and sink. All units have the same large kitchen complete with energy efficient, stainless steel appliances and a lofted storage space. You can also request a closet built prior to move-in (I believe it's an additional $25/month). 1 parking spot on the rooftop of the adjacent garage is included with the rent (additional spots are $75/month) and is accessible by a covered walkway on the 4th floor. The rent is definitely on the pricier side, but the amenities and location of the building help to offset the sting. Amenities include a steel bottomed roof top pool, a ground level garden/outdoor area, a 24 hour gym, and a 24 hour cafe-esque area (with free coffee!). I use the gym on a daily basis and, while it's small and basic, you can definitely get in a good workout. The building is in downtown Fort Lauderdale, but it's still relatively easy to get to I-95. The Exchange is perfect for pet owners as it's incredibly pet friendly. There's also a strong community feel- if you like living in a building where you know your neighbors, the leasing office often coordinates happy hours, brunches, etc. for everyone to come together. My only complaints about the building: - Some issues with parking cards not working well, but it was the fault of the parking garage company, not Greystar. - Noise issues: Although the walls are concrete and block out a ton of noise, our neighbor seems to be the exception- he is LOUD. His dogs bark nonstop when he's out and he often blasts music when he's home. However, they do send noise complaints to tenants via emails. All in all, this is a great building and, if you have room in your budget, you should definitely consider splurging a little for an Exchange loft.
We moved into the Exchange almost a year ago from an apartment in northern Broward County with horrible management. Greystar's team at The Exchange has been a refreshing change. The units themselves range from considerably large (2000 sq. ft.) to rather small (< 800 sq. ft.), and we live in one of the smaller units. However, The Exchange has made the best use of the space that I have ever seen. Our unit is roughly 780 sq. ft., but feels just as spacious as the last apartment we were in, which was a little over 900 sq. ft. The one-bathroom apartments at The Exchange are divided in half with a pocket door so if you live with a partner/spouse/etc. one of you can take a shower without preventing the other one from using the toilet in privacy. The units are definitely expensive, but the location is fantastic if you work in downtown Fort Lauderdale (I can walk to work), the gym on the roof is very nice for an in-building gym and is always accessible, and the view from the roof is amazing. The Exchange is VERY pet friendly, providing doggie bags and little trash cans around the building, as well as hand soap dispensers in the hallways. The one complaint we would have is that they could be a little better about enforcing noise complaints -- our neighbor has been leaving his dogs in the morning and not coming back until very late at night, which makes the poor dogs anxious and as a result they go through bouts of non-stop barking for hours on end. While this is troubling, it is worth noting that The Exchange is a genuine loft converted from an old call-routing station, so all the walls are solid concrete and generally block out a lot of noise. If you like open-concept loft living, are willing to pay a little more in rent, and work the downtown Fort Lauderdale area, you should definitely check out The Exchange.
