We’ve lived here almost 6 months and have to say everything is super with Fairfield ownership. The sunrises and sunsets are stunning and the beach is so convenient. We’re on it daily even now in December as long as it’s not raining. The apartment is gorgeous and well kept with granite counters and Tuscany cabinets in both the kitchen & bath. Maintenance is very responsive to our needs and the hallways are mopped weekly. The complex has a laundry room, but it seems to be rarely used as I’m usually the only one there. The only thing that would make this better is if we had a second floor unit with a terrace, but our days of navigating stairs are over. All the people and dogs are welcoming and very friendly. To say we simply love it is enough said.

run for it! this place is terrible. Yes there is a pretty beach, but that is all. The apartments are not cared for. The flooding is insane. The STENCH OF MILDEW that exists can't be safe. Please do yourself a favor and avoid this property and fairfield management peirod.
This place is the land that time (or FAIRFIELD MANAGEMENT) forgot. They don't maintain it, they just rely on the fools, like myself who come and see the apartments in May or June, or even July and think about the amazing beach life they will have here. Well dream on. It will be freezing before you know it, but they can't control the weather, I am just saying. The apartments have no maintenance staff for them, the basements are filled with water and seem to me to be a dangerous hazard. The garbage is it's own disgusting problem, please ask about it if you are visiting for possible rental. There are 4 washing machines and 5 dryers that rarely work properly and have ruined a lot of my clothes. It is never shoveled in the winter, never plowed to get to work, and your internet and cable likely will be a problem because the wires all run through the basement under water... I just can't wait to move out of here.

This beautiful waterfront community with it's own private beach has an atypical situation in that there is an area to the side that is not owned by Fairfield Properties, we are un able to disturb the “Natural Habitat” of that area. The safety of our residents is a priority and the community’s maintenance team is proactive with snow removal (as well as scheduled time daily to monitor the disposal of trash or other debris that may be on the grounds). There is a dedicated Maintenance Staff that responds to all service requests. I have lived here for 6 months now and while the views are pretty, they aren't worth the troubles I have faced. There are countless problems in the apartments, when I moved in there were no screens on the windows as was promised, no blinds offering me no privacy, even though they are supposed to be included and no smoke detector! It took them over one month to make these repairs. The problems continued and are very serious. This site says that utilities are included in the rent and they are not. Another review says there is a weight limit on dogs, which is no longer true, there are lots of big dogs here, which honestly is the only good part! I just wanted to make sure people knew the way things are currently because the other 2 reviews are 2 years old. This is not a nice place to live, but it looks so pretty, I am trying to help someone who is thinking abut making the same mistake I did; visit the beach and live somewhere, avoid waterside at sayville as a residence!!
My second floor, two bedroom end unit with balcony boasts stunning views of Fire Island and The Great South Bay. It has vaulted ceilings, wall to wall carpet and A/C in every room. This pet friendly building has it' s own private beach equipped with with lounge chairs and BBQs for tenants' convenience. There is a huge, pristine, quiet park across the street. The secure buildings and grounds are beautifully maintained. The rent is $1950/month, utilities not included.
The bay views and sunsets are spectacular from my 2nd floor, 2 bedroom with balcony apartment. In fact, the view is magical 24/7-all year long. I can see Fire Island and the light house from my open concept kitchen and living room. There are bay views from every room except the bathroom, which, because it's is an end unit, has a window in the shower that overlooks trees and greenery. The complex has a small laundry room and a private beach. The grounds are beautifully landscaped and maintained. Across the street from my place is a huge park where people being their kids and kites and dogs, and it leads down to the beach where kite surfers and kayakers can be watched (or joined) all Summer into the Fall. I guess the only downside is that it's a little chilly in the Winter, but it's nothing that some clear plastic on the windows and a space heater on an occasional February might can't handle. That and fact that tenants are bringing in a lot of dogs that way over the 45 lb limit, and it can get a little noisy and crazy. But the view is worth it!
