A collection of well-maintained homes perched on tidy lawns, Canfield provides the ultimate suburban community -- so much, in fact, that it was once named one of the nation's "best places to live" by Money Magazine. Dating back to 1798, Canfield is filled with historic architecture and mature trees. Canfield is considered a suburb of Youngstown, located just 10 miles away. The city hosts a variety of community events, from the Fall Market on the Green to summer concerts to the Canfield Fair.
The Canfield Fair began in 1846 and has grown steadily into a favorite regional event. Held in September, the fair includes a haunted house, a hayride, a tractor pull, carnival rides, games, livestock shows, live entertainment, food, and more. Several parks and golf courses surround Canfield, including the Kennsington Golf Club, the Mill Creek Golf Course, the Mill Creek Preserve, the Vickers Nature Preserve, and the Sawmill Creek Preserve.

Property Ratings at Fairground Estates
Within the 5 months I have lived here, there have been 3 different property managers. Before moving in I was told all cleaning, painting and repairs would be done before the move in date. Upon moving in, I was informed I would not receive a set of keys to the apartment until the following week. The apartment was not cleaned, not painted, and repairs had not been made. Again, I had to wait until the following week (and even then it was all only partially completed). The sidewalks are barely salted during the winter, the drive is poorly plowed, and the walls are paper thin. The size and space of the apartment is nice and so are the neighbors. Not one of the better options, but the location is is pretty great.
In the Spring, the apartments came under new management. Rents have been increased by approximately 15%...Studios slightly more and 1 Bedrooms slightly less for vacant units to be rented. It's likely that in time all unit prices will have been substantially increased. "Utilities Included" information on this website does not seem accurate since, from my experience of having lived in these apartments for nearly 3 years, the heating (electric) for the units is not included. 1 Bedroom units have a water heater which appears in the bedroom closet in the 3D Tour. Studios do not pay to heat water. Sound insulation between units is poor or it could just be the wall construction was done poorly and the ceiling/floor between units is horrible with excessive, loud walking noise transmitted. For the moment a positive is that covered parking is included in the rent. But, who knows if or when that will change. Overall, I believe there are probably better options.
Starting in March 2020, the plumbing in my bathroom stopped working. It has yet to be fixed and the management actively dodges me when I try to get them to fix it. That means that for the entirety of a global pandemic, I have had to leave my apartment anytime I need to use the bathroom. I understand that the low price point is the biggest draw for potential renters but just know that the reason the price point is so low is to attract people who do not have the means to hold the management accountable for not bothering with upkeep.
If I didn't have to move I wouldn't have! My experience while living here was great. Neighbors are fairly quiet. Walls are paper thin but I honestly don't mind it like I said neighbors aren't that loud anyway. It's a buzz in complex so I felt rather safe even though Canfield is already pretty safe, better than Youngstown that's for sure! Apartment it's self was supper nice But there was some odd patches on the rug (didn't bother me) Office staff is supper nice! And respond to concerns right away. A lot of extra parking!!! That's always nice! Some other units are not as nice but still decent I would ask for a fully remodeled unit Like I did trust me! Lived here for two years and I loved it If I ever move back I will apply to rent here again hands down
