There was sewage spewing out of my sink for months and they repeatedly ignored my requests to put me in an apartment without raw sewage and would not prorate my rent either. However they were suddenly super responsive and communicative when they claimed I didn't terminate my lease in time even though I did and they charged me an extra month for an unusable apartment then proceeded to ignore any emails about it and the sewage but would reach out to ask for money.
I just recently scheduled a tour at Fairfax Square and I received some of the best service I have ever had Melony was very helpful and informative on the process

I live here and it is the worst experience I’ve had in the DMV. Those pictures look absolutely nothing like the actual units. I was shown that model unit and then moved into a home with brown cabinets that are old, stained, and broken, a dirty carpet, peeling yellow linoleum in the kitchen and bathroom, a washer/dryer older than I am, a bathroom faucet that is rusted and moldy...I could go on. Do not move here. We were lied to and I can’t wait to get out.

I stayed here for a 3 month internship during the summer. The apartment itself was satisfactory aside from some aesthetic issues, and the pool was great, but I did experience a few issues with the staff. Firstly, the woman who we worked with while moving in was far from expeditious while answering questions and it took 2 full months to get our security deposit back. My biggest issue was with being charged rent for a month that we did not use that was outside of our lease. Although we very clearly stated from the beginning that we were only going to be staying for a summer internship, and we only had a 3 month lease, we were charged the extra ~$2000 due to the fact that we had not given 2 months notice "in writing" and had only given it verbally. This requirement was stated somewhere in the 39 pages we had to read through and sign. Being two students with limited incomes we attempted to talk it through with the leasing manager, who then threatened to take us to court. She stated that Van Metre typically sends out notice before a lease ends so that the residents can extend or end the lease, but that they "must have missed" ours.
We've been living here for four years now and they have had excellent customer service and maintenance.The maintenance guys are always quick to fix whatever issue we may be having.
The attitude of the staff was excellent, until I moved in. Then things deteriorated at a steady rate. The office personnel would call me and threaten to fine me for having items on my balcony, (apparently folding walmart chairs are okay, but not a $300 Papasan for reading) while ignoring other balconies. I complained once a month about the mold in the vents (which was clearly just painted over, after the previous tenant vacated) which left me with a cough for most of the time I rented. The buildings to the west are all occupied by college students who stay up all night screaming karaoke at the top of their lungs. During the winter, the staff will have their "significant others" post in the community page, advertising snow clearing services, but if you did not pay they just shovel the snow in front of your vehicle and pin you in. Other than this, they did not do any snow clearing since it is private property and the city won't clear snow from private property. The pool was never cleaned and just smelled worse and worse as the summer months passed. Towards the end, it just smelled like sweat in a bowl, making it impossible to enjoy swimming, or even sun-tanning at the edge. It was a mistake to rent at this apartment complex, but it would be irresponsible of me to not tell others of the horrible experience I had with this mismanaged complex.
Nice place. A little old. Everything in the bathrooms seems small and like it has been painted over a hundred times, even the floor. Otherwise, it is a nice neighborhood and everything is clean and functioning The pool is heated all year long, but don't let that confuse you, it's only open during the summer.
The apartment has a nice layout and a good amount of space, but things start to go wrong when looking at the quality. After being moved in for less than a week, the kitchen sink was leaking, the knob on the wash machine broke off, the ceiling started to settle and you can see bubbles from the nails under the plaster, and the cabinets and brick wall have wall paint along the top. The good news is that the apartment complex will fix issues when you submit a work order. Hopefully.
Very close to George Mason campus. Easy to get to the metro and the beltway. No matter where you need to go, you're starting from a good location. Also, lots of choices for shopping, grocery stores, restaurants.
We have been living here for coming up on two years and while there are some good "Pros" to living at Fairfax Square, there are also many "Cons" - not to mention that there are PLENTY of other (much newer, nicer) communities to choose from in this area. Depending on what you're looking for, Fairfax Square could be a great fit or a really poor option for you: Pros: *Great location right off of Main Street, really close to GMU, tons of restaurants and stores, and easy access to 495 *The rent is expensive but compared to some places in this area, the prices are reasonable if you can get a good deal when singing your lease *The pool and club house are decent - not huge by any means - but overall well maintained since its a highlight of tours and promo photos Cons: *With the exception of one or two, the management and leasing staff are very unresponsive to any questions or concerns you have unless you're a potential tenant or about to re-sign your lease....we have had multiple issues in our unit that were of no fault of our own and had to make countless calls, e-mails and visits to the office to get any sort of response *The apartments are decent but some of the appliances are a bit outdated and the exterior of many buildings are in need of a major facelift *Depending where your unit is, parking can be a nightmare as employees tend to park in "resident" spots near the offices and there is no legit accountability for visitors without permits *The trash and recycling areas are way too small for the size of the property which often results in unsightly and smell overflow of trash into the parking areas Overall this is a decent option if lower cost and location are #1 for you.....but if you have even a moderate expectation of timely and professional customer service, I'd recommend looking elsewhere.
Great area and apartments to live in! awesome community with friendly neighbors. very close to springfield mall and town for fairfax. quite neighborhood and it includes a community pool, 24 hour gym, and free parking. staff is very friendly and cater to your needs as well as 24 maintenance to your disposal. electric and gas bills are super low as well!!
