I move in several months ago. These are the most caring people and nicest I have met. They make it their business to know everyone name, we have games every month, it quiet, and they keep the lawn cut , beautifully. I love having a back yard and a front. When I email Nicole, she answer right back, no more than 24 hours unless it’s an emergency. Sure is a joy to live in a quiet community , nice, well kept apartments. Thank you, Karen
This place has been amazing to live at, very modern apartment tons of space and a fireplace has been such an underrated feature for the winters. Very nice friendly community and staff and extremely dog friendly 10/10
We have really enjoyed living at Exton Crossing! From the time we toured, the staff has been super helpful and accommodating to our needs. They even show genuine interest of us and our dog, which makes it feel more like home! It’s also super convenient that it has its own “community” when walking our dog and getting to meet other dog owners. One of my favorite places we have lived!
I’ve lived at Exton Crossing for about a year now, and of all my previous rentals, Exton Crossing has been my favorite. The complex has a welcoming and walkable neighborhood feel, with the Chester Valley Trail and several shopping centers right outside. My unit feels more like a home than a rental apartment. Management and maintenance have been consistently friendly, responsive, and accommodating.
We have lived here for 3 years and have been very happy. The apartment is a great size and the community is beautiful, feels very homey. Nothing but nice things to say about the neighbors, staff, and maintenance here. Love being so close to the restaurants and shops and being right off the walking trail is a huge plus!

After making payments online for 3 years I have been informed that option is no longer available and the leasing office now requires rent to be paid with a cashiers check or money order. Not accepting my personal check is insulting and requiring me to go to the bank and pay a fee for a cashiers check is extremely inconvenient.
The apartments are located in a really desirable area near everything Exton has to offer. Other than that, the office staff can be disorganized and unresponsive at times when it comes to paperwork, work orders, and general correspondence. In my (less than) two months there my observations were: the complex is overflowing with trash, emergency work orders aren’t completed in a timely manner (our air conditioning stopped working on move-out day during a heat wave and was still broken on the day we came back to drop off our keys + do a final cleaning 11 days later), our mailbox didn’t have a lock the first week and we had to continually follow up to see when the lock and keys would be installed. Be aware that if you plan on staying for a short-term lease, they require you to provide notice in writing of your ‘move out date’ 60 days in advance. Meaning that if you plan on staying for two months, your welcome letter indicates a two-month term, and your signed lease indicates a two-month term – they require an additional separate notice in writing of your 'move out date,' specifically. As I was sitting there signing my paperwork for my two-month stay, the leasing consultant should have mentioned something then and there (since the 60 day notice would have been required that *exact* day) that if I didn’t want to be charged extra, to provide an extra note in writing of my move-out date. These are in the fine details of the lease if you don’t provide this, you’ll automatically be renewed. I will note that they did reduce the fee after I raised concern, but I still ended up owing around $650 extra. A simple conversation could have saved me hundreds of dollars as I was sitting there in the leasing office. It doesn’t feel that anyone in the office has any motivation to follow up or express concern, since they aren’t the one experiencing the issue. Not even a “I’m sorry you feel frustrated.”

This is very average apartment, but totally over-priced apartment. Leasing office people are unfriendly, rude and always trying to get money from you, specially when you break the lease. I wish, I can raise concern about the over-priced lease breakage charged. For simple carpet stain, I was charged ~1450$. DONT take 2nd floor if you have kids. I wont recommend to this community if you have other option.

Feels like a neighborhood instead of an apartment complex, and is a convenient location central to everything you could possibly need! They are quick to respond to maintenance issues if any ever arise (which are few and far between). I have moved frequently over the past five years, a new apartment every year, and this is by far the most pleasant place I've lived.
I've been so pleased with my apartment. The staff is great but whenever anything needed repairs the response was nearly immediate.

I have lived in Exton Crossing with my two roommates for over a year now. We renewed our lease for another year because of how please we are with the friendly and helpful staff, great amenities (including a beautiful pool that we went to every summer weekend), and our spacious and updated apartment. If any issues arise in our apartment, the staff is able to fix them same day. Because of the proximity to the Chester Valley Trail, my roommates and I are able to bike to work, a hobby that we thoroughly enjoy. Our favorite part of our apartment is the greenery right outside our living room which includes an expansive lawn with picnic tables and a tennis/basketball court within walking distance. Please consider renting at Exton Crossing, it is fabulous!

