The trash cans are overflowing, the dumpster is overflowing, you can see the GIGANTIC MOUNTAIN of trash overflowing the dumpster from over half the community, right by the pool. The smell wafts throughout the area, and is completely unsanitary. I would not recommend living here.
I have many pests in my home, management declines do do the needful.
Me and my fiancé went for a tour last weekend and loved the property. The tour guide we talked to was professional and the apartment we looked at was spacious. We’re definitely considering moving here in the near future.
I am giving rating as one star as there is no option to give ZERO Star. There were bed bugs found our apartment when we moved in and management shown us documents that we have to pay for treatment. We paid for it, but bed bugs left some marks on walls. Now we are moving out and these marks are there on walls. now management is asking us to pay again even if no bugs are there. guy from inspections comes to our apartment and confirmed that there is no new movements its all old bugs. Still office staff is asking us to pay money for treatment. These folks don't hear anything. The worst management ever seen.

Bed bugs have been plaguing the multi-family community for the last decade and as every landlord knows it is an upward battle. We do make sure every apartment is certified as bedbug free before residents move in [a certification we are happy to provide each resident upon request]. If bedbugs are found within the first 6 months of your tenancy we give our residents the benefit of the doubt and provide the treatment service free of charge. However, if it is deemed by the third-party pest control technician that these little critters were brought in with the furniture, then we have grounds to charge for the service. I don't quite understand your comment about charging for service "even if no bugs are there"; the pest control technicians know what is old and what is new. DO NOT LIVE HERE!!! It is not worth it. I lived there for a year and I had them spray for bugs 1-2 times a month almost all year. But there were constant cockroaches. Then after I moved they decided to screw me over again with the deposit. The say oh it is in the mail and yet nope. The lease said 45 days almost 2 full months later they finally got around to refunding me. Ridiculous. That is breach of contract. But the constant being lied to was almost worse than the bugs. Serious DO NOT LIVE HERE.

Thank you for your post and I am sorry that you had a difficult experience. Multi-family dwellings are plagued with the difficulties of creepy crawlers much more than privately owned homes since you share walls with people who have different living habits. Thankfully we have changed pest control companies recently and our residents have been much happier with their results. As to the security deposit issues with delays have been rectified. It is difficult to ensure timely delivery when one part of the business accepts the deposits and a separate part returns them; however with feedback likes yours we have been able to make the necessary adjustments to provide better service to our departing residents.
I could have given a negative review but the site has its limitations. Water shuts down here almost daily without notice . Smelly infected water , old sewage and water supply systems which keeps on breaking down 2,3 times a week. Most of the time people struggle without water for entire day . All units are filled with roaches. They are all over due to buildings being age old. Antisocial teens from neighborhood frequent this place regularly harassing the people. Apartment guys turn a blind eye to this. Apartment units are unfit for human existence. We had to stay here due to their manipulative lease agreement. If you break the lease they ensure to push you to bankruptcy. Do not fall for the discount they offer. Idea is to inflate price , give discounts and add the element to the lease agreement that if you leave then discount will be taken back . When I moved out they took away my security deposit .They did not tell me anything when I was around , but after I moved out they claimed damages and deducted the amount after one month when I was conveniently away. It was totally unfair . They could have told me right away when I was around. I have left the apartment in mint condition. The apartment owners are most unprofessional , shrewd ,manipulative people you have ever come across. The Leasing Office gives only lip service. They cannot take decisions and I was tired of hearing " we will convey this to property manager and get back" . Property manager is never ever present in office .They are like some mysterious gods about whom they talks about and quote, but are never visible to us ,ordinary people. I have never seen them during my stay there. If you stay there be ready about your vehicle being towed without any reason. You have to pay $150 bucks to get your car back . It is like extortion/ransom money you have to pay regularly to stay there.

Thank you for your post and I apologize for your disheartening experiences. Many of the things you listed have been improved since this was posted; the water shut offs have stopped since we finished renovating and a new security patrol company was hired to patrol the grounds after hours. Before you move out you are given a comprehensive list of what potential charges are if certain things are not done. We invite people to do an inspection with our staff upon move out so you can see exactly what we see. Fairfax County allots 45 days to complete your final account statement and sometimes it does take a majority of that time to get invoices from contractors, to order parts, etc... In 2016 the property manager was bouncing back and forth between multiple ZGMI properties, but now we have a full-time property manager on-site Monday through Friday! Also, it is illegal to tow a vehicle without cause. Our rule of thumb is if a cop can pull you over on the street, your car can be towed away from our property. We want to make sure our parking lot stays clear of damaged and stowed cars.
Clean and peaceful community. Incredibly responsive maintenance staff. Apartments are huge, meticulously clean, nice pool in the community.