The Environment: Renting at Fairfax Square is a really good living experience. The complex is VERY well maintained throughout the year. No matter it's summer, winter, fall or spring, they always hire workers to maintain the outdoor to look clean and easy for parking or for getting in and out of the apartment. The whole complex is very spacious so if you have a dog or a baby, there are sidewalks to walk your dog/baby in a stroller around the complex with pretty tress & flowers. The pool, clubhouse, and fitness center are all great. They usually try to hold an event once a month to get renters to engage with fun activities, win prizes, or exercise. They also throw a pool party once a month in the summer for the residents, which is a nice social event for people to get out and have fun. The Service: If anything doesn't work in your apartment (my situation has been the oven, the AC, and the shower heard for the past year of living here), you can call a maintenance hotline or submit a request online. They are usually pretty fast at fixing things (within a day or two). Most of the people in the leasing office are nice, friendly, and helpful, but some (usually new ones/front desk) tend to be less efficient (like asking us to resubmit documents that we already did). OVERALL: Personally, I think this is a great place for people who don't like to live in the crowded area (like by a busy, main street) because the complex has its own little community with parking, nice sidewalks, and pretty much a quiet neighborhood. For the price I pay (shared with my boyfriend) for a one-bedroom, it is definitely worth it compared to other housing options in the NOVA and DC areas. I think it's a great place for people transitioning from college to an apartment before buying their own house/ for a small family/ couples. I see some college students renting here too but aren't usually the norms for the renters here. SO CLOSE to dining (Chipotle, Noodles & Co., Wendy's, Potbelly, and shopping places like TJ Maxx, Ross, Marshalls). Literally 15-20 mins to Vienna metro. Easy access to public buses (Fairfax CUE or Metrobus) since there are bus stops right in front of the complex!
I've been living at Fairfax Square for a little under two years (although I don't foresee myself staying for a third) and overall my experience would have been good - but every single interaction with the management and property staff has been dreadful (minus one staff member) and I'm made to feel like a nuisance for asking for assistance or standard maintenance requests. The location is great and convenient and although the facilities are a bit outdated and in need of a cosmetic facelift, the apartments are pretty decent and generally comfortable. In general the property is well maintained except for trash - both the dumpsters on-site, which are constantly overflowing, and the garbage (beer bottles, cans, etc.) that tends to lay around the sidewalks and parking areas for weeks on end. The biggest issue here is the staff - they'll bend over backwards for you when it is time to sign/resign your lease, but they don't want a thing to do with you once that is done. I have had multiple issues getting a timely response from any of their staff - including times when serious damage and maintenance concerns arose in my unit, all of which were due to the age/condition/upkeep of the unit. I have a few other friends and former neighbors who used to live here and have since moved out - many also due to the poor interactions with management here. Overall this would be a decent place to live - but given all of the brand new, modern apartment complexes popping up in the area for similar prices, I can't think of any good enough reasons to keep paying high prices for horrible service.
The two things that Fairfax Square has going in its favor are, great location along Main Street (stops for Gold and Green bus lines) and its pool. These two amenities are definite pluses, but do little to outweigh the shortcomings. Staff is helpful, but largely without the power to fix problems immediately. If you require assistance with something other than paper for the office printer, you are looking at least a day's turnaround. The worst issue is by far the lack of noise insulation in the units. Our upstairs neighbors are not overtly noisy, but their every footstep is broadcast loudly and clearly. TV and music from adjacent units also creates problems in the evenings, especially if you have kids. I would not recommend living here except on a short-term basis.
My husband and I have been living in the Fairfax Square community for over 2 years now and have just extended our lease again. We just referred some friends to move in because we love it so much. The location of the complex is perfect and central to everything: downtown Fairfax shopping, public transportation, grocery stores, parks, and just 10 minutes from 66 and 395! The apartments are spacious with great sized balconies and tons of natural sunlight. The pool is a great perk - they even kept it open past Labor Day this year because the weather was so nice! The 24 hour gym is equipped with everything for the novice to advanced gym rat: free weights, pilates mats, treadmills, ellipticals, bikes, etc. They have computers, printers and fax machines for residents to use in the club house and there is even a room residents can rent out for Superbowl parties, poker night, etc. Roughly once a month a resident appreciation event is held in the club house, which has been a great way to get to know our neighbors. The staff are true customer service professionals! After 6 months we knew the entire Fairfax Square staff by name and were friendly, now they are more like extended family. Asma Mahmud, the property manager, is super friendly and helpful. She and her team make a corporate managing company really personable and make you feel taken care of. Dan Hoke, Donnie Edwards, Sarah and Leah (the leasing office staff) are naturally friendly and helpful people. Any time an issue has arisen, they address the situation immediately and even follow-up to make sure everything has been taken care of. Such a great touch! The maintenance team is also extremely responsive and friendly. Speedy and George are there around the clock and they also have overnight support, which is a godsend. The longest we have had to wait for a maintenance issue to be fixed is 24 hours, because they were waiting for a part to arrive. So awesome! Really, I can't say enough nice things about this property and the staff.