The community speaks for itself with its superior "neighborhood" feel. I go on walks in the development daily and feel so safe and it really DOES NOT feel like an apartment community at all. Each unit is private entry, extremely spacious, and maintenance is quick to respond. This development will be the first home for my fiance and I, and we are really beyond thrilled that we picked Exton Crossing. We saw a lot of developments leading up to this decision- and we would never look back. None of the communities compared. We have access to a playground, car wash, salon, cute "post office" style mail room, up to date fitness center (they even have a Peloton bike!) resort style pool, large parking spaces.... so so much. I live in a 2nd floor unit and it is very luxurious- community gives an Old town Alexandria feel. Move here! The staff is great!

Watch out for Mold in bathrooms esp in the shower area. Ive been dealing with this MOLD issue for over 8 months! Yes you heard me...8 MONTHS! Maintenance said there’s no mold, but guess what...there is mold. Finally after much persistence a professional mold test was conducted. Oh and nothing has been done to remove it. All they do is paint over things here and put a bandaid on it! Unless you’re ready to call the office every week to follow up on maintenance work or to be home to see what they really do, don’t move here. Over $2000 a month for a mold apartment? Can’t wait to move.... if I could give it NO STARS I would, trust me ... Also I’m not one of these uneducated people- Masters Degree....so be ready to deal with incompetent people who make you feel like you’re an idiot. Move to new apartments in the area. Nothing here is an upgrade either. Enter at your own risk.

I have been renting two bedroom apartment since 2014 and finally I am sooo happy to leave this management. Till an year ago it used to be super fine part from common problems increasing rent and high sound when there is AC runs or shower runs it used to be fine and it's in great location near to train station and mall everything seems good. But there was a time on of the window glass break happened in my apartment due to age of glass and it took them 4 to 5 months to fix it and we are dying in crazy winter, it used to be super cold and no one is there to help us spoke with management million times but no use and on top that there is no compensation on any reduce in rent for some time, due to that glass break we used to get high electricity bill . Even this management issue didn't stopped while leaving, even though we stayed more than 4yrs and given notice 60days before their system says we are still didn't give notice and when I asked leasing management their answer is simply they forgot to update, and we called them and email them to know what is finial amount need to pay apart from utilities they didn't have time to tell till now. Even yesterday I and my wife called at-least 4 times but no response, it's crazy that we end up followup with them regarding bills instead of they letting us know and still no answer. even every apartment community has issues this is worst management I ever came across.
This is the most I have ever paid to rent an apartment and the worst renting experience I have had (and I have been renting from large property management companies for 10 years). I had a leaky bathroom sink when I first moved in and it took them coming back 3 times, and an email from me with pictures as proof to the community manager, to finally have the problem fixed. Recently, management let contractors into the apartments to clean the dryer vents. The contractors went through my desk and bedroom drawers and I’m not the only resident who notified management of the violation. It wasn’t until a week later, multiple phone calls, and multiple emails that management even offered to change my locks for safety. Do not pay an arm and a leg to live here. There are many other options in Exton and the surrounding towns. I am not renewing my lease.
These apartments will make you feel like you are living in a town home. There is a great sense of community and it is a dog lover's paradise (we have two)! They are quick to help with any issues you may have inside your home. The only downside is the place is quite pricey. They raise your rent quite a bit when you go to renew your lease. But if you can afford the risk it is a great place to live. It's right in the center of Exton. So you are close to stores, restaurants, movie theaters and grocery stores. Anything you could need is close by.
Beautiful and spacious second floor apartment with vaulted ceiling that give the feeling of being in your own house. Tree lined streets with secluded views..Outdoor landscaping is professinaly maintained with areas left open for resident gardners.Staff are knowlegable,personable and responsive to your maintence request. . The residential community is moderatly active and utilize the ammenities. there has been some confusion this year whether or not the common room is for rent.The policy changed a couple times because residents were being contrary.Property is frequented by Foxes along with rabbits and geese. limited wildlife dropping to be found.The canine residents are plentiful and clean up behind them is good. .Proprty has a mix of tenents from all walks and stages of of life..Multinational, with residents that stay for one year to ten. Some people have broken their lease which usually means a great price break for new applicants .Keep in mind rent goes up every year ask the agent what increase range is. It is a great place to live. the Chester county trail backs up to the facility as well as shopping...would not recommend it for middle school kids in the west chester are school district but it works for elementry and preschool convience. the apartment has a preschool on campus and backs up to Exton elementry.Be prepaird to get a car for your high schooler.Teens do not shop in the local mall they like King of Prussia better. The social life is in West Chester that's why the teens that live here work:)
My advice is this: don't live on the first floor unless you want to hear every step your upstairs neighbor takes. In addition, the water pressure is so high the pipes rattle behind the walls when someone is turning on the shower. That's no fun when your neighbor has to be at work at 4 am! Other than that, beautiful neighborhood, great location and the layout of our first floor two bedroom apartment is awesome.
