After living in Fairfax for almost 10 years, and have been checking the other apartments now and then. I have to say the Fairfax is the best choice. Firstly, best location, especially when you have kids need pre-k or elementary education. The school at the corner is one of the best public school in Philly. It’s also closed to grocery stores, universities, cinema etc. Second, best service. The manger office is inside the building, and they are the most friendly and efficient staff you could expect. Third, new renovations. After years of working, we got new laundry room, new small gym, new elevator. The process used to be annoying but the results were good. I didn’t mean it’s perfect but compared to the other ones, Fairfax is the best choice!

When I toured the Fairfax, management was very helpful and I signed a lease within 24 hours. I first moved into the smallest unit available and 3 months later when I had saved some money and was ready for an upgrade they were able to accommodate and get me into a bigger unit (which I love)! I even got an emotional support animal and once again, they were very accommodating and helpful in answering all of my questions. I frequently stop by the front office to chit chat and catch up with the assistant manager! Like any building in a city, it sometimes has issues like a slow elevator or the city forgot to pick up trash but the two managers do everything in their power to help the tenants. They definitely handle a lot of big (and impatient) personalities. Over the last 8 months the Fairfax has become my home and many neighbors have become my friends. If I wasn’t relocating for work I would definitely stay! If you’re a low maintenance tenant who likes to chit chat and can be patient with updates it’s a great place to live!

I traveled from Miami for a confirmed appointment to tour some apartments. I received a confirmation email for the appointment and the morning of my tour I received a text once again confirming the tour. When I arrived on time, nobody was there. I waited until I found the assistant manager in the office who told me that nobody was available to show me anything and it doesn't matter that I had a confirmed appointment. She was extremely rude and unhelpful. I explained I traveled a long way and was only in town for one day and she would not do anything to help and she refused to give me the name or card of a supervisor. I would stay far away from this building as this was a huge red flag as to how it is managed. I feel like they should compensate me for my travel but it is impossible to speak with anyone.

Pay big bucks for a mediocre maintenance and invisible management that play deaf. Frequent thefts and dirty hallways. Construction noise and dust is constant. At this rate they are going to run the building to the ground by their incompetence. Owners should pay attention to improve quality by putting right staff.
I wish it was a zero star! Horrible place!!! Very unprofessional staff. They rarely respond to your emails. Even if you urge them again and again. The apartment here is very unsanitary. When we first moved into the apartment, no one cleaned it up, and we spent our first night in a dirty place full of stinks and clogged drains. Someone came to clean it the next day. Is that what a professional apartment is supposed to do? Your packages will be stolen because of their loose management. There have been incidents of tenants' packages going missing. And finally don't be fooled by their pictures, the house is old and shabby. Rubbish is not cleaned up in time, and there are often rubbish and bad smell in the corridor. Please don't live here. You'll REGRET it.
I absolutely adore this building and got a great value for the amount of space I have in my newly remolded apartment. The management make me feel like I have community here and are amazing at what they to do run this place. They are here to help you. Highly recommend this location.
The building is a classic in terms of its architecture and the renovated units are nice, BUT ownership takes no pride in the condition of the lobby and other common areas . There is no staff on the weekends so the trash piles up, if the weather is inclement, the lobby floor stays wet, slippery and dirty until Monday. So the building is not only short staffed, BUT it seems only the contractors working in the units can get an elevator. It took 7 minutes for one to finally pick me up. Don't get me wrong, I like living here , BUT ownership needs to step up to the plate when it comes to maintenance and staffing.

The Fairfax is a great option for Penn graduate students. It is close to school, quiet, pet-friendly, with responsive management that take care of any issues promptly. There is laundry and a bike room! Highly recommend!
When I was looking to move, the Fairfax was one of the 3 places I considered, it was also the first and only place I went to check out. Kelee made me feel like it was the place for me. She was very welcoming and made me feel very comfortable. Felt like I’ve known her for years after speaking with her fir 5 minutes. She showed me the available units and provided plenty of information. I appreciate the fact she gave me options. The units in the building that I seen were beautiful. I’m in love with my new place, thank you Kelee and Fairfax.
I have lived in Fairfax for about 4 months. It’s a great price for what it offers. There is no noise issue, and it has a very organized mailroom and a brand new laundry room on the first floor. The building manager is very understandable, easy to talk to, and very efficient whenever something needs to be done. There should be a gym opening soon on the first floor as well! Overall I enjoyed my stay and would recommend it!
I work for the University of Pennsylvania, and the location of Fairfax is great!! I walk to work every day and feel safe. The management staff are very helpful and friendly. I really like my newly renovated apartment which has all appliances I need, and they are renovating the entire building too!
For graduate students looking for a decent place to live, this building is great! The Fairfax is only a 15-20 minute walk to campus, is perhaps one of the few places in West Philly with parking, and is an extremely affordable place to live without roomates! I haven't had an issues with management and they've always been extremely responsive and helpful when problems arise.
I’m very happy with my studio apartment, this great location and the community here at Fairfax. I have one if the older apartments that have not yet been renovated and I absolutely love it. It has such charm and even though I have only been here for a few months, I feel at home. I haven’t had a single issue since moving in but the property mangager Kelee is quick to respond to any inquires. I’m very happy that I chose this place to live!
The management here is amazing! They treat you like family. I moved here from a different state and they did everything they could to make the move easier and less strain off my back! If i needed anything they were very quick at replying, within a couple hours or just a day.

Such an incredibly beautiful place to live. I love my newly renovated studio, and the community around it. The FairFax staff is very responsive, and I haven't had any problems living here.
Stay away! The most oweful management I have ever seen. They don't care about you, only for your money. Renovations are poor quality and they are not wearing masks as well as there workers. Don't be tempted by the "modern pacade".

This is a wonderful place to live. The apartments have a great layout, plenty of closet space, quality fixtures, and pretty decor. The grounds are beautifully landscaped and the entire complex is well maintained on a regular basis. When I submit a maintenance request it is fulfilled quickly and thoroughly. In addition the staff cares about us as residents and makes sure we are taken care of and have what we need. This is more than a wonderful apartment complex; it is a community and it is home!
Since i moved in the staff have been so nice and helpful with my needs. It's truly a place where one can call home. While rent is at such reasonable rates I'll be staying here forever.

The Fairfax is in a convenient and safe neighborhood and I am very happy here. I have a newly renovated apartment very modern and fresh. The management is great and yes the building is under construction but looking forward to the new look. Looking forward to using the new patio come warmer weather
If you're considering living here- DO IT. We can't say enough good things about our experience here. From the NEW property managers, to the safety of the building, the maintenance team is awesome, the gym is great for an apartment complex, the pool is so convenient and they're VERY pet friendly. Our pup absolutely loved all of the other dogs in the building and you DO NOT hear other dogs in other units and even maintenance cleans up the grass areas to make sure they're always clean - we have no complaints!
I've lived at the Fairfax for 18 months and really enjoy living here. On-site laundry, no pet rent or fees, and a very responsive and down to earth front desk and maintenance crew (I once put in three work orders in one morning, and they were all fully addressed by that afternoon). Compared with some other leases I've seen in the area, the lease terms are very reasonable. The neighbors are quiet but pleasant. For Philadelphia living, I find it a good value. There are two major supermarkets within 3 blocks, two Indian/Pakistani grocery stores within 3 blocks, and a CVS across the street. One of the only mainstream movie theaters in Philadelphia is 3 blocks away, and there are dozens of excellent restaurants and coffee shops (with more always opening) within walking distance. The area is patrolled by Philadelphia police, University City security, and UPenn police, so I've never felt unsafe. I highly recommend taking a look at the Fairfax if you're looking for an apartment in the area.
This is a very nice building for pet friendly people. Apartments are well maintained and spacious, and there is always someone at the front desk. The building is close to many universities and supermarkets, which is quite convenient if you are a student. It is also 5 blocks away from a farmer's market, where you can find organic vegetables and fruits. I have had a nice experience in the 2 years I have been living here.
